Villas Aklan ended up being our chosen stay after our first choice was a disaster (be careful booking apartments in Tulum as when you arrive they can be very different to the pictures and explanation). Villas Aklan was exactlty as it looked on their website. Carmen the lady who manages the property actually really helped us out of a difficult situation after we left out original apartment due to it being not as described and no hot water! Carmen was really helpful, she really went the extra mile to accommodate us. We rented a room for 4nights. AC was good, patio area was nice to have and the fridge was also very useful. Carmen even gave us a coffee machine to use and cups. The room was serviced daily and we were given fresh towels. Pool was clean and there were ample sun loungers. The gardener was very jolly and nice. The property feels very safe with parking at the front. The main gates are always locked so that feels secure. The road outside is wide and smooth, not like all roads in Tulum as there are alot of pot holes-be aware to drive carefully if renting a car. The apartments are perfect location from town and either a bike ride or 5min drive from beach front which is very long and lovely. Carmen was really so helpful from providing us with a map and list of places to go in Tulum to eat and drink. She gave us a discount card and also helped us out further with a dispute we were having with Aero Mexico over the telephone where Carmen spoke to Areo Mexico in Spanish and went out of her way spending alot of time for us getting through to different departments and trying to negotiate on our behalf. This was very kind of her and way above and beyond her job. Carmen is a lovely person and because of the service we received from her we would definitely book Villas Aklan again. THANKS...

Pros: It is super close to restaurants, shops, and night life. We rented bikes and got around with ease. It was an easy 15 minute bike ride to the Tulum Ruins. We also biked to Playa Paraíso, but it was about a 30 minute bike. We were permitted to bring our bikes in and store them on our patio area. Patios were relatively private. They were also super cute and had a mini fridge for convenience. Everything was clean. They sent someone one from their cleaning staff in twice during our four day stay to keep things tidy. The staff were really friendly and helpful. The entry gate is locked when there is no staff and all guests have the access code to get in/out. I felt perfectly safe in the area, but the added security was nice! The pool was super clean. We had it to ourselves both times we swam. The outdoor area is absolutely stunning! Tropical plants are flourishing.
Cons: There was a door in our room that lead to another hotel room, which made it easy to hear people next door. The shower water temperature was inconsistent. It got warm/cool pretty quickly, but would sometimes heat back up within the same shower. There isn’t a tv or any other form of entertainment inside of the hotel room. Read moreLoved the place but hated the service from Expedia. They had errors online and it was passed on to us at check in. We rented a unit with a full kitchen, but what showed up on the hotel's side didn't include a kitchen, tv, or even the correct bed type. Not sure I would stay again because of all the trouble we had with that. The hotel and Expedia expected me to fix the mistake myself. I ended up paying an additional $500.00 to get my room I already had booked and still haven't seen a refund from Expedia. I even had to send copies of all of my emails from Expedia and my confirmation to Expedia to prove to them I rented the unit with a kitchen. For some reason they can't see anything on their end.
Expedia has now made this right and refunded the difference. I'm very appreciative and not sure if staff helped or just Expedia, but...
