DO NOT MOVE HERE. In the last couple months, the old management team Greystar has been replaced with Karoi. It's been a mess every since. The hallways are filthy, The pool has been in disrepair for 3 months, They put in a new coffee machine expecting you to pay for your coffee, but wait the coffee machine is broken too! Last week, the elevator stopped working, they've done nothing to fix it. They also changed all the light bulbs to florescent office lights, so now you can feel like you're always at work. The mail room is basically of heap of unorganized boxes. Sometimes it takes 30 minutes to find what you're looking for. The actual team itself is incredibly rude and disruptive. If you ever want to work in the public office spaces, you're forced to overhear the employees yelling across the hallway to have conversations with one another. The garage is DISGUSTING. Trash littered across the parking spots, and randos constantly walking in. Last week, my neighbors car window was shattered. I'm actually shocked they have the audacity to charge 2.5-3k for a 1br for this place. The cherry on top is if you want to break your lease, it'll cost you 6k. Save yourself the trouble, and the money and look elsewhere. EDIT: I had to come back to this review after I’ve moved out. It’s been a MONTH since I’ve moved and they still haven’t returned me my deposit. I am about to take them to small claims court over it. They supposedly have an office in TX which is where they cut the checks, but come up with excuses as such as ā€œwe sent it to the wrong address, we wrote it under the wrong name, etcā€. This management company are borderline scammers. STAY THE HELL AWAY.

The property manager does not care about tenant safety and does nothing to secure the buildings. The doors are always broken. The garage door has been broken for more than 75% of the time I have lived here. My car has been broken into twice and the property manager's response was that "crime happens everywhere" even though the parking garage door was broken for 2 months and he was too cheap to pay for overnight security. It wasn't his car so he did not care. Homeless are roaming the halls, attempting to open apartments, stealing packages, sleeping and smoking crack in the stairwells. In the mornings, I have found crack pipes, liquor bottles and clothed in the hallways where the homeless tenants throw a party without repercussions. My dog tried to smell it! Also, what if a child found it. Crack pipes should not be an issue in a "luxury" apartment. Senior management (Patrick Moody) has show zero accountability and willingness to solve these issues. They have been ongoing for the entire time I have lived here. If you care about your own safety and the safety of your family or pets, do not move here. Not to mention that lease renewal rates increase by 20-25% per month and when you don't renew, they lease a new tenant for the same or less than the original monthly rent. Makes to sense and shows that current residents are not valued by senior management.

The new assistant manager, Nicole, could use an attitude check in my opinion. If you call the front desk, she will literally refuse to patch you through to Caitlyn. I had a 30 second question for Caitlyn that we had previously had a discussion about; however, this instead turned into a 20 min conversation with Nicole because she refused to let me talk to Caitlyn.

The management here has genuine been the most awful group of professionals I’ve ever had to work with. The management used to be Greystar but ever since Kairoi has taken over it’s been absolutely horrific and I ultimately moved away.

I’ve had an issue with drain flies in my bathroom (from a previous tenant that was left unresolved) and when I moved in right before winter so they went away for the season but came back hard when it started to warm up. After multiple calls & emails due to them not responding to my maintenance request they finally sent over pest control to inspect but never clarified to the inspector where the issue was (in the bathrooms, as clearly stated in my maintenance request) and that was it. That was all the help I got. Harassing them and getting irritated is the only way to get them to take any action and I don’t like to be that way. Ultimately I mitigated the drain flies myself with baking soda & vinegar but it only helped so much and I lived in drain flies for months until I could finally move out.

The worst part is that the team knowingly allowed carbon monoxide to travel through the buildings and they did nothing about it. They had some guys power washing the garage one day in the summer. My carbon monoxide alarms were going off and I called the leasing office to see if they were aware. I was told ā€œyes it’s happened in other buildings too don’t worry about itā€ and offered to come turn off the alarm. Due to my mistrust with the drain fly situation I call the fire department anyway and they send a crew over, did a reading in the building and said the carbon monoxide levels were actually dangerously high as soon as they walked in. They spent the entire day airing out the building. I was in utter disbelief that the team at Kairoi could be so incompetent and careless about something that serious. People can die from that.

Upon move out they gave me no communication on move out instructions and only responded after I left an angry voicemail saying how I’m finalizing my move out literally that same day and have heard nothing. As I’m writing this it has now been almost two weeks since I left and I have been given no communication on receiving my security deposit and I’ve already sent numerous emails and voicemails. I genuinely don’t know what they do all day. I’ve tried playing nice for so long but they just don’t deserve my good graces anymore....

Our lease is coming to and end here and unfortunately will not be renewing. We rented for 14 months, and they decided to up our rent 25%...almost $500 more than what we are paying now. Extremely unfair and unreasonable. We asked for our renewal rate almost 60 days in advance. They took too long to get back to us.. therefore, we only had 2 weeks to decide on renewing or not before the deadline. After being quiet and considerate residents, they did absolutely nothing to try and accommodate us after we tried to negotiate.

They charge for "common area utilities" which is absolutely insane because they leave the fireplace and TV on in the lobby 24/7 in the colder months, and all lights on in common areas. The extra $25 a month for trash pickup outside our door is ridiculous, when I could easily walk down down the hall to the trash chute. They lock the trash chute so you can't do this.. Some nights the trash company doesn't even take the trash.

I love dogs, but there are multiple inconsiderate residents who bring their dogs in the outside common area to PEE IN THE BUSHES...right next to tables where people eat. There is also a sign that says "No pets allowed", but no one listens. I notified the staff and no one did anything. There is always dog pee in front of the main doors of building C. There have been multiple break-ins in the parking garages since I've lived here. The common use grills hardly work efficiently, they are not kept clean and had to submit a maintenance request to ask them to provide cleaning brushes for both grills.

I have to shout out Byron though, for always being so kind and helpful when I've had questions or concerns. The actual apartment itself is nice, but the building and management are not so great. We've kept our place in great condition, but based off what other people have said, I'm scared we won't get our security deposit back due to a tiny scratch on our stove top!!!! It has so much potential to be great, only if the management company was better. Please listen to your residents and take action on all...

(Honest Review) I'm a military veteran / stand up comedian from New Jersey, so you know I'm not going to sugar coat.. and so far, this apartment complex with this current leasing staff Shalayna, Lamont, and the manager Dani, as well as the current maintenance crew (Maurice aka 2Tall, and Dean aka 2Short, and David aka Tiny) have been the most fun, nicest, coolest, funniest, and most down to earth apartment experience we've had so far. They've definitely made us feel very welcome, very comfortable being ourselves, and have been extremely helpful

We've toured and lived in many apartments all over the country, and this was the first apartment complex that didn't feel snooty, upiddy, or have the fake polite vibes of "Karens" and corporate used car salesman

We came in to tour an apartment and randomly walked into a y2k throwback party that the leasing staff threw for the residents where they were playing Linkin Park and Beyonce, and it was actually a really good time.

Most leasing staff-thrown events feel very stuffy, restrictive, and corporately uncomfortable, and this was actually very comfortable and alot of fun! All the residents we've spoken to said they love the vibe of living here, and this is the first place I've been to that seems like resident happiness and morale is a priority

The demographic of people I run into mostly seems to be a lively, friendly, and social population of 20s, 30s, and 40s mix of creatives, musicians, entrepreneurs, etc which is exactly the environment we've been looking for and hoping for!

The buildings overall, as well as the gym, grill area, and pool area are always very well kept and clean. Maintenance is fast and efficient

The surrounding areas walkability is safe, beautiful, and super close to alot of really cool fun places to eat and hangout in lohi and downtown, but far enough away to not be right in the middle of the hustle and bustle

I honestly have nothing but good things to say about this place so far and would strongly recommend!
