Fairly centrally located - 15 minutes walk or so to the main Kyoto city area. There are better located hotels so this is an okay. Near enough to convenience stores & the metro.
Rooms are okay - typical Japan sizing, don't expect much generosity here. Toilet is fairly spacious. Sound proofing can be improved.
Service - this is the deal breaker category.
In all fairness, front of house / front desk staff were great. Super courteous & friendly, no issues communicating in English. No qualms here. Staff at the hotel eatery were alright too, no complains.
Housekeeping staff, however, is the reason for this less than stellar review & why I will not be returning.
Hotel policy has it that rooms are cleaned once in three days, which is totally fine. The same policy indicates that if you place a tag outside your room door - towels can be replaced more often than the cleaning frequency.
Tag was placed on the morning of day 2 of stay - no towel was replaced until the next day, late afternoon. One eye closed. Not a major issue.
Deal breaker for pointers 2 & 3 as below.
No timing range was indicated for housekeeping services. Staff repeatedly knocked on the door at around 1 30pm & tried opening the door multiple times (door lock ledge was hooked on). Was engaged & inconvenient to inform staff that was busy; assumed they would understand based on the lack of response & come back at a later timing; nope, this constant knocking & attempting to open the door was ongoing for a good 5 to 10 minutes. Shouted a couple of times that was busy from inside the room when staff attempted to open the door; this made no difference. Ultimately, had to finally shout at the top of my voice before staff got the message.
Left the room at around 1 40pm & returned shortly after midnight - no housekeeping was done during the entire afternoon.
Fully understand & respect the hotel's once in three days cleaning policy, but with this policy in place, why is it that it seems like hotel guests still need to make way for housekeeping at their preferred cleaning time? If I was in the room for the entire day & only left in the evening at 6pm, I would understand that housekeeping would not be done - this, however, was not the case.
Shouldn't housekeeping staff understand that hotel guests are engaged & busy when there's a lack of response when they knock on the door? Why do they attempt to open the door & enter the room multiple times when it's clear the ledge lock has been hooked on? Shouldn't there be buffer time in housekeeping schedule to circle back & tend to rooms that guests are engaged?
Would have a been a decent hotel that I would consider returning the next time I'm back in Kyoto; unfortunately, experience with the housekeeping staff has left an extremely sour taste & I will definitely be looking to stay at other establishments...

The front desk service is prompt and efficient, with staff members who are proficient in English, which makes communication smooth and hassle-free. Although the hotel does not have a gym, it features a traditional Japanese public bath, offering a unique cultural experience for guests.
