BUYER BEWARE:
i bought a duplex and it was terribly renovated by Robert Grunnah. we requested tons of repairs which he agreed to do and didnt hold up his end of the bargain. Post close of escrow we discovered: expose wires to the exterior lamp light ac didnt work upon move in, loose tiles that were cut but missing grout under parts of the floor duct vent was not fitted on water heater and gas lines incorrectly installed - the city red tagged the water heater due to risk of explosion! driveway slope basically traps water at the foundation of the house where there are cracks and water was leaking into the house plumbing fixtures sitting loose in the wall or filled in with goo oozing out from both sides- they didnt even bother to wipe the excess the fence was renewed only in the front only for curb appeal of the pictures and after 3 months has detached from its post and leaning against the house.
yes this was a lesson for me, more due diligence was needed on my part instead of relying on 'trusted' individuals but where's the integrity? we were marketed a turn key property. there is a reason flippers in real estate get a bad wrap and Robert Grunnah with Kensington Peavy LLC is another data point to support that reputation...

Someone on Robert's team went to the house and our tenants showed him around. We don't like betting on the market, rates, etc -- and live in fear of a slowing market.
We do not like showings that alter our life style & schedule.
