The Oliver Inn by Heirloom Boutique Collection — Hotel in Duluth

I’m not sure where to start!!! This hotel is an air bnb, not a hotel, no staff on site and absolutely no regard to comfort or safety of their guests. None. Hotel is in a shady part of town. Cars outside windows with subwoofer so loud your bed vibrates, happening till after 2am. Or at least this is when I finally was able to fall asleep. It was endless. There are homeless people right outside doors and windows, yelling and fighting all night. LOUD Traffic all night, if you book the front room it’s as if you are standing in the street, no soundproofing at all. Bring your earplugs! It’s unending, ALL. NIGHT. LONG. If you’ve come here to sleep, and are not deaf, good luck!!!

They did tell me via text they are not responsible for what happens outside their property. I get a hotel room to sleep. Not to debate about the wreck less happenings right outside my window that keep me from sleeping. I'd say if all this is going on outside and they don't care. Run, just run away!!

They use strong chemicals to clean and or a room deodorizer which is toxic! I was wheezing all night. If you are bothered by things like this, beware. Sealed windows and no ventilation. AC does not work and it's too hot in the rooms. No way to regulate temperature, or circulate air to rid room of fumes from their chemicals.

The hotel shares space with a Japanese sushi restaurant. Through the door to your room you can hear loud chatter from the restaurant. If you come and go you walk by all the tables in restaurant and people staring at you. Strange. The people at the front desk of restaurant don’t smile just awkwardly stare at you whenever you walk by. That’s always welcoming. To make an awful experience even worse The hallway near restaurant smells of dead fish. There is no parking for this hotel. But you can use a nearby ramp and pay 12$ every time you come or go. 🤨

To suffice, nothing pleasant about stay at The Oliver Inn. Absolutely NOTHING. Way overpriced for what happens overnight here. Whomever owns this place has zero knowledge of hotel industry or customer service. When you bring up concerns, you get silence. My family booked a three-night stay in Room# 6 the Mary McFadden room. I like boutique hotels that have character, and this looked like the perfect choice. Unfortunately, there is one big problem with this room. The entrance to the room is in the Japanese restaurant on the first floor. They state it's just steps away from your room, however, when you open the door, you are at the reception area and full view of the bar. You are not steps away, your are in the restaurant. That also allows the odor of the restaurant to permeate the room. I love Japanese food; however, I do not want to spend four days inside a Japanese restaurant.

When we arrived at the Inn and realized the room was inside the restaurant, I texted the hotel staff about the situation and let them know the room was unacceptable and my family was not going to stay in the room. I was willing to pay for the first night but requested to get a refund for the remaining two nights. The person responded that they would refund us the two nights. This began a series of lies. During my text exchange with the hotel they were slow to respond since there were no staff at the location. They also gave excuses like the room details of it being steps away from the restaurant (inside the restaurant) were in the description and some people like the smell of a Japanese restaurant in their room. They were able to get me down to one night refund, however, they never gave us the refund and ghosted us on responses. I guess we will ever be able to get a partial refund even thought they said they would on multiple occasions. The only thing you will get is multiple excuses.

I am not saying all the rooms at the Oliver Inn are bad. There may be some wonderful room. I do know the Mary McFadden room (Room 6) and the Gilford & Caroline Hartley room (Room 5) are extremely problematic since they are in a Japanese restaurant. It is also difficult dealing with any issues at the Olive Inn because they do not have staff on the premises. I travel to Duluth on a regular basis but will never go to this hotel again. I stayed here on August 27th, first I'll start with what I enjoyed. The location was perfect for my plans for my short vacation. I also enjoyed the overall look of the Inn. I enjoyed the theme very much. I feel like coming there around Halloween would be awesome.

Now to the things that could have went better. I understand it's a hostel, but if no one is there manning the property they should make sure that everything works properly, and in reading other recent reviews, I'm not the only one experiencing these issues.

First, my room had Cheeto pieces on the floor, and crumbs all over the floor. The room themes are great but the rooms themselves need a bit of work. My headboard was completely dusty. The bed was also uncomfortable.

The most concerning thing was that my door code for the outside door did not work when I came back from the event after 11pm I tried multiple times and could hear the lock make noise but did not unlock. I called their number, because it was after business hours, I was forwarded to some after hours agency/help desk who was absolutely no help (I think this was basically an answering service and not a company equipped to assist). He kept putting me on hold and not really listening to my concerns. Finally I ended up walking around the block, entering through the bar, and going upstairs while still on the phone with the agent. When I told him how unsafe it is for anyone this late at night I didn't even get an apology for my inconvenience. When I told him I figured it out myself he just hung up the phone with no further suggestions.

We were worried to leave after the bar closed for the evening in fear we wouldn't get back into the building. That issue, and the uncomfortable bed, we decided to pack up and leave around 3am in the morning. I got an automated response to my checkout.

I was very disappointed that no one reached out to me in the morning after knowing that I was unable to get in last night and had to go through a different establishment to get in. That's pretty unsafe in my opinion
