I don’t usually give reviews but I don’t want anyone else to be fooled by this like I was back in September of 2018 when I got a year lease, so please bear with me. I moved to downtown to work as a lawyer in Houston and loved the close proximity of the building to my office, but did not remotely anticipate such issues with this building based on my original visits last summer.
Don’t be fooled by some of the great reviews on here. Several are by former employees and others by short term rentals/ Stay Alfred/ Airbnb customers.
Management is extremely unresponsive. Emails are often ignored, and other times responded to after weeks. It is often difficult to reach them by phone as well, as their number is simply unavailable for hours and hours on end.
Stay Alfred and short-term rental customers: the management never once mentioned that a significant portion of the property will be used for hotel/ airbnb-type customers. There are constantly new people coming in and out of the building, taking up spots in the public parking and using community properties in a carefree manner. There is no way to tell who lives here full-time and who doesn’t. You always have to think twice about cars following you into the gated parking garage behind you since you don’t know if they are there for short term stays or just random people looking for parking for the night. To make things worse, you’re not allowed to sublet or Airbnb your own spot but the building does it constantly, to the point where there is literally a key pickup machine located in the garage for use by these constant short-term visitors.
For several months, there were random and lengthy fire alarm drills and issues. It got to the point that if you worked from home or were just enjoying the premises on weekends or at night, you didn’t know whether to expect the fire alarm to trip or not. There have been several that lasted close to an hour with mere “sorry we are experiencing alarm issues” emails as explanations, including for those incidents that were in the middle of the night.
There is only one elevator in the main lobby and it is extremely slow. With people who are living short-term coming in and out of that area every time, that process is even further delayed and some times it takes up to 5 minutes to get an elevator in a 6 floor building.
You are forced to pay for valet trash every month for only 5 days a week (not the weekends) but what they don’t explain is that while you can only place your garbage outside your door between 6-8 pm, the trash is almost always not collected until 11 pm or midnight, and sometimes not at all. Imagine having guests over or coming home from work or a dinner and seeing the hallways lined with trash for 4-6 hours 5 days a week, but not being able to opt out of the awful service.
The garage entrance on Jefferson street often doesn’t function.
The only great part is the maintenance staff which is extremely quick to respond to issues and very nice and helpful. Additionally, the gym, lounge and pool are nice, but the gym is almost never stashed with towels or water or snacks as we were told when...
Read moreTLDR: The manager is hostile and unprofessional. The building reeks of garbage, weed, and is infested with flies. Security is nonexistent, the gate and elevators are always broken, and unauthorized people are regularly inside. Do yourself a favor and find literally anywhere else to live.
Avoid this place if you can. Living here has been an incredibly frustrating and disappointing experience. Trash piles up to the point that it’s overflowing, attracting swarms of flies. I had to buy a fly zapper just to have some peace inside my own apartment because every time I open my door, flies rush in from the hallway.
The property manager is shockingly rude and completely unprofessional. She falsely accused me of listing my apartment on Airbnb with absolutely no evidence. She emailed me demanding I take the listing down, but when I asked for the link so I could report the fraudulent post, she never responded. The next day, I went down to the office and was told by the front desk that multiple residents were experiencing the same issue. Strangers had shown up over the past few days claiming they had booked apartments here through Airbnb or other sites, obviously all victims of a clear scam.
I went to the office a few months later to renew my lease (I only needed a short extension), but she refused and cited the same baseless Airbnb accusation. She claimed she had been tracking my guest passes and demanded a full breakdown of every single visitor I’ve had, which was incredibly absurd and invasive. Instead of acknowledging this common scam and working with residents to address it, the manager doubled down on her accusatory and unreasonable behavior.
On top of that, maintenance is unreliable. They mark requests as “completed” even when nothing has been fixed. More importantly, the building is supposed to be secure, yet homeless people frequently end up inside because the garage gate is constantly broken and left wide open. Not to mention, someone literally got shot and died in the garage, too. Elevators are constantly broken (good luck moving in furniture) and the hallways reek of weed.

NO CAMERAS in the parking garage even after a murder happened. Doors are always broken and homeless here more than residents. Airbnb guest stay here as well.
Car broken into again
expressing my concerns regarding the safety and the various incidents I have encountered since moving into the apartment complex. Here is a summary of the issues I have faced:
My car has been towed. My car has been broken into. My car keys have been stolen. My food and groceries have been stolen. Homeless Sleeping Issues Airbnb guest Elevators A murder recently took place downstairs on G1 Cameras only on 1st floor
Our lease agreement states that there is supposed to be onsite security, yet I have experienced all of these issues. Additionally, several doors downstairs have been broken for weeks, allowing anyone to enter the apartment complex. There is no security presence at the G1 elevator, and people can easily access any floor. There have been numerous incidents of homeless individuals sneaking in and staying overnight on the 5th floor. The only advice I have received is to install a Ring doorbell camera, but this does not address the fundamental security issues caused by broken doors and the absence of security guards.
Due to the persistent safety concerns and the increasing number of incidents, I no longer feel safe living in this apartment complex. I frequently travel out of town and have no assurance that my belongings are protected in my absence.
I don’t believe for the money that myself and individuals pay here equals to the issues I’ve encounter as well as some residents.
If you’re spending $1700 or more I would do your research in safer environments and don’t fall for the brochure.
Wouldn’t let me break my lease after all the incidents they don’t care for safety either you die here to leave your lease or you have to wait if you can’t pay the 2 months plus term fee
