This hotel has got it right. It’s located in a quiet yet convenient central location with loads of shops, restaurants, bars, cafes, convenience stores and public transport (inc a sky hop bus stop) nearby. Nishiki market is a 700m walk.
The reception staff are courteous, helpful and professional. At check-in we realised my wife hadn’t booked a suitable room for our family but the Sri Lankan lady took us up to see the room we had booked and a larger alternative if we wanted it. We took the larger one and it was all sorted quickly with no fuss.
The hotel is clean and subtly stylish in a modern Japanese way. The rooms are well equipped with toiletries, bottled water, a coffee maker, tv, desk and we had a couple of chairs and small table, basically everything you need. There isn’t a great deal of hanging space but it was fine for a few nights.
Most importantly for me, the blinds behind the Japanese screens covering the windows keep the room nicely dark in the mornings and the beds were really quite comfy, firm and supportive but not hard. Also there was a choice of Japanese style or western pillows. The bathroom is very comfortable and convenient with a bath/shower wet room, powder room with wash basin and separate toilet. House keeping is good.
Breakfast is plentiful, I loved the different Japanese soups they served each day and you can help yourself to bread, cereals, fruit, juices teas coffee etc. While the quality of ingredients is not the best I’ve had, it’s well prepared and perfectly adequate for the cost and a short stay.
The only point I would make is that the number of tables in the breakfast room is inadequate for the number of rooms, however, the staff could negate this by managing the seating better. They should direct single guests and couples to the large central communal table and the 2 seaters, so that the few 4 seat tables are free for when families and small groups arrive. The service was very good from the 2 guys over the weekend but I felt a bit sorry for the older lady who was on her own on the Monday, as it was the busiest day. She was doing her best but didn’t quite have full control of the situation. Not all her fault though, obviously a staff schedule issue.
Also, you can help yourself to take out teas and coffees in that same room from 3pm.

It is a City centre hotel after all.|The bathroom is good with a high spec toilet and a wet area and a ‘deep’ bath but at 6’2 i doubt i’d fit in. ||There are usb charging cables but no wifi roaming devices as some people say but these reviews were pre covid. ||My big complaint is that there is absolutely no storage. No drawers, or shelves The ‘wardrobe’ is just two rows of metal runners with 5 hangers. All fully exposed to the room and which you can’t help hitting when you go from door to bed|The intriguing thing is that there is a full size door next to this. It opens into the room to reveal… a wall. Really handy for storing er large sheets of plywood maybe, as long as they are not more than an inch thick. We thought it might be a connecting door .. it’s not.||There is a small bedside table on one side only. There is no reading light on the right side of the bed. ||There are only two pillows. As there is nowhere to store any additional ones as are usually found in even a premier inn.||We have to keep all of our clothes in our suitcase, but we did find a use for an odd sized table as a suitcase stand. It's a relatively new 5-floor building set in a mainly residential area of Kyoto.||We had booked the largest room on the floor containing 3 wide and very comfortable beds. All fittings and furniture are crisp and clean and the bathroom, whilst compact, is well finished with a separate WC and shower room.||Whilst the hotel is about 15-20 minutes walk from the Gion downtown area its immediate vicinity has a plentiful supply of excellent restaurants, coffee shops, patisseries and sophisticated small retailers. We loved the location among the one-way grid where none of the traffic moves fast as you wander the narrow streets and alleys. Close by is a district of the town which is totally non-smoking.||For travelling further afield bus stops and train stations are a short walk away. ||The hotel provides breakfast which can be either Japanese or Western. Our only complaint was that they try too hard to provide a Western menu which we found sickly and over-complex. We were perfectly satisfied with the buffet of cereals, toast, pastries, fresh fruit and fresh coffee. We paid for both but ended up eating only the Buffet.||The staff are delightful and exceptionally helpful throughout our 4-night stay.|| A great hotel which we would thoroughly recommend to anyone...
