Property transfer request is raised since 04-Feb 2025 on system. Almost 3 months pending,It takes tooooo long for the simple unit transfer when seller, buyer, bank are all ready but which is only keep on pending with ADGM system.
And it is very difficult to contact them,call is not answered during working hours and no call back or email contact even I raise request on the official web. And all the waiting mins while dialing will be charged from clients !!! we are asked to pay 2000aed extra to make the transaction as walkin due their system issue !
No updates on exact stauts,everyone is saying different things,they keep on adding different requirements ,which is not professional and no standards at all ! Some friend experienced that even they paid extra 2000,they were waiting at ADGM whole day still without processing.
So big bank like Dubai islamic Bank is not authorized in their system,and it is just keep pending even I signed the authorization letter.
Compared to Dubai Land dep, it is really too bad experience and i do believe it will impact on the real estate market developpment in Abu Dhabi.
In DLD web,client could verify the agent‘s license, owner’s title D in 30 seconds. And trustees are anywhere,transferring is so fast within 1-2 hours. Nothing happened like that in ADGM and there‘s no customer service like other Abu Dhabi GOV deps.

No one to communicate with you to explain how to finish a transaction/application, they do not answer their phone, you won’t have access to their portal unless you meet them in person to explain the process. Even the brokers doesn’t know the process, Every single process I was forced to head all the way to Al Reem island and meet someone to walk you through a simple online process that could have been done over the phone. You beg them to answer their phones or have things explained in an easy friendly way on their web site but no one is listening. In addition, it take them for every to approve a simple online application. All parties are awaiting ADGM’s approval and yet not to come. Being a new embedded body the whole unit transfer process is not well clear, not well explained, zero customer service over the phone and complicating a simple process that used to take 5 minutes in the municipality to days and weeks.
They have really made the entire process slow and unnecessarily complicated.
On top of all that there is no place to complain/ or propose any suggestions, they created new requirements that cost extra. I won’t recommend anyone to buy in Al Reem island because of this ADGM instead of making life easy they complicated the entire process with...
