For anyone thinking on renting a space at Camden RiNo, I would strongly suggest you reconsider. There are likely better options at a much lower price. While the property is conveniently located and has nice amenities, the building suffers from abysmal management - excluding the maintenance team - that neither listens to the concerns of residents nor feigns any legitimate concern when their poor decision making negatively impacts residents. Rather, complaints seem to be either swiftly dismissed or met with indignation. Here is a brief list of ongoing and past problems plaguing this building:
There is no designated space for package delivery. The property has a "mailroom" with letterboxes assigned to each apartment, but no secure locker or room for packages. To make matters worse, management refuses to accept or stow packages in the leasing office or elsewhere. Instead, management demands package carriers deliver to our door. Problem is, carriers frequently do not wish to do this and instead leave packages in the mailroom. Management's most recent solution to prevent this is to refuse delivery for ALL package delivery if the carrier wishes to leave parcels in the mailroom. So, if you depend on timely delivery of prescription medications, important work documents, or simply pay extra for expedited delivery, be aware that management here may actively prevent delivery on your behalf.
The garage and stairwells suffer from frequent break-ins. In an attempt to remedy this situation, the management spent months getting new garage doors installed. Problem is, the doors open for anyone who drives or walks up to them. With regard to the stairwell doors, it is likely generous to say they suffer from "break-ins" since they're often just unlocked. Management's response to this issue has been unclear and inconsistent at best. For a short month or so they hired a security company and informed residents to contact the company with concerns. However, after numerous calls the security company informed residents Camden had apparently discontinued services without informing any of the residents.
Despite break-ins and other security issues at the building, Camden has not hired onsite security. As stated above, the management team's response to security issues at the building was to briefly hire a security company and then unceremoniously discontinue that service without warning. This is particularly concerning given that at one point someone on my own floor was roaming the halls with a metal baseball bat and attacking residents' doors. Alarmingly, the culprit was a resident. After contacting the police, they informed residents nothing could be done if the culprit returned to his apartment before they arrived. Camden's solution was not to hire a permanent security team, but instead give residents Ring doorbells to catch the guy on camera. So, for a period of a few months, myself and other residents faced a concern that they might be attacked in the hallway with no onsite security available to assist.
The gym is frequently poorly maintained and stocked with sparse cleaning supplies. Throughout my stay at this property, management has done very little to ensure the gym has a consistent supply of cleaning materials. Despite several COVID surges, the gym often goes days and weeks with either no cleaning wipes / sprays for equipment or just a bag of long dried up disinfectant wipes. Worse, when the mask mandate was in effect, management did nothing to ensure residents complied in the gym or other common spaces. Consequently, I have frequently felt uncomfortable using the gym due to the lack of concern for proper sanitation displayed by management
In sum, my partner and I have tried to make the best of the situation at Camden and raise concerns with management politely with an understanding that the team has a tough job. However, despite our efforts - along with numerous other tenants - things just seem to be getting worse as...
Read moreAfter residing here for six months, I'm ready to offer my honest assessment of this apartment building. Let me begin by commending the leasing and maintenance staff for their friendliness and helpfulness, despite being constrained by the policies of a larger management company primarily focused on maximizing profits.
Firstly, it's important to note that security measures are lacking. The absence of security personnel and limited camera coverage have resulted in instances of package theft and break-ins within the parking garage.
Secondly, the unit finishings are cheap and function poorly. The HVAC system is notably loud, muting the tv and conversations while it’s running. Additionally, the condition of amenities such as the fourth-floor dog run is subpar, and strong odors can permeate nearby residences.
Financially, residents should anticipate hundreds in additional charges beyond base rent/parking/utilities, including various miscellaneous fees for services like pest control, “stormwater,” water, recycling, trash, sewer, gas, and common electric. Additionally, residents are subject to a billing fee for these services.
Camden imposes a $121 monthly charge for a mandatory entertainment package, which was deemed unlawful by the City of Denver. While Camden has since reduced the rate in compliance with legislation, some residents, myself included, continue to incur this fee due to prior agreements.
Furthermore, I was charged $100 in fees because Xcel Energy failed to transfer the electric service into my name. Despite the circumstances being beyond my control, Camden has declined to refund the $100—"it's in your lease," is the common refrain.
Lastly, residents occupying units along Larimer Street should be aware of the proximity to a noisy bar, which thumps loud bass music into the early hours of the morning on multiple nights per week. While this isn't directly attributable to the management, it's a factor to consider for those who value peace and quiet during nighttime hours.
Reply to Community Manager: Camden was not very upfront about the cost of communal utilities. In the last three months I've paid $287 in communal utilities on top of the $50/month community fee and my personal utilities. For January, the fees were electric ($42), gas ($19), sewer ($15), trash ($10), recycling ($6), water ($5), stormwater ($4), pest control ($3), and billing fee ($6). I have a one bedroom in a 200+, this means that Camden is billing residents for a minimum of $20,000 for utilities a month.

If you have ANY other options of a spot to live I would highly recommend looking elsewhere. COCKROACHES. Only after about a week or so of living in my apartment I started to find SEVERAL dead and living cockroaches around my unit. Unfortunately, the cockroaches were the least frustrating part of my experience here. If you have cockroach or pest problems here good luck, your issue will be handled with a patronizing and bullying response. When bringing the cockroach problem to the staff, my issues were met with the following responses: "Ok what solutions do you have for us. It's cold outside the cockroaches need somewhere to go". Additionally, I tried to work with the staff to find a solution that didn't require me to move buildings completely and just maybe move to a different unit when I was met with the response "I mean there's going to be bugs everywhere" as if I had only experienced an ant or a single spider. Anyone with the most basic sense of empathy and customer service experience would recognize that this treatment is unacceptable and with so many other places to live in the area, quite astounding they have any residents at all. And when informing the staff of the issues I was experiencing in my unit they said "Thanks for the update" as I had to find somewhere else to live due to my apartment being INFESTED with cockroaches. Not only was my sleeping situation compromised, I also work from home so I had to find somewhere to go work every day, and working in public places was not conducive with the line of work I am in so it made things very challenging for me. Upper management simply regurgitated the same responses that the staff at the complex recited. The lack of empathy and customer service this establishment has shown is disappointing and unacceptable. I was apprehensive to write this and was just going to let the situation go, but I would hate for anyone to get trapped into a lease here.
