Excellent clean and cozy hotel in the very center of Kabukicho. If you are looking for a "party" street life - you should definitely check into this hotel. Taking into attention what I wrote above, the hotel is still very quiet and calm. Similar to a business class hotel. Quite large and spacious by Japanese standards rooms. Everything is clean and cozy. There is a whole floor for smoking guests, but we lived in a non-smoking room. Air conditioning, air purifier, large bathroom, friendly and kind staff. There is even staff that speaks Russian) Of course, everyone speaks Japanese, but English is also at a good level, and Russian speech was just a pleasant surprise. Many hotels in this chain have Russian-speaking staff. Cleaning on request, but you can order it every day. Free umbrellas at the reception. A small minus: "no pool" but blame it for which the search engine is to blame, not the hotel))) is that there was no pool specifically in this hotel, but other hotels "HotleLivemax" in this chain may have pools. 5 minutes by metro to Akihabara, 10-20 min by walk to Shibuya, Shinjuku and Harajuku. Where to begin? Booked a twin room, which is supposed to be two separate beds. While the room had two beds, the room was so small that it didn't allow for the beds to be separated. I On double checking what the room looked like on the website, I had also noted that the price of the room had dropped significantly where it was now $100 less/night than I had paid. I had booked the room for 3 nights and the hotel was not willing to refund me any portion of the costs. On waking up the next morning, i went to take a shower and noted that there was mold on the ceiling and on the vent. There was also no grout between the tub and the wall allowing for lots of water to get under the tub, meaning that there was probably a lot of mold under the tub. As I had booked through Expedia, I had contacted them to try to get out of the booking after the first day, but HOTEL LiVEMAX Shinjuku Kabukicho stated that the booking was non-refundable and doesn’t allow any exceptions, they’re sticking with their policy and won’t...

We are currently staying at this hotel and unfortunately, IT IS THE WORST in Japan. The customer service is very POOR. The staff does not speak English, and when we asked to speak with a manager, we were told he would not return for another three days. The staff member refused to give his name and acted as if he did not understand us.||Our main concern is that the air conditioning in our room is NOT WORKING. The room is unbearably HO, and we were unable to sleep at all. To make matters worse, they informed us that no alternative rooms are available. My mom has asthma, and we specifically booked a non-smoking room. However, we were given a room that reeks of smoke, which could trigger a serious medical emergency for her.||When I requested the manager’s email to escalate this issue, the staff refused to provide it. This situation is unacceptable and potentially dangerous.||We are requesting a full refund immediately so we can leave and book a stay at...

Way better than I expected. Check in is via a machine in the lobby. For check out, just hand card to the staff. Room is very small, but it has a double bed, although if you have bigger luggage it will be a very very hard fit. There was an initial smell, but they provided room spray to clean the air. There is also a ref in the room. As well as pegs with hangers. Bathroom was small but had everything. Internet was fast enough and was able to do some work. The hotel is located two blocks behind the Godzilla Head at Shinjuku and is close enough to three stations (10-15 min walk to each) as well as the Narita airport express. There are lots of establishments open at night including the 7-11 right below it. Only complaints: if there is someone talking or knocking doors on the hallway, you can easily hear. Toilet is loud when flushing. Also the elevator will always stop on the second floor lobby, whether going up or down.

WE BOOKED A NON SMOKING ROOM BUT WE WERE GIVEN A SMOKING ROOM. how come?!!! after asking to change rooms they said all the rooms were full. when we arrived, along the hallway of our room was filled with cleaning tools that were just left there. on the floor and walls of the room there were many disgusting stains that had not been cleaned. the only good thing about this hotel is its location which is close to the city center. HIGHLY NOT RECOMMENDED TO STAY AT THIS HOTEL!! I have never given a negative review about a place on google maps, but this time it was very intolerable and I am so mad about it. I really regret staying here.
