This property was in unacceptable condition. The room was unclean, with roaches present and dirty, tobacco-stained bed sheets. Upon reporting the issue and requesting relocation, I was informed that no alternate rooms were available. Additionally, this is a shared condominium, not a private unit as advertised. Upon arrival, I was unexpectedly charged an additional $300 fee, which was not disclosed during booking. The property also imposes an excessive number of rules and paperwork requirements, including a detailed damage inspection form — which is entirely unreasonable for guests who are simply there to relax. The overall experience was extremely disappointing. The condition of the room, combined with the surprise fees and unnecessary procedures, made this stay a complete waste of money. Paying $350 per night for such poor quality and unhygienic conditions is unacceptable. I would strongly advise against booking this property under any circumstances.

This was a good location at a good price. Right on the beach. The negatives would be that the water in our unit number 704 smelled a little bit moldy so you'll need to buy your own bottled water, right now the outdoor pool is being refurbished so only the indoor pool and hot tub is available and they are kept very very hot. Pool same temp as hot tub. Other perks is this is very close to a grocery store for buying supplies, and there is a gated covered parking lot although it's a little tight to get in-and-out of. The unit itself is adequate although slightly dated there is a washer and dryer right in the unit which is very convenient. Large spacious balcony although the furniture could use a little tlc.

This was a good location at a good price. Right on the beach. Great location, near to supermarket, restaurants. In front of the beach, nice pool, and nice Front Desk staff. However, the condo was a bit disappointing as it needs updating all around. Here is a summary: (1) Within one hour of our arrival, the light fixture in the bathroom just fell off because there was a water leak coming from upstairs that weakened the sheetrock. The repair crew showed up next day and we had to stay around for the whole morning while they finished. (2) When we went to sleep, we were disgusted by the obviously dirty pillows and sheets. We could not sleep because the beds were very old and rocked and squeaked if we slightly moved or turned around. (3) Garbage disposal did not work and we had to call service again. They "fixed" it but there was still a major water leak through it. We called again and the plumber kindly showed up at 10:30 pm and we had to stay up. Other 4 hours of vacation missed. (4) The next day, the nice surprise they had for us was that the owner upstairs decided to do some remodeling, and the noise was just unsurmountable and we had to leave when we were so tired from the previous day. The Front Desk staff just said that there was nothing they could do!!! (5) Last, but not least, was the situation with the TV. Cable did not work, we again had to call to have someone fix this, even when previous guests had reported the issue. It would have been nice to come at night and enjoy the news or a catch up on the Olympics after a long day at the beach. (6) Parking can be a hassle. There are several parking spots but most of them are “reserved”. If you don’t get on time to get one of the few spots inside, you will need to park in a parking lot in front of the building. Not convenient if you are carrying all your beach stuff.

We definitely loved the location of the condo, and the balcony views are amazing from the 8th floor. But we spent probably good 8 hours of our "vacation" time just calling customer service and dealing with the bad stuff in the apartment. It needs some real updating and...

After 20 years of being a loyal customer of Suntide III, I will be looking for a new property to stay upon returning to South Padre Island for the following reasons. Due to an unforeseen health emergency at the reserved condo, we were contacted by the management company (Turnkey) two hours prior to our check-in time and date. The management company advised that our reservations had to be cancelled. Upon further discussion and insistence on our part, we were found another condo for 3 nights of the 5 nights that we had planned to stay. Thinking surely they will take care of us since we have been such loyal customers. But, I was wrong. Upon check-in, the property manager was upset that he was not contacted about the change of condos. The property manager repeatedly stated that someone should have called him and I respectfully told him that I had nothing to do with the change. And the problems continued. Well the reason the new condo was available was because it was scheduled for maintenance. The entire glass in the condo had be to replaced so you can imagine how hot and humid the room became when the work was being completed. Later, we had issues with the toilet and I told the front desk. The front desk told me that we must contact the management company and generate a work order. Even so, we were hoping that the property manager would accommodate us and find us another condo for the remainder of our stay. But, it did not happen. Now, there are many reasons we have remained loyal customers for 20 years such as the location of the property, property amenities, clean condos, immediately addressing any issues, etc. But, it seems everything has changed. The property managers are not communicating with the management team and vice versa. Therefore, we, the customer, are suffering the consequences and issues are not being resolved. I must say it was a great 20 years with a lot of great memories, but time to experience...

Condo 803 //// We have stayed in 803 for 8 years in a row and we have seen 3 different management companies. This stay was to celebrate my 50th Birthday and unfortunately it started with a broken refrigerator and freezer. And the $300 in food was left in a hot box making that food unsafe to eat. Called Vacasa 3 times until we received a call From Local Operations Manager Julian Perera. Julian sent his tech to confirm the refrigerator and freezer was actually broken. Julian called after stating that he was going to go purchase a new refrigerator tomorrow.

We checked in Sunday the 19th we finally had a working refrigerator Tuesday the 21st at 7pm!

Three out of the Five days had no working essential refrigerator. When I talked to Julian Perera about how we were going to resolve the financial situation

His response was “You are getting a New Refrigerator” At this point I felt like I was in another country and the mercy of the locals. I told Julian I am here to celebrate my 50th with my family and nothing is going right he kindly responded “Hey Happy Birthday” Told him it was not fair for us to lose all those groceries over a refrigerator that should have been working. He said he would replace The groceries with his corporate card and I said great please do a gift card so I can cross back over the island and purchase them.

He avoided me after that….no gift card ever surfaced no call or text was ever answered again!

So we enjoyed two great days Wednesday and Thursday with a working major appliance so we did appreciate that. But to add to the list the TV in the living room was not working so we had to reset it over and over To keep the volume on? WiFi was out so I watched a YouTube video on how to fix it///// You might see that complaint coming back with the next guest to stay in 803. Would love to hear from the owners after paying almost $3,000 to experience...
