Really enjoyed my stay here! Here is my detailed review, from check in to checkout. Booking: I first called the hotel to check availability. Price over the phone was $250, however Expedia had the same room available for $150 + tax and fees. Booked through Expedia for a total of less than $200 for one night. Parking: there is no on site parking, but most places here in South Beach do not offer parking. There is a parking lot right actress the street which costs $30 per day, and apparently there is another one 2 blocks down which is $20 per day. We chose the one right actress the street for $30/day. You can access your car as many times as you want for items, but no driving in and out. Checkin: this was an easy process. There is always someone sitting at the desk when you walk in. Check in took 2 minutes. Needed to show ID and credit card for $100 security deposit. Finding room: it's easy to find your room. They give you 2 keys, which are waterproof wristbands that you use to get into the building and into your room. Wifi access also provided here. Please note, they do not have elevators! So you need to carry your stuff up the stairs unless you get a room on the first floor. Bedroom: Bedroom is very clean. Beds were done nicely. There is an over the window AC unit which worked well. Area is quiet since it's 2 blocks off the beach. Beds are very comfy, we fell asleep within minutes. There is a large mirror in the bedroom which is about 7 feet tall, which my wife liked. Plenty of storage space, as well as a small tv. There is also a closet which has a small safe, iron, ironing board, as well as a black and decker mini fridge. Please see picture of the room above. Bathroom Shower: this was very clean. It has a nice frameless glass door, and is a standing shower with tiles up to the ceiling. They provide soap, shampoo, conditioner. Hot water was almost instant and long lasting. Bathroom Toilet: Also very clean, however the handle was a little loose but I am not too picky. Sink: it was a nice over the counter sink, over the sink itself was also clean, but behind the sink didn't seem very clean. Complementary Breakfast: This is also nice. It's not a hot breakfast, it is fairly simple. You go downstairs to room 102 to place your order, and then they will bring your food to you in the lobby within 5 minutes. Take your food to the rooftop patio (see picture above). Was a nice experience. Checkout: this was as simple as you expect. Return your keys and you are done. Overall: given the fact that I could not find a hotel for less than $400 for my one night in south beach, and this was available for less than $200, we are very pleased with this. It's clean and a nice place to stay. Limited interaction with staff but they were friendly. I would stay here again in the future.

The only thing good is the location, it’s so close to the beach like a 6 minute walk and 2 minute bike ride. So many stores and restaurants surrounding it. We stayed here last year when it was called “the fashion boutique” it was wayyyyyy cleaner last year. This year it just seemed off it was less clean. Last year it smelled like bleach everywhere but I can tell they don’t clean as well anymore. Our room was quite dirty there was a ROACH under the bed I just happened to get up and turn the light on because I just had a feeling. It was hard to sleep because I just felt dirty in there. Also the showers were not freshly cleaned when we came to the room for the first time we walked in It smelled like old mop water…..not bleach or fabuloso like the last time… also there were no water in the fridge like the lady said it would be. Also the handicap crane was not working and my father who is an amputee had to get out of his chair and hop on his only leg up the stairs of course with our help. But I just find that CRAZY alsoooo no ramp for wheel chairs out in the front. I don’t know the laws in Miami but I’m prettty sure that should be illegal, disabled people deserve to be accompanied for just like an able bodied person. We also had to lift him up to get up on the curb cause there was so ramp….yikes. Yea I won’t be staying there again honestly. This hotel is really if you’re on a super budget and want to be in Miami’s streets have a good time on a budget.

Overall - great stay. I was debating on giving a 4 or 5 star rating which I will get into later. The rooms were really cute, clean, and housekeeping came daily. Every day they have free beach towel rentals of one towel per person per day. You get 2 free bottles of water each day and there are mini-fridges in the room with coffee in the lobby. Front desk is available 24/7 and they were all friendly. The location could not have been better. It’s right across the street from the Big Bus Tours, walking distance to the beach, and close to everything else you could ever need while in Miami Beach. The rooftop patio is perfect at night for just relaxing in a quiet area while watching the hustle and bustle of Miami Beach. The only reason I’d give 4 stars is you can tell this is an old building. It smells musty in the common areas, but they try to cover up the smell with a really strong perfume type of scent. The rooms do not smell like anything thankfully, but the lobby and hallways stink. The entrance is not marked clearly to the hotel. You do in fact go through the patio for the next door cafe to get inside. Aside from the weird smells in common areas, this place was lovely and I would recommend it 100%.

MUST READ!!!! PLEASE DO NOT SPEND YOUR MONEY HERE!!!!!! IF I COULD GIVE THIS A NEGATIVE RATING I WOULD. MY BEST FRIEND AND I CAME HERE FOR HER BIRTHDAY THE WEEK OF THE 14TH. THE PICTURES ONLINE WERE AMAZING AND WE WANTED TO BE IN THIS HOTEL.HOWEVER WHEN WE GOT THERE I THOUGHT WE WERE AT THE WRONG HOTEL. ANYWAY OUR STAY WAS FROM THURSDAY TO SUNDAY AND WE HAD THE WORST EXPERIENCE EVER. FROM READING THE OTHER REVIEWS FROM OTHER PEOPLE THAT STAYED THERE AS WELL WERE EXACTLY WHAT WE EXPERIENCED AT OUR TIME OF STAY. THE ROOM WAS SMALL AS HELL I MEAN IT LOOK LIKE ONE OF YOUR QUEST ROOMS AT HOME. THE BATHROOM OMG NEVER AGAIN. THE BATHROOM WAS SOOOOO NASTY AND THE WALLS ARE SO DIRTY I REALLY THOUGHT I WAS AT THE RED ROOF.UPON GOING TO SLEEP I NOTICED THAT MY SHEETS AND PILLOWS HAD PINK MAKEUP ALL OVER THEM, SO IN THE MORNING I LEFT A NOTE AS WELL AS INFORMED THEM AT THE FRONT DESK, WHEN WE CAME BACK FROM THE BEACH THAT NIGHT I NOTICED THAT THE SHEETS WERE JUST TURNED UPSIDE DOWN AND THE PILLOW FLIPPED OVER. I WAS SOOO PISSED OFF. I CALLED DOWNSTAIRS AND THE GUY AT THE DESK STATED HE WILL INFORM THE MANAGER AND THAT NO ONE COULD CHANGE THE SHEETS BECAUSE IT WAS LATE AT NIGHT. HE WAS NICE ENOUGH THOUGH TO COME UPSTAIRS APOLOGIZE AND PROVIDE NEW SHEETS AND PILLOW CASES. LOOKING AT THE NEW SHEETS PROVIDED I SAW THAT THEY ALSO HAD MAKEUP STAINS ON THEM AS WELL. AT THIS POINT WE JUST WENT TO SLEEP ON TOP OF OUR THINGS AND IN THE MORNING I WAS ABLE TO SPEAK TO THE MANAGER. SO THIS IS THE CATCHER, THE OWNER IS OUT OF THE COUNTRY AND THAT IS WERE HE AND HIS FAMILY LIVES, I WAS TOLD BY THE SECOND PERSON IN CHARGE THAT HE IS ONLY ALLOWED TO GIVE 40 DOLLARS BACK AND THAT IS ALL. WE WANTED TO LEAVE AND GO SOMEWHERE ELSE BUT HE COULD NOT GIVE ANY MONEY BACK. HE STATED THIS IS A FAMILY BUSINESS AND WE DO NOT GIVE MONEY BACK. AT THIS POINT WE SAT OUTSIDE ALL DAY AND WAS CALLING AROUND TO SEE IF WE COULD CATCH A FLIGHT HOME EARLY. THERE IS A ROOF TOP , IF YOU LOOK AT THE PICTURES THEY PROVIDE. IT LOOKS VERY NICE UNTIL YOU GET UP THERE. ONCE WE GOT TO THE ROOF IT WAS SOO DISGUSTING. THE CHAIRS AND COUCHES ARE ALL BLACK AND DIRTY YOU CAN NOT SIT ON THEM WITHOUT A TOWEL OR LAYING SOMETHING DOWN. I COULDN'T EVEN EASE MY MIND TO SIT THERE AND GET DRUNK BECAUSE THE PLACE WAS SO MESSED UP. I THEN STARTED TO LOOK AT THERE ONLINE WEBSITE. MY BET FRIEND WAS THE ONE THAT BOOK THE HOTEL I JUST LOOKED UP GOOGLE REVIEWS TO THEN SEE THAT MOST OF THE PEOPLE ARE HAVING THE SAME ISSUES.I WOULD NOT EVEN THINK ABOUT THIS PLACE EVER AGAIN. WHEN I COME TO MIAMI I WANT TO BE FAR AWAY FROM THIS DIRTY PLACE. Overall: given the fact that I could not find a hotel for less than $400 for my one night in south beach, and this was available for less than $200, we are very pleased with this. It's clean and a nice place to stay. Limited interaction with staff but they were friendly. I would stay here again...

This was my second stay at Fashionhaus. The first time was the first weekend they opened years ago and my stay was fine, which is why I booked here a second time. This time was the worst experience I've ever had at a hotel. EVER. We check in at 11:30 p.m. We put our bags in the room and left right back out to go eat. We came back in around 3 am. We went straight to sleep. At 6 am, a friend in another room called me and started screaming saying it was roaches everywhere. She wanted to switch rooms so I told her I would walk with her to front desk. When I got downstairs and looked in the mirror, my forehead was covered in bed bug bites. I looked at my arms and there were bites there as well. We immediately packed our things and went downstairs to get a refund. The girl at the front desk didn't know anything. When the new shift came in, the front desk attendant gave us the run around telling us that the manager was out of the country and that the manager was the only person who could do things at the hotel. How do you not have a staff member on site at all times with managerial authorization? When I explained what we had saw and the clear bites on my body, she placed the burden on us to show her bed bugs in the room as if the bites on my forehead were not enough. When they went to inspect the room, they found a nest on the box spring. She immediately gave me a refund. My best friend and I went straight to the laundrymat to wash and kill all bed bugs before going to another hotel. As I emptied out my suitcase to wash clothes, there were roaches crawling throughout my suitcase; which had only been opened one time the night before to change clothes. I had to throw away my suitcase and buy another one for when my clothes had finished washing. The service was absolutely atrocious at the hotel. The front desk attendant who didn't know anything kept threatening to not give us a refund and kept telling us she had a terrible night with no regard to the night that we had just experienced. Additionally, upon finishing getting a refund, my friend asked the front desk manager what they were going to do to resolve the bed bugs situation. The front desk manager said that many of the rooms in the hotel were closed for bed bugs and that they would just close the room until the could get it resolved. Clearly this is a problem in the hotel and they keep renting out rooms. Furthermore, she already knew there were bed bugs in the hotel so why would you place the burden of proof on the patrons to show where the bed bugs are. There was also mold on the sink. Don't ever ever ever ever spend money here. Let alone stay on South Beach. The hotels clearly have too much traffic to keep clean. This experience was...
