I stayed at this property from April 20 through April 27, 2025.
My Stay Experience: The hotel was in an area that seemed to be an unsavory part of town, with constant fighting and loud screaming at a hotel on the opposite corner. The police were called on two of the seven nights that I spent at this property, to deal with the disturbances across that way. The hallways on the second floor were dirty and looked particularly bad. The room was quite small but tolerable for my needs, until the toilet became clogged and could not be unclogged on my fifth night. I was transferred to a new room at 11:30 pm. After moving into the new room, I placed my bags on the elevated platform in the room, fortunately, as I came to learn later the next day.
I was there to deal with my late father's estate and just used the room to sleep, shower, and change, and then get back to his old house to get it ready to sell. I noticed that the new room had a large picture window in the bathroom area, with an old foam board picture, only partially obscuring the view. The window was directly above the toilet seat, and in full view of the shower. It was uncomfortable to say the least, so I did without a shower that morning and I got dressed and went to my dad's house to get the remaining work done as my stay ended in two days. When I got back to the room that night, I sat on the edge of the bed and started to take off my shoes. That is when I noticed a couple of ants crawling on the floor. After getting up and looking around a bit, I noticed that there were several dozen ants on the floor, throughout the room. I snapped a couple of pictures and went back to the front desk to ask for another room. The woman at the counter realized who I was from the mention of the toilet and knew of the window issue in the new room, but not the ant issue. She apologized profusely and then put me into a presidential suite which was nice but also had some issues that are described below. She also provided me with a free breakfast voucher, which I did not use, as I had no confidence in the kitchen area at this point due to the insects.
Parking: I also paid for the "Park and Stay" option for each night of my stay. Upon arrival, no one there knew of this and could not answer my questions about how to utilize this feature. The next morning, I asked the new desk clerk who gave me a sticker for my parking pass. However, the garage did not even require me to use the receipts to get out. I simply pulled up to the gate and it opened, free of charge. I did this every day of my stay, without anything from the hotel, as there was no need to even put the receipt in the meter as I left. The door just opened whenever I pulled up to the gate. This was the same for everyone who entered and exited the garage.
So, to sum up: I feel that I was overcharged for the per day stay rate, as, apparently, parking in that garage is free. (There is valet parking, but I rented a large pickup truck and did not wish for anyone other than myself to drive it.) The building is quite old and the retrofit for this hotel seems to be half done, with poor curb appeal and rough looking hallways. The rooms were quite small, and each had their own issues. The presidential suite on the ninth floor was quite spacious, but it was obvious that it had not been cleaned for a while, as there was a half-eaten sub sandwich in the fridge that stunk up the room as soon as I opened the fridge door. The previous occupant also left a full six pack of white claws in the fridge, along with their half-eaten sandwich. At this point, I had to catch an early flight, the room seemed devoid of insects and the toilet worked. Fortunately, I was able to shower and change the next morning and just checked out through the app. So, basically, I paid a pretty penny for a lead balloon. I have stayed at many various Hilton properties over the years and travel frequently. This was the absolute WORST experience I have ever had at any Hilton property. I will never stay at this...
Read moreBottom line: to management, "well done" restoring an underused/unrestored historic building and bringing it back to life. Location? If you are visiting the historic Victoria theatre directly across the street or the Schuster Performing Arts Center next door, it doesn't get any better. Period. Drop the mic. Side note: Starbucks is next door in the Schuster Center. ||IF you need a clean, safe, reasonably priced, new, place to stay for a night or two, this hotel fits the bill. ||The bathroom is a good size with a nice shower. This craze of utilizing barn doors in hotels as of late? Well, I am not a fan. Just saying ...||The work out facility is reasonably well appointed for a boutique hotel. I was impressed.||Overnight valet parking is housed in a well lit garage, priced at a fair $22/night. No complaints.||That's the positive. Now the not so positive.||The room is the smallest I have ever stayed at. MEANINGFULLY smaller than a typical Hampton Inn room. Honestly, the King room that I was "upgraded" to (really?) was tiny. Not even room for an arm chair and certainly no room for a loveseat. That said, if you are going for a night or two, it is sufficient.||That said, message to management: you have rehabbed the building. Well done. But did your buyer test your room heating and air system? Honest to goodness, I have stayed in hotel rooms world-wide. Your room heating and air is the absolute loudest I have ever experienced. Honestly, it is LOUD. Off the charts loud. CRAZY loud. So loud that I thought "how could they have POSSIBLY ordered these systems? WHY would they order these systems?? There is no "low, medium, and high setting". It is either "off" or "jet engine high". I genuinely like white noise to sleep but this is WAY beyond "white noise". To the reader: I am NOT a complainer. I am NOT a whinner. Truly. But this IS an issue. To ownership: one pair of earplugs doesn't "get it" (especially in the case of two guests in the room). That is not an answer. To the reader, I am being serious, there IS a solution. I utilize PQ Earplugs (silicone wax ear plugs) when I swim ("Peace & Quiet"). I happened to have them in my workout bag. They sufficiently blocked the noise where foam did not. They are available on Amazon for a few dollars. IF you are intending to stay at this hotel, due to its location, I encourage you to pick up a pair. You'll be glad you did.||One or two final thoughts. I am a Hilton Diamond member; I am fairly loyal to the Hilton brand. Often Hilton properties will upgrade Diamond members to a suite, based on availability. I had checked online before requesting an upgrade. I confirmed there was availability. When I politely requested a suite, I was informed there were no suites available. Occupancy was thin the night I stayed at this property midweek. There was availability. ||As I said, I am loyal to the Hilton brand. Next time I am in Dayton, I am inclined to try the new Hilton Garden Inn at the restored historic Dayton Arcade, one block from the Schuster Center, and see if that is a bit more spacious and hopefully a bit quieter.||Here is the closing thought: I like historic properties. I like the location of this property. If it had utilized normal heating and air units I would rated your property 4 stars, but in its current configuration, its a three...and to management, please don't respond with "we are looking at the options to resolve this issue" ... you have been made aware of this challenge going back to February / March of this year. Its mid-June 2025. That response, along with ear plugs, is embarrassing and woefully insufficient to and for your valued guests. ||PS: the "Dayton Art Institute" and "America's Packard Museum is close by. Read moreThis hotel has obviously been renovated very recently. It is very modern and clean and gives a great first impression. The rooms are furnished like basically every other “boutique“ hotel these days, attractive but sparse, with open shelving and minimal furniture. If you’re only staying for a day or two, it is perfect. If you are staying for a week, you will be living out of your suitcase because there is very little storage. ||We had a King and the rooms are extremely small, not surprising given the age of the building. Because the rooms are nicely done the size isn’t much of an issue if it’s just a single or a couple, although the room layout does make a difference. The first room given to us was on the ninth floor and it was one of those rooms wedged in between other rooms so it had a long hallway inside the door. The room was laid out very oddly and inexplicably. The head of the bed was on your immediate right with a windowless wall on the other side of the bed, making it feel very boxed in. The foot of the bed faced the windows, and the TV and furniture were on your left side as you walked in. (As there is no sofa, you have to watch TV from bed, which would be nearly impossible to do.) I’m not sure why they didn’t put the bed on the big empty wall which would’ve made the room feel much more normal and less claustrophobic. We asked if there was another room with a less cramped layout so they moved us to the 6th floor. I would say the second room is the same size, but the head of the bed is on that big windowless wall with the TV at the foot of the bed and the windows on the right. (This makes a lot of sense if you see it and I wish I had taken a picture of the first room.) The front desk was very nice and accommodating with our request to move. (I can’t stress enough how coffin-or closet-like that first room felt.)||The bathroom is again, very clean and modern. Bathrooms can make or break a hotel room, and these are nicely done, if also a little sparse in keeping with the modern design trend. I was particularly happy to see a large, bright glass shower rather than a tub. My only complaint is the barn door trend strikes again here. I don’t believe hotel designers ever actually stay in a hotel room with other people using a bathroom that has a barn door with a gap large enough to stick your fingers through. This trend needs to die quickly!||My only major complaint about an otherwise very nice hotel is the incredibly loud heating/AC system. I have never experienced AC this noisy! It is so loud that you have to crank the TV way up to hear it. It is SO loud that there are earplugs and a note in each each nightstand. We had to turn the air conditioning off at some point overnight because it was too loud to sleep, but then the room warmed up too much and we had to turn it back on. We did this repeatedly to try to find the balance between temperature comfort zone and keeping the noise down.||In summary, I would recommend this hotel for a single or a couple, for a shorter stay rather than a longer stay due to room size and storage.
