Lived at the property from Dec 2019 - January 2021. the apartment isn't completely awful but I can't truthfully recommend anyone living here for the prices charged vs the services and amenities provided. Detailed review below. TLDR: Don't do it. Looks beautiful, but not worth the headache. Management is incompetent at best and predatory at worst.
Pros: Travis the daytime concierge is literally the best thing about this property. He is considerate, timely, and quite honestly the biggest reason I didn't break my lease early to get out. He cares about the residents and treats the property and the residents with the utmost respect. The views are hard to argue and the apartments are easy to entertain in with great sized balconies and modern interiors. Location: Easy access to multiple freeways, Texas Medical Center, and downtown.
Cons: Sketchy Finances: A few things here which were concerning during my tenure. Upon signing the lease, they offered a promo that they paid you back a month of rent after a couple months occupancy. They never reached out to let you know when it was appropriate so after several months I began asking when/how to do this. It resulted in a several week process of them saying they'd sent me the link to redeem but never actually doing it and multiple trips had to be made until they finally sent me the links for redemption. I know multiple other tenants at this time had the same issue of them trying to dodge the redemption and forcing people to wait for months. The bigger example is under management below. Management: To give you the best example of overall shady practices, my lease ended with the property in mid-January 2021. After leaving they had overcharged me more than $4000 (didn't prorate my January rent and charged me for February when I no longer lived there). Should have been no big deal, an email to clarify, get the refund and no hard feelings. Unfortunately I am here 6 months later with email chains dating back to January and they still haven't given me a refund for the inappropriate charges. After 3 months of VM, email and finally having to get legal counsel on what to do they gave me a partial check in late May... which bounced and resulted in my bank charging me for it. Management is essentially impossible to get ahold of and regularly try to avoid/dodge questions if they know you are going to ask for help or try to get updates on issues. Other examples include general lack of follow-up to emails, unanswered calls (anytime you call they're conveniently out to lunch or on break with promises from other staff to contact you back and no follow-up), no return on voicemail messages, and just generally a perceived lack of caring about the residents. Safety issues: As other reviews note there was a murder and armed robbery in the complex within the same week in November 2020. People tailgate cars into the complex and there's not a lot you can do about it. Multiple car break-ins while in the property, though that is likely common in Midtown apartments. I think enough is said by the fact there were often 1-3 HPD officers in the lobby which makes you realize there are more safety concerns here than one would expect from "luxury living" Maintenance issues: The complex has 3 elevators for 27 storiesbuilding and it was the norm for 1-2 of them to be down at any given time, resulting in waiting 15+ minutes. Water leaks were common resulting in repairs required to multiple floors and the gym, multiple maintenance requests for my apt during the tenure which often took several days (the maintenance guys were always great though) Amenities: 24-hr valet never really existed, daytime valet was spotty. The gym is small but manageable. Unfortunately it was common for weights to be missing and although they have 2 Pelotons, they only purchased a license for one so if anyone was on one bike the other was essentially useless. Pros â˘Residents have access to FitFam fitness classes led by trainer Asher. The HIIT-style classes were suitable for all levels. Asher was good about changing things up too, whether that was running hills or stairs outside of the 8th floor gym. FitFam was an awesome way to get the feel of community by attending classes with other residents who were regulars. A bonus is having access to two Peloton bikes with a complimentary subscription to Peloton. â˘Apartment interior. Floor plan of A2.4 was perfect for two and a dog. I loved the flooring and the natural light from the glass windows/balcony door. The balcony was AWESOME. The space was perfect for hosting guests and my view was awesome. â˘Travis, Drewery Placeâs Lead Concierge. Travis is outgoing, friendly, attentive, and personable. He makes residents feel valued by acknowledging them when coming and going, remembering names, and simply being hospitable. Travis exemplifies service and hospitality.
Cons â˘Trust. My experiences with expected and unexpected issues that arose throughout my term led me to lose trust in the staffâs ability to resolve concerns with little or no effort on my part. Statements and communications provided by the staff conflicted with other staff members. Jorge Spencer, the property manager, left a 5-star review in August 2020 that was later taken down. It was also revealed, in an effort by the manager to enforce a lease addendum, that my lease had been altered via handwriting after it was signed and executed by all parties, and I was never provided a copy. â˘Value. Drewery Place lacked cleanliness consistently in common areas such as the pet park, dog wash, parking garage, elevators, and hallways. Drewery Place also lacked a staff who looked happy and owned problems. The pool deck unfortunately does not get enough sun and the grill area was consistently dirty and dusty due to corrective construction. Elevators were consistently out of service due to disrepair. Water and electricity would be turned off with little or no warning on multiple occasions. â˘Security. According to an open records request, 160 calls for service ranging from burglary to assault involving a weapon were reported by the Houston Police Department at the property from late July 2019 to Late November 2020. With a heavy police and security effort after the murder and robbery of a resident while in his apartment on November 4, 2020, an aggravated robbery with a deadly weapon was reported by the victim in their 25th floor apartment just two days later on November 6, 2020. According to the report, suspects robbed the victim of an estimated amount up to $29,999 in jewelry. The common areas smell of marijuana consistently, and Iâve personally witnessed a resident in the 27th floor sky lounge and their guest package marijuana into baggies presumably for distribution. I felt the property made no attempts to deter crime until after the events in November. Tailgating victims into the garage and through doorways remain an issue, resulting in multiple car burglaries and a couple of stolen vehicles.
Unfortunately, the pros do not outweigh the cons resulting in a significant service gap. It took a large amount of time and effort by me to seek resolutions that were fair. My original apartment suffered water damage. As a remedy, I was compensated for the damages and allowed to move to the same floor plan on a different floor after advocating for myself. Unfortunately, it took over a month to receive the compensation offered and promised by the manager after several attempts by myself to follow up on the payment.    Read moreBefore I list the reasons why I love this place; a building is only as good as the people who work there and Travis the concierge really making living here a truly pleasant experience! He goes above and beyond to ensure that you feel welcomed and greeted like family whenever you are in the building. He always ensures that the buildingâs safety is at his highest priority (another reason I love the building) and is always cautious to any non-residents who may enter the building. He goes out of his way for you if you ever need him, whether it be for packages, apartment services, maintenance, or just a friendly person to talk to. He has such a good aura that can make your day better by just interacting with him.
After looking for a place to live in Houston for almost two months, Drewery Place was without a doubt the best choice for an apartment complex! Being a newly constructed building and having by far the BEST views of downtown and the medical center, Drewery Place exceeds the expectations of an apartment complex.
Drewery place was number 1 on my list because of itâs apartment features and amenities. Apart from the units being beautifully designed with waterfall countertops, beautiful cabinetry, modern appliances and bathrooms, they also come with your own alexa device which is programmed to control ALL of the lights and thermostat in the apartment. They will also help you set it up to control your tv or other alexa enabled devices. The units are also great at keeping out excess noise. The apartment is really quiet and you wonât hear your neighbors.
There are so many spaces for the residents to enjoy throughout the building. The 8th floor has a conference room and little study cubicles for residents that prefer to work in a different environment. There is also the gym with everything from peloton bikes, digital fitness mirrors, weights and also free scheduled fitness and yoga classes for all residents. You can also find a full sized kitchen to host events with guests, pool, chessboards, libraries and furniture to lounge while watching tv. Lastly, the ROOFTOP! Definitely one of the best parts of the building. It offers the best unobstructed views of downtown Houston! There is a swim up bar in the pool, outdoor grills, cabanas with tvâs, outdoor bean bags and a firepit. The 27th floor is the next space residents can use for fun. It has a nice modern lounge inside that can be used for hosting events and a great outdoor space with a firepit and views of the medical center.
The buildingâs ability to house other businesses on the ground level makes everything accessible to the residents. There is a great juice bar that sells acai bowls, snacks and juices. Kanau sushi is also a very nice restaurant where you can have a drink, light snack or an omakase! Black swan yoga is also located in the building as well.
Other reasons to choose this place as your home are its proximity to downtown, midtown park, the metro etc, great security, valet and lots of social events hosted by the building for residents.
