I am a first time buyer, so I have never worked with a home inspector before. It seemed a bit intimidating at first. There is a lot of money on the line, so I didn't want to go with the first guy my agent recommended. I read a lot of reviews and decided to go with Insight because they have excellent, believable ratings and offer a free thermal imaging scan. I messaged Scott via Yelp. He replied within minutes with a very helpful, courteous, professional, personalized response. It was a long holiday weekend, and I only had a small window of time to have the house inspected before my option period expired, so I was very happy that Scott was able to make arrangements for Nathan to inspect the home and get everything back to me in time to review it with my agent and the seller. All online and phone communications were friendly, helpful, professional and timely. I am very pleased with communication. Scott really put me at ease by reassuring me that they would not miss the appointment or reschedule (which would put my contract at risk). Nathan met me at the property on time and was very professional, courteous, and helpful. He paid great attention to detail, and showed me everything. He answered my questions very well and offered some really great advice on how to deal with the faults he uncovered. He even offered to give me his muffin when I mentioned I hadn't had breakfast yet. As a female, I felt very safe, respected, and was never talked down to or treated unprofessionally or disrespectfully. Together we surveyed every aspect of the property. I even went into the attic. He explained what things are, how they work, and what needed to be done. Nathan didn't over-explain or make anything unnecessarily complicated. He asked many times if I had any questions, and he answered my questions with enthusiasm and clarity. I watched him perform all of his tests, take pictures, make notes, and do the free infrared thermal imaging scan. I learned a lot and feel very confident that the job was done right. Thanks to Nathan, I now feel well-aquainted with the property, appliances, plumbing, insulation, electricity, etc. The only part I didn't personally witness was the roof inspection, but I could hear him walking all over up there, and he took really good pictures of problem areas. Nathan knew I had a tight deadline, so he got the report to me within 2 hours of the inspection. The report is very thorough, professional and concise. I already understood everything in the report because he explained it to me as we went. The whole inspection took about 4 hours. I paid $350 with the Yelp coupon. I feel like I got more than my money's worth. The thermal scan is not just a bonus. It seemed to me to be an invaluable tool. I think it should be standard for all inspections, but it's not. I'm really glad it was included for free. I was able to pay using my credit card, via Square, which was convenient and easy. If you don't want to be present for the actual inspection, I feel confident that they will not cut any corners. If you really want to get to know the house, take advantage of the learning opportunity and tag along. I read the reviews of other inspectors who do not allow clients to accompany them during the inspection. For me, that was a red flag, and is a missed opportunity for both the client and inspector. I learned a lot and it didn't seem to bother Nathan at all that I was watching everything and asking questions along the way. I feel very confident that I chose the right company for the job. They are incredibly disorganized, to the point where they can't keep up with phone calls and emails. I have to reach out 10 times to get one reply. Pathetic. You shouldn't have to chase people to give them your money. FAIL!
The work that they did for me seemed fine, as far as I can tell. But then again I'm no home inspector, so I'm not really sure how I would know about the quality of their work. But their business operations are a total failure. They need to bring in new management, or someone that knows business operations like a business consultant, to get it together.
FOLLOW UP: being dishonest makes it even worse. I've called into your office, and I've called the inspector directly, repeatedly throughout my interactions with you since the summer, and it takes multiple attempts to get you, every time. And you told me you were going to bill me for the follow up inspection, which I was prepared to pay. You didn't do the follow up inspection for me as courtesy, because you made it clear you would have to bill me. You simply forgot to bill me, which is further evidence of how disorganized you are. You need to take a lesson in online reputation management. You don't attack someone that suggests that you have performed less than average, and you don't suggest that maybe they've reviewed the wrong firm. That is absurd.
