In the interests of fairness and keeping the public advised, I am updating my earlier review.
The issues I complained about have been resolved. The 4S has exceeded my expectations of what a large organization can do to change a customer's perception.
The elevator issues have been resolved. The staff resolved many of the very small issues that I found irksome.
I think the real take away is that the 4S responds to the needs of its tenants.
The 4s Residence keeps getting better. I would recommend the 4S residence to anyone! Well Done Mr Trent and the 4S Residence Team!
Avoid this place, it is unsafe. Eventually, they will get the issues worked out but it will take a while. I moved in early in May, 2022. I am breaking my lease and moving out immediately. Being injured in the forever broken elevators was the last straw. Do not move in here until these issues are addressed. There are many other places that will take safety and service ore seriously.
The staff is friendly but inexperienced. My wife and son were stranded at BKK at 1:00 AM by the 4S transportation company. I tried to get the 4s residence concierge to help but they were completely unhelpful and uncaring. I was told the greeter arrived late. My wife already took a cab after sitting around for 30 minutes. This happened to me three times with the same 4S transportation company; expensive limo pickup but there is never anyone at the airport. Typically 4s residence refuses to take responsibility for anything. Their main concern is that the customer pays for the non-existent pickup!
Sales agent was inaccurate or untruthful: I was told I had access to all pools, hotel and residence but this is untrue. Residents have access to two small, but nice, pools. My son was really disappointed.
Building elevators do not to operate properly. This is a dangerous condition but management is too cheap to call Mitsubishi, the elevator manufacturer. Elevators bounce up and down in certain conditions. I was hurt and laid up for ten-days. Management really does not care (they offered to call a doctor for me, lol) Remember, you have no recourse if you or kids are injured.
The card readers do not always work, so the elevator will not take you to your floor. However, you do get a tour of many other floors as you fight to get back to the lobby. Card reader in the lobby is dodgy, too). No fixes, just the oft repeated phrase, "I'm sorry".
Most elevator cabs are not air conditioned Management won't turn on the air-con in the elevator cabs. Temps exceed 30 c, . Not enough residents to make it worthwhile to turn the air-con for the few tenants that do live here and the many workman that are always here) So, you get to bake in the little metal oven while the elevator decides if it likes your card key.
My wife and kid were stuck in the elevator, which is really upsetting. Again, the staff comments are usually "it wasn't very long time", or something like that.
The 4s communication app is a source of frustration. You wind up using email or WA. There have been three updates of the application but it still sucks. When I moved in, I could not reach the concierge. I was told it was my phone and I should reinstall the application. I had to do so about ten times.
The room service is excellent. Nice people, good food and 24.7 service for us IT nomads. View is excellent. Nice shops around the building. Ferry to IKON is cool! Access to the much better managed 4S hotel is real plus!
Small stuff: Laundry service is good but you will need to call the concierge to remind someone to deliver your laundry, they forget sometimes. Drains for the balconies, in some units are clogged with cement, so expect some work in your unit. Understandable for a new building coming out of the COVID crisis and people just now moving in.

I’ve been living in this building for a year, and I’ve experienced constant water leakage issues throughout my apartment—probably around 20 times in total. It seems the building’s plumbing system wasn’t installed correctly, and many owners make personal modifications to their flats that aren’t properly connected to the water evacuation system. The biggest issue, though, is that unlike other buildings, the management here takes no action against the irresponsible neighbors who continually cause water leaks without bothering to fix them. It’s beyond frustrating. For example, an owner above me has been leaking water weekly for the past six months, and the management claims they “can’t do anything about it.” Some owners also lack proper insurance to cover the repairs. This isn’t an isolated issue— a few owners voiced their concerns during the last general assembly when the budget was voted on. The leaks have caused significant damages, leading to multiple infiltrations and rapid deterioration of the foam seals around the window structures.
Based on my experience, I highly recommend not purchasing here until the building addresses and resolves the issues with water leakage and improves the internal regulations...

If you are a person with a bit of common sense, you would not invest in this pace. I was trick by their well-regarded brand known for high-end accommodations. Developers are known for low standard which include: Low- quality materials: never-ending pavement repair, refrigerator breakdown, and more. Poor construction: water leakage in my unit and car parking area.
