The hotel was really great overall. The location was fantastic, nearby to lots of eateries and walking distance to the main attractions like Nishiki market. Theres a microwave, ice, water refill and tea / coffee complimentary. Shower is really powerful with massage function, probably the best we’ve been in whilst travelling. Rooms are cleaned, bins emptied and towels replaced daily. Aircon was powerful. Friendly staff. The only things to complain about (but don’t let this put you off as it’s more feedback for the hotel) were:1. The pillows on the bed. They were unbelievably uncomfortable and completely flat, they didn’t even fit the size of the bed. This made our quality of sleep poor. We didn’t check, but it might be worth asking reception for extra pillows for your stay. 2. You’re asked not to open windows due to the climate and bugs, therefore the rooms get a bit of a damp smell to them throughout the day. You get used to it, and there are air fresheners, but just something to note. 3. The carpets throughout the hotel and in the rooms were heavily stained - overall the hotel is very clean but you will probably notice this when you stay. Side note: I recommend ‘Totaro’ for matcha latte, it has been the best during my Japan trip! About 15 mins walk...

We had a room on the 9th floor with a partial view of the city (for safety reasons, the windows only open 45 degrees in the vertical plane). A special feature of the room is the bathroom with a massage shower! After a busy day, it's very nice to relax your whole body under the hot streams. The breakfast is very tasty and filling, even though it is served in a box. All the products are fresh, and over the 3 days, we received 2 different boxes. Coffee, water, ice, and skincare toiletries are available 24 hours in the lobby. The location is convenient, making it easy to get to all the attractions and Kyoto Station by both subway and bus.
