This place tries to do in person viewing appointments and persuade and con people to make four star reviews in order to outrun their pathetic example luxury service…..
when you have an issue they will not respond, but they will also make you empty promises about how to handle situations here.
And they will disrespect you* I REPEAT! * they will disrespect you*
Me and my wife have a concern about upstairs neighbors making too much noise every single day since August 2024.
I REPEAT SINCE AUGUST 2024*
But,Instead of being a grown man that represents a managerial title, Bret (Property Manager) decided that he wanted to disrespect my wife because they did not follow up on a promise on working together to get this noise handled.
Not only that, he also made some very very unprofessional comments about my wife’s 1 star review on Google about her concerns about non-responsive emails*
The quickest response time that we have ever got here is when my wife gave him a one star review on Google.
Swear to God, Bret called her within 2 mins.
But, instead of handling the issue, he told my wife thank you for that review????
Who ever is reading this, I have no reason to lie about this matter.
And I can tell you right now, it’s been downright disgusting how long it takes for somebody to respond to an email. It should not take over 72 hrs for an email response.
Instead of handling our issue do you know what his response is for the past month?
He says: “The first thing that I’m going to do is compile all the emails to show you that I responded on time.”
This noise has persisted since the fall of 2024.
I even went to Bret in person to set up an appointment so that we can smooth things over and stop with these noise issues.
This was yesterday 1-14-25
He came up with a plan to make sure that every employee had the courtesy officers contact info, that way, when the noise happens, they can get a court courtesy officer in my apartment so they can document it and get this noise addressed.
Now you already know what I’m about to say he did not keep his promise. *
It is now 11:36 PM.
Arya Peachtree’s quiet hours are between 10PM-7PM
The noise is still persisting and now nobody here in the United States of Arya Peachtree has the courtesy officers number.
This definitely raises, safety concerns.
Also, for any of you guys that are moving here when it’s cold outside, please know in the summertime, when it comes to the pool? you will not have any peace. Very ghetto
One of the move in elevators has been out since the spring of 2024. The elevators are also expired for safety inspection. If he can’t check his emails, respond on time handle resident issues in a mature, professional, respectable, and tactful manner?
Do you really think that the fire extinguishers the elevators thank God they don’t serve food here because that would probably be expired too.
to sum up for people that want to move here, if you’re hardly at home this place is perfect for you.
but if you like to spend time at home, you are going to be in for a rude awakening in the summertime And you’re definitely gonna be in a rude awakening when you have an issue and then you realize that these people try to act nice to you until you do a Google review and then they don’t do anything for you.
I am so disappointed at the almost $4000 a month that we are paying to have a luxury experience and it feels like we have a room at the motel six that is across the bridge from this apartment.
I have also included the pictures showing that there is no courtesy officer. There is no Receptionist and two of the elevators that are expired which in fact, all of them have an inspection certificate...

Short Version: Don’t live here. I would NOT recommend it. It’s not worth it. The service has steadily declined while rent keeps increasing. After year two, I stayed out of convenience, but I regret it.
Long Version: This place used to be great. Rent was reasonable. I started at $1,800 for a one-bedroom, but by the end, I was paying close to $2,700. They used to allow free guest parking, but then they got cheap (which is a theme for them) and started charging guests. Even paying didn’t prevent mistakes — multiple times, my guests’ cars were booted & ticketed.
The elevators break down REGULARLY. By year two, it wasn’t even surprising to come home and find them out of service. If you live on a high floor, good luck. My key fob also locked me out multiple times, and emergency maintenance was a nightmare to deal with.
The Arya can’t keep a property manager to save their lives. I think I went through three, and the last one was awful. When I gave my move-out notice (unaware it had to be 60 days), instead of handling it professionally, he lectured me like a child. I apologized multiple times, but apparently, that wasn’t enough for him.
Concierge used to be 24/7. One day, without notice, they cut the hours. The new concierge guy? Absolutely not the right fit — rude, unfriendly, and unhelpful. The package room is chaos. Packages are openly stored, making them easy to steal. Finding your package means searching through a mess for 30+ minutes. They also used to mail out packages for residents but, in true Arya fashion, got rid of that service to cut costs.
They’ve completely distanced themselves from residents. They used to have an open leasing office where you could grab coffee or water. Now, they lock residents out, putting up a literal barrier between us and them.
Security is a joke. We had a break-in—men jumped the parking deck fence and broke into 15 cars (mine included). My insurance didn’t cover it, so I had to pay $150 out of pocket. Did Arya reimburse me? Absolutely not. We pay for security, and they failed to provide it. A “we’re so sorry” doesn’t cut it.
Moving Out: Expect to lose your security deposit — guaranteed. I read reviews about this and can confirm it’s true. They charge for an "initial clean" and then for cleaning after their people come in and make minor fixes. How is that my responsibility? They nickel-and-dime for everything:
$190 to patch tiny nail holes $170 to “resurface” a barely-used stovetop $200 cleaning fee—even after I deep-cleaned before my walkthrough
My security deposit covered $400, but I still owed another $436. It’s insane. They expect you to live in a unit without actually living in it if you want your money back.
The maintenance guys, who were fine before, were rude during the walkthrough. Do y’all expect people to live and die at the Arya? People leave. Instead of making the process easy, they do the opposite at every turn.
Devin from the leasing office was another joke. He emailed me about my lease renewal to “help” avoid an insufficient notice fee. I told him I wasn’t sure yet. Then, when I confirmed I was leaving, he told me it was too late — I’d still be charged. So he TRICKED me into giving him an answer. Can you say PETTY? I just laughed at how ridiculous it was.
The Arya is not only cheap, but it’s petty, too. As one of their longest residents, I do NOT recommend this place, and I’m so happy to be rid of it.

I recently moved to The Arya from NYC, and I have to say, my experience has been incredibly disappointing. The personal late night summer pool parties are out of control—loud music beyond ghetto and chaos make it impossible to enjoy my own space. They claim they have security but when you call they are no where to be found. The front desk staff has a constant high turnover.
There’s two elevators to the garage area and since I’ve lived here (which is approaching a year) I have yet to see both working. The elevator inspections are our also expired.
Additionally, I've had four packages stolen, which raises serious security concerns. I’ve reached out multiple times to address issues with my upstairs neighbors, who first threw water off their balcony on several occasions , hitting my husband with an unknown liquid. Now, the noise from their heavy stomping or gym equipment is unbearable.
What frustrates me the most is the complete lack of support from the property management team. They often ghost us and provide no solutions, leaving us feeling ignored and helpless. I deeply regret choosing The Arya as my new home in Atlanta. If you’re considering moving here, I would strongly advise against it.

The building turned the cops away and I’m sitting in my living room with this noise yet again as I type this. Furthermore I am not speaking of the community events. I am speaking of other tenants hosting their personal pool parties late at night with loud screaming and music with glass bottles everywhere. If is extremely difficult to get in touch with the office they never answer, you literally have to go in person to try to get anything resolved.
