Update- We have stayed several times in the last two years and it's a wonderful bed and breakfast. We stayed one night at Frisco lodge and loved it. The main house was built in 1885 and the lodge was built in the 1960s. We stayed in the lodge and had a private bath. Rooms were well appointed, with a mini kitchen and plug in fireplace. Views from the second floor were pretty. Walls were a little thin so you could hear some noises, but it was not bad. Afternoon happy hour was basic but nice, several selections of alcoholic drinks. The full breakfast was good, the hot food was a spinach quiche and home fries. The buffet part had cereals, fruit, oatmeal, toasts, juices, coffees and teas. All the employees were so nice and helpful. We would stay again.

Located the the cutest mountain town of Frisco Colorado, the Frisco Lodge was a wonderful getaway. Easy access to hiking, biking, skiing, great food and shopping. We were there just before Christmas and this family owned Victorian era B&B, built in 1885, was especially beautiful with holiday decor & lighting. Host Susan and her attentive staff made us immediately feel at home. Great breakfasts & happy hour too. Perfect for family fun and still romantic for couples. Our room was super clean, large and comfortable. They also have rooms with kitchenettes. Summertime Frisco has a marina for boating and fishing. Highly recommend.

We stayed in mid-june and paid premium rate ($200+) for a room with two twin beds in the main lodge. We knew this place is old however, it was without the 'charm' and 'quaintness' others have described. It was mostly just old and worn out.

Check-in took awhile as nobody was at the desk for about 30min when we showed up. We later learned it's currently just the owner managing the whole property a majority of the time. The wait was understandable, but that was a premium check in time and not a good start to our stay.

The owner was very welcoming and hospitable which was appreciated, but clearly needs more staff to help with the business.

We expected the room to be dated based on the age of the property (late 1800s) but it was just worn out, dusty, dingy, and dark feeling. We knew there would be no AC which is common in mountain properties, but with the window open and fan on, the room never really cooled off. It was hot in the room all night which made sleep difficult. The window open helped, but loud road noise even in the middle of the night made sleep even more difficult. There were also string lights outside the window which were incredibly bright inside the room until they were turned off later in the night after 10pm. The beds were also so noisy and creaky that any movement created loud sounds that woke each other up.

Lastly, I was not aware of the shared bathroom situation in the main lodge until the morning of check in. While it was on me to dig deeper into the accommodations I booked, I feel this could be more prominently displayed on the room types where this is the case. The toilets were dirty and there was no hand soap when we were there.

All of this wouldn't be a huge deal if I were paying $50/night, but at $200+ I expect a basic level of comfort no matter the age of the property.

Please know that some people may enjoy this or are looking for this experience, but read carefully and know what kind of experience you're walking into before booking. We did not have a good stay overall and won't be...

Chose this hotel because it was perfect small room for my wife and I and sounded nice to do a bed and breakfast, however when we chose it we were expecting to be just my wife and I and for unforeseen circumstances with childcare our daughter and niece we are taking care of ended up needing to come with us. I called 23 hours and 15 minutes before our stay to see if we could cancel due to the fact that the room the not have enough sleeping room for 4 people so we could switch to a motel that could accommodate us, since they could NOT for his trip, but the owners refused to cancel saying that we had to cancel before 24 hours and they would charge us anyhow. Not what I would at all expect from a small town motel chain that owners are usually understanding to things like this and would rather be kind, understanding, helpful, and provide great customer service rather than money hungry and taking advantage of people. So now we are paying for two motels for our stay. I would not stay again at a motel that acts unprofessional like this and takes advantage of people because we called 45 minutes later then their 24 hour policy. Also I want to add that they were completely booked for our date and obviously very easily could have rebooked the room within the 23 hours and 15 minutes notice, and I doubt the 45 minute difference would have made any difference, except they have poor customer service and want to take advantage of people. Being small business owners ourselves it always shocks us when business’s rather make an extra buck over keeping an kind and caring reputation. Disappointed in this B&B. My wife and I stopped here on the way to the Carbondale area. Ear Aspen. It certainly has potential, but it did not live up to our expectations. The wine and appetizers in the evening was a nice touch, but the appetizers themselves were not real exciting. Basic cheese slices and nuts. Hotel has a great location, but the room was only so so. Did not have a way to adjust the temperature in the room. There was a control panel for the air conditioning but it was broken. The room was not clean at all. Dust everywhere and a big clump of hair that almost covered the shower drain. Toilet had not been fully cleaned. Glasses in the bathroom had not been washed. Breakfast was good, but to describe it as cook to order would be a stretch. We chose Eggs Benedict with sausage. It came out less than two minutes later on a very warm plate indicating that it was not cooked to order but had been made previously and was being kept warm in the oven.
