One of my mothers friends provided info on Wade Caple of Long and Foster when she was interested in selling her home off river road. Wade called to ask a few basic questions and to set-up and initial meeting with us to come over to see the house. Wade sat with my mother and told her about himself and his experience in the Fredericksburg area. Wade was shown the house and the land that it sat on (8 acres). My Dad and mom had the house built in 1985, all brick colonial with main floor master. The house was move-in ready, hardwood floors and no issues what so ever just some dated appliances and such. Mom did not want to make significant improvements to the house just to sell it so Wade suggested she sell it as is and let the new owner upgrade the appliances or expand the kitchen, knock down walls for more of a open concept if that is what they wanted to do. Wade said he would come up with a selling price and would get back to us in a week or two. My mother decided to relocate to Northern VA and Wade met her at her new place to discuss his proposed sales price and sales strategy. Wade knew that the house was solid and the land was the key to selling this house. He had his photographer come take pictures of the house and land. There is a large out building on the property and Wade even suggested it could be used as a two stall horse barn in his write-up. Wade was spot on with the selling price, two days after the house hit the open market my mother had four offers all above asking price. Wade presented them and assisted my mother in understanding each one. I should add that the house still had several pieces of furniture in it since my mother downsized significantly. Wade said he had a guy who could removed all the unwanted furniture. Within two days the house was cleared out.
Wade also helped with the septic inspection and had a company make a necessary repair that was found. He assisted in the termite inspection and again had a guy make the a needed repair. to a couple boards. Wade kept my mother informed of items that needed repair but he took the lead in getting professionals to make the necessary repairs.
