This building deserves zero stars. Short-term and weekend renters have taken over this property with their disgusting behavior and management does very little to restore any kind of order. Litter, foul language, ill-fitting trashy attire, blatant disrespect ranging from cutting the line at the elevators to trashing the community laundry room to stampeding across the floors at all hours, spilling beverages and dropping trash in the elevators, blasting loud music that pulsates through the walls and ceilings, unruly children who are allowed to run wild and treat their living space like a playground. Not a care in the world for anyone in the surrounding units.

This building is a hot spot for drugs, crime, vulgarity, obscene behavior, defacing of property, and did I mention a MURDER inside one of the units, plus, at least two overdose deaths (that I know of). I live here full time (owner/occupant) and have stumbled upon a used condom in the hallway, a used feminine hygiene product in front of the elevator bank, trash strewn about the property as well as in the elevators, weekend guests telling me to suck their d* after I politely asked them to please stop yelling in the hallway (they were literally yelling from one end of the hallway to the other). Drugs are bought and sold inside and all around the perimeter of the building (in the Spring of 2021, one of the concierge staff was caught on camera buying and using while on duty!).

The smell of pot wafts through the building regularly. Forget about opening the windows to get fresh air...the overwhelming scent of pot comes right through the window screens, not to mention you are then subjected to listening to the unbelievably loud conversations/domestics on balconies and in the halls. On many occasions the police are called because of domestic violence situations. It's deplorable- no class and no respect for others (note: there have been some very nice, respectful and well-mannered renters along the way, however, they are few and far between).

"It's the culture", I've been told by property management. "Attend the Board meetings and voice your concerns there". Voice my grievances to the same people who rent their MULTIPLE units to the same unruly people who are causing these disturbances? Yeah, sure- the Board will listen to me and make changes. LMAO- what a joke!

If you are a decent and considerate human being who values respect, peace, safety, and civilized behavior, I implore you to consider other properties in the city of Atlanta- they do exist. This is NOT a safe, family-friendly building. The crime inside and around the building is out of control and it's getting worse now that the warmer weather has arrived. Last summer, I saw footage of a renter standing watch at the bottom of the stairwell that leads out to the basement level and holding the door open while his friend snuck off into the parking lot with an automatic weapon in clear view. A few seconds later, there was gunfire and smoke, and the guy with the gun came running back toward the stairwell and ran back into the building. Also, the young lady who was MURDERED last July by a guy who was seen on surveillance riding around the parking lot on a scooter, casing the area, didn't stand a chance. She exited her vehicle and he followed her to the basement entrance, pretending he was trying to locate his key. Unfortunately she exercised kindness toward someone who was undeserving of it and let him in. He joined her in the elevator, followed her up to her unit, strong-armed his way inside, and took her life brutally. He was seen shortly thereafter leaving with her purse, ultimately driving off in her vehicle. Her poor mom found her a couple of days later while conducting a welfare check.

I'm so fed up with this property and the poorly behaved weekend and short-term renters that I have decided to post pictures of the used feminine hygiene product and condom I found on separate occasions- tampon was hanging out on the floor by the elevators; condom was on the floor just outside the north stairwell...

Old broken furniture, refrigerator sounds like a sputtering boat, no blinds or curtains in the bedroom window, wind whistling through the window causing the room to get very cold (in February) so had to put rusty wall heater on to warm the room but only worked on HIGH so got sauna hot, no door on the bedroom closet so have to look at a stained ironing board cover waking up in morning, NO electric outlets in the bathroom my wife so had to use living room outlet to blow dry and curl her hair with no mirror. Bedroom ceiling fan had a small chandelier light bulb with no globe over it. Livingroom ceiling fan (white fan blades) had black dust on every blade. Wall heaters had paint peeling off and rusty. A runner rug was curled on the edges causing a trip hazard and the purpose was to hide old dirty worn out carpeting, The toilet was not secured to floor and tipped side to side. Was going to move a table to allow my wife to use mirror above it to do her hair and upon lifting one corner a fraction of an inch the leg fell to the floor so propped it back and scratched that plan. There was a big painting hanging on the wall (approximately 4’x3’) that was so warped it’s lower right corner stick out 4-5” from the wall. $180/night and unfortunately we booked 2 nights. Worst place we have ever experienced. The web site pictures are either fake or completely filtered to mislead...

2023: Allow me to give you the rundown on this area and apartments.

The apartment staff is nice. Our Air BnB was decent, but that is going to be different for everyone.

The building smells of weed constantly. These numerous bangs and noises heard throughout quiet hours.

The area is the worst part. It is not family friendly. The monument and park outside (and the entire area in general) is taken over by the homeless who will stop you every chance the get to ask you for money. The area seems far from safe. The liquor store on the end of the building is extremely sketchy. Walking at night is not advised, which takes the possibility of “night life” out of your trip. We heard sirens MANY times throughout each night but did not personally see any crime.

The location is near the MARTA, Aquarium, World of Coke, College Football Hall of Fame and Mercedes Benz stadium if any of those tickle your fancy.

I recommend staying in another location and area. Midtown was great so I’d start there. Pay up and stay in a...

We had an AirBNB here last summer and it went fairly okay. A lot of the problems have to do specifically with our room and property manager, however there were building problems too. The AC units were incredibly moldy and ancient which made us sick at first. The whole building reeks of marijuana which isn't the worst thing ever, but it is slightly uncomfortable at first. Elevators are nice, security is friendly and helpful. The outside of the building is a homeless and beggar camp and you can't go inside without being haggled in some way. It was rather unsettling going in and out of the building and trying to avoid people. The parking lot next to this place is incredibly unsafe as well, it is highly recommended to park elsewhere.

The crowd outside was fine, some of the reviews here are mentioning homeless people begging- I’ll just say that is what people do when they’re in need, I don’t think it made the area unsafe. It’s a city so there are going to be homeless folk. That aside, the building was fine, concierge service was great. The noise around the hotel is something I’m not used to though, woo was it loud at all hours. And bright! Lol. But again we would probably stay here again. Minus the one cockroach we found in our apartment (air bnb….) :/ it was clean and comfortable.
