It’s in a great location. Getting to Heavenly to ski is easy. That’s the only real positive I can think of. The biggest negative is that this isn’t really a normal hotel, it’s part of a timeshare and you won’t be able to forget that. Right from check in the hard selling starts. The salespeople were aggressive, creepy, and really tried to complicate our stay. The resort charges a lot of “resort fees” which add up quick, so make sure you are factoring that in. They may offer to give you some sort of coupon to offset those if, no surprise here, you agree to listen to a timeshare pitch for 90+ minutes. Once we made it clear we weren’t interested in a timeshare (if you are you may want to research the downsides online) the tone changed and it became even more aggressive. I can’t even imagine what it would have been like if we attended the pitch. Setting aside the uncomfortable hard selling, this isn’t a nice hotel. The room we stayed in was small (we tried to pay to upgrade to a nicer room, but apparently that option only existed if, yet again, we went down the timeshare sales path). Everything was dated, heavily used, and drab. It had a very middle of nowhere motel vibe. Things seemed clean although having industrial rodent bait stations close to our room, and all over the exterior, doesn’t inspire a lot of confidence about the cleanliness. We booked another hotel after two nights and ate the cost for this “hotel” for rest of the stay — that probably says more than anything else. Turns out there are options in Tahoe that don’t leave you feeling like you need to take a shower, worry about infestations, and check your pockets for your wallet after interacting with the front desk. As context, I have over 200 reviews on Google across dozens of states / countries. This is the worst place I’ve ever reviewed.

We enjoyed our stay of 10 days at this lakeside location. Our room was large, comfortable, and clean with an adequate kitchen for cooking meals. We had a nice small patio deck with a little view of the lake and the sunsets. Our bed was very comfortable, and we had plenty of towels and basic supplies. We also liked the gas fireplace on cool evenings. The location is absolutely excellent, with lakeside restaurants and bars in easy walking distance (across the parking lot!) and a grocery store (Whole Foods), a few cafes, and a few fast food places just across the street. There is also beach access across the parking lot, and a marina where you can rent watercraft or boats, or catch the tour boat for lake sightseeing or sunset champagne cruises. The Heavenly gondola is just down the road, along with many restaurants and retail stores. We walked all the way down to the main shopping area in about 15 minutes, and the casinos are only another 10 minute walk. There are tons of electric scooters around, if you prefer to not walk so much. The restaurant is average, at best, and overpriced. It is also NOT open for breakfast. They have a small convenience store in the lobby, but it has limited hours. We liked the outdoor fire pits in the evening, and the heated pool. One reason for a 4 star review was very limited parking adjacent to the hotel. We never found a space in their main lot, and always ended up parking across the street in their secondary parking area, which is a parking garage. Overall, we enjoyed staying here and we will likely return again soon.

I tried to include any detail we could recall, hope this info helps you decide/plan for your best trip to South Lake Tahoe! -Reservations neglected to share that the building was "under renovation" when booking. -Location does not provide appropriate amount of parking for the amount of rooms available, also hardly any accessible parking. Hilton/Diamond Resort company cars parked in red zones with signs noting "no parking - fire lane". Although this property boasts being lakeside, there is no direct public or private beach access. -The front desk staff may as well work for the DMV. Unfortunately, there was nothing friendly about all but 1 of the young ladies we spoke with no matter how friendly we were, especially an unprofessional and nasty one by the name of Fernanda. Communication between these girls and the housekeeping staff was atrocious. A safety item we were told was in stock was never delivered despite being reassured by 3 different staff members that it was in fact on its way to be delivered to our room... -This property STILL does not do daily upkeep of your room although the "pandemic" ended years ago, so you have to call the front desk staff every day for housekeeping requests (clean towels, dish soap, etc.). I requested housekeeping leave a bottle of their kitchen surface cleaner in our room so I could clean up after our daily cooking messes (eg. raw chicken and fish, oil splatter, baby's table mess, etc.). I was told I would have to call housekeeping every time we needed it cleaned, so instead to avoid dealing with the obnoxious front desk staff I purchased my own cleaner to do it myself. It seemed ridiculous to ask the already busy housekeeping staff to show up after dinner every evening when I'm getting my kids ready for bed in our small 1-bedroom to clean the counters and dining table while the twins are trying to sleep on the pullout 5 feet away?! Housekeeping staff did leave one of our orders of towels, sheets, and dish soap in bags on the ottoman next to the elevators?! Our room's ice bucket was dirty inside and there were no ice bucket bags left in our room, so my husband called in an order for two ice bucket bags. They were delivered with one wrapped around another ice bucket and the second bag wrapped around the ice bucket top leaving the bags dirty. It's unclear whether the staff's actions were incompetent or punitive. The room (212A) had its own issues. The couch cushions and chairs in our room were noticeably stained. The DVD player didn't work. The bathroom ceiling paint above the mirror looked like it was heat-warped from a previous fire. There were linens and pillows missing for the pullout. None of the lamps were plugged in and the safe battery wasn't working. The kitchen supplies, especially the cooking and eating utensils, were surprisingly cheap. The spoons were SHARPER than the butter knives. The microwave plate had a sharp chip in the glass. The miniscule amount of counter top space is overrun by a coffee maker, tray of dishwasher supplies and one of coffee supplies, and paper towel dispenser. There are two separate whirlpools, both of which feel uncomfortably crowded with any more than 5-6 people in them. The texture is extremely rough and difficult to sit on. It left snags on my bikini bottoms! The pool is half indoors/half outdoors and barely heated. Even though it was June, the outside temps were averaging in the low 60's. The "heated" pool did not feel much warmer. -With three little ones 5 and under, we didn't get much of a chance to use the fitness room this trip. The on-site restaurant was pretty good, but definitely overpriced. The bartender forgot the simple syrup in my Creamsicle cocktail. Their fries are delicious and I usually do not like to eat fries! The twins hamburgers were so big, we could have ordered just one to easily feed both with fries to spare. My husband enjoyed his pulled pork sandwich after ordering two extra sides of BBQ sauce. Source; Im someone that travels to and stays in South lake Tahoe at least 5 times a year. I love it there and have been to many hotels in the area. This was my first time at this hotel and I generally love hiltons. I am a member of the Hilton club. Lets start with the good. The place is really clean and staff is trying the best they can. None of my bigger concerns are their fault. I want to make that clear. The bad service was both the fact they are understaffed and that the hotel is not a priority, the time share sales are. They took a long time to check us in. Our room wasn't ready till almost 5pm. They have aggressive sales for time shares built right into the hotel. This appears to be the main function of the hotel and its kind of smarmy. They also disguise the sales people as the concierge so you don't know it unless you've been there before. The layout of the hotel feels like it was designed by a crazy person or the hotel was added to after it was built. Lots of long hallways and turns for no reason to get to where your going. Tiny elevators. Probably holds 4 comfortably. Despite being right on the beach, they don't have beach access. Its weird cause all the other hotels along the beach have direct access to the beach, this one doesn't even have a clear view of the water and the water is a shorter walk than your car. The staff is pretty young and its not their fault, but they aren't trained well to deal with anything. Not much by way of amenities, this hotel exists to sell timeshares. It has a pool area, an activities center that closes early, and a very small gym. The parking is beyond terrible. Imagine trying to park at a Walmart during Christmas shopping season, but MUCH, WORSE! $20 extra fee to park in a tiny lot behind the building. You probably wont find a spot there unless you are super lucky, or just hang out there until someone leaves. Great way to spend a vacation right? Instead you will be forced to go across the street and down the block to park in the shadiest unsecured lot Ive ever parked in. Broken glass, homeless sleeping next to your car garbage everywhere. No one monitoring who has access to your car. They make is super clear they aren't responsible to damage to your car and there is a good reason for that. Then, you get to take the long walk back to the hotel across the biggest high traffic road in town. It takes forever to cross against this light and there isn't really a direct walkway to the hotel. you kind of have to walk across grass and landscaping or walk all the way around to the front of the building to reenter. Lucky that this stay was during the summer so the weather was nice but making this walk in the snow and ice with children during the winter would be dangerous. My window faced a roof slope. I opened the window and I could see nothing but the back of a roof slope 5 feet away. So basically no window. I looked at the outside of the hotel and not many rooms are like this, but Unless you spring for the bigger rooms, you wont have a view of much. Again, this hotel sits right on the most beautiful lake you've ever dreamed of and most of the rooms face the parking lot in the back. Thats not the worst part though, Your room shares an entryway with another room. You have a neighbor that shares a door with you for reasons I never figured out. So you have to scan your card twice to get into your room. Once at the front door and again one step into a tiny room smaller than the elevator. Try that with luggage and a small child in tow. Whats worse, the acoustics from this tiny room means, every time your neighbor opens either door its super loud. I can hear every sound coming from their room and that small entryway room like a concert. I was woke up 3x in the middle of the night by my poor neighbors just coming and going. They had a small child as well so they were trying to go to and from their room and it was a mess. We stayed here for a week recently this fall. The rooms were great. We got one of the two bedroom suites. One room has two queens and the one with the suite, living room and kitchen, had a king bed. You enter from the hallway door and there are immediately two more doors into the two areas. It was a bit tricky to keep the door to the suite area open. The doors are heavy, which is good so there's little sound transference. We had a three year old who wanted to go between the rooms so we were able to prop one of the dining room chairs so the door would stay open. The suite had a nice living room and full kitchen with four chairs around the dining table. The full sized fridge was nice to have for breakfast and snack items. The small dishwasher was great too to be able to clean dishes easily throughout the week. The beds were a bit hard but most hotel beds are. There was plenty of room to move about in both of the rooms and plenty of storage areas; closets, dressers, cabinets, etc. The bathrooms were quite nice. The one on the suite side was large with double sinks and a large tub/shower that had a showerhead high enough my 6'3" husband didn't have to contort to shower. The water pressure was great too; always nice when washing long hair. There was an electric fireplace in the living room that added heat and a lovely ambience too. The only problem we really had was with parking. There definitely isn't enough parking in their lot at the hotel. Plus the lot itself is quite difficult to maneuver through. It's very tight and has a dead end you would have to back out of if there wasn't anywhere to turn around in, which was moist of the time. It's so tight you would have to do two or three maneuvers just to get in or out of the majority of the parking spots and we're even good drivers and have a car with great cameras. Everyone was having issues. There rarely were any parking spots left by dinnertime or afterwards. It was quite frustrating trying to find a parking spot. They have off site parking but it's across Highway 50, Lake Tahoe Blvd, which is a very busy road. Their lot is kitty corner from the hotel and behind some shops. You access it with your room key at the control arm, which happens to be on the wrong side of the driveway, weird, but anyone can walk right in so we were concerned with security. Plus you're paying $22/night for the 'privilege' of parking off-site and having to waste time to walk over to get your vehicle any time you need it. They do have valet parking for $5 more per day. But again, you have to be inconvenienced in waiting for your car and it's in the same area just on the lower level so still unsecured. The parking situation was such an absolute pain that it was the only reason I gave this place a three star rating. Freezing our booties off going back and forth and waiting for the long lights to change just wasn't worth it. Plus there was a huge vehicle accident at this intersection during our stay so we were always on high alert when walking across this busy road.
