Disappointing Experience After Promising Start
I worked with Patti Murphy to sell my home in Spotsylvania. Initially, she was warm, friendly, and came with lots of promises about how she would handle my sale. Unfortunately, once I signed the contract, her behavior and support changed dramatically.
When the first offer came in, Patti never explained that I would be responsible for paying 2.5% of the buyer’s agent commission fees. This was a major cost, and even when the buyers returned with a full-price offer, she still did not disclose it to me verbally or in writing. As someone who has only sold one home before, I relied on her to clearly explain all fees and obligations. This omission cost me over $11,000 and left me feeling blindsided.
Throughout the transaction, communication was poor and support was inconsistent. She often minimized my concerns, pressured me to give concessions to the buyers under the guise of “goodwill,” and backed out of a commitment to attend my new home’s walk-through one day before. At times her messages were curt and dismissive, making an already stressful process even harder.

She was my neighbor and friend years before she was my realtor. Such a lovely soul who stays busy helping to find homes for animals who need rescued as well as other philanthropic projects in the community. She found me my little slice of heaven downtown and we just closed on the sale of the house my kids grew up in. I valued her guidance and knowledge though out every step.
