Mice. I live on the 24th floor. I heard scratching in my kitchen and when I went to investigate the noise, a mouse jumped off of my kitchen counter and ran under the dishwasher. I then found droppings behind kitchen appliances and under my couch. When I went to inform my neighbors, they said they’d been dealing with mice for months. It took 4 days from the time I put in a request with maintenance for them to respond. And when the exterminator finally came, he just put traps next to the traps I already had. No effort was made to investigate or plug holes in the wall. Stuck in the elevator. I was stuck in an elevator for 30 minutes with 3 other people and the emergency button didn’t work. We kept pressing the call button but there was no answer. We had no idea if anyone was coming to help. Fortunately, one person among us eventually had 1 bar of cell service and dialed 911. When firefighters finally pulled us out after 30 minutes, they told us that when they arrived, no one was at the front desk. The firefighters actually suggested we complain to management, saying that we should not have been in there for more than 5 minutes. Afterwards, I went to speak with Vincent DeBlasio, the area manager, and he brushed the whole thing off like it wasn’t a big deal and just a standard issue. Broken elevators. There are 4 elevators for 40 floors, but it’s common for one, two, or three to be out of service. We often have to wait long lines for an elevator —especially during rush hours. I’m on the 24th floor and have waited up to 40 minutes for an elevator to the lobby on workdays. People in wheelchairs or with strollers wait even longer since there usually isn’t space for them when elevators finally reach their floors. No hot water. I went to shower one night and there was no hot water. We received no advanced notice of this. When I went down to the desk, they said it would be fixed within 10 minutes. Days later, it still wasn’t fixed, so despite still paying full rent, I was needing to shower at a friends apartment. Unsafe dog run. My dog was injured by equipment in the dog run that wasn’t safe for dogs. They had a bench which small holes. My dog jumped off the bench and it tore his nail straight through the nerve. I learned from other dog owners I the building that he wasn’t the first dog this happened to. Again, when I spoke with Vincent DeBlasio about this, he dismissed it as not that big of a deal. I also asked Vincent how frequently the dog run was cleaned, since dogs kept getting gut infections after playing there. He told me he had no idea. Charging for “prohibited” space. I pay $200-300 extra per month for a balcony. Between 10/3 and 11/19, management informed all tenants with balconies that we were “prohibited” from using them due to safety precautions during mandatory inspections. Yellow caution tape was put on my balcony during this time. When I asked for a rent concession for the 47 day period that I was prohibited from using my balcony, both Vincent and Reuben Kuchinsky, the community manager, told me that no rent concessions would be offered despite prohibited use of the space. Pricey lockouts and bribes. A spare key fob costs $75, but if you lock yourself out during non-leasing hours, you’ll be charged $175 to be let back into your unit. When I asked the leasing office for an extra key, Victor Aquino, one of the leasing agents, told me he would wave the charge if I wrote a positive Google review mentioning his name. Lost packages. The package room is a disorganized mess, so it’s common to be told a package cannot be found. I’ve also had packages given to me that weren’t mine and I’ve had other tenants return packages to me that were given to them by mistake. Dismissive/incompetent management. With all the issues I’ve had, Vincent DeBlasio and Reuben Kuchinsky have been consistently apathetic. Not once have I felt they appropriately addressed issues mentioned. Everyday many many people come and go since they rent some apt as hotel. I don't mean hotel is bad, but some people are still resident here as home. You know, various people have the keys to get in the building, they speak loudly, drunk in the elevator, have a party with music and jump as your neighbor. And then the doorman lost your things, no matter brought on Amazon packages or your personal information mails. Some people nock your door at midnight and when you have no idea to get up, nobody there.
Never try to ask them for any service or help. For example, this winter my room didn't have electric suddenly as one night. I went to doorman, he said it is not my resposebility; I submit I requirement online, no people come the second day; I went to the downstairs office the third day, they said you should wait.... Finally I ask my friend come to open the electric brake on the fourth day, and then the fifth day the worker come and say it is good, you should cancel the requirement and don't waste our service time. It is cold winter as big snow outside in Febrary, I don't have electric to open air condition and finally that is all my fault,, funny ?!
They always threat people when you want to talk with them. I want to talk with them a problem before, and they said you are sign the lease, you should follow our rules... But you know they always can explain or change their rules as their ways. They are the rules as Devil. And they would like to say if you have any questions, you can talk with manger, if you have any question, you can come tomorrow, if you have any questions, you can call lawyer. We are busy don't want to cost many time to talk with you again and again, it didn't mean we don't mean we are afraid with you .The whole office, whole team, whole ROSELAND property company is rudely without reasons.
They have good memory to bear grudge you if you have any problems to ask them. Then they remember it and want to look for trouble. That is also why I said it is not safe here.they really hurt the customers' psychical and mental injury. And they don't care since you sign the lease to give them chance to hurt you.
Anyway, NEVER never never never never conside to stay here, no matter how much money. We pay money to buy the service and safe apartment, not buy a creditor and horrible mixed living place. And actually it is not cheap. They always could find a way to ask money from you.

I am a long time resident at Marbella who has been very happy with the exception of an issue that troubles me greatly and one of which I feel potential customers should be aware. Below is the email I sent to Marbella's owner, Roseland:
My partner and I have been residents at the Marbella in JC for 9 years. We have enjoyed the experience and have been extremely impressed with the staff. They are responsive, efficient and courteous. We have never complained...until now.
Marbella installed 4 outdoor grills stations when the next door M2 property opened. It was very exciting for us as we love to grill outside. The grills officially opened on Memorial Day. Within 2 weeks, they were all closed and have never opened since. We have approached the staff on this issue multiple times. The staff and corporate officials seen on site have told us that the problem is with the machines and that the manufacturer refuses to step up to the plate and fix them. This may very well be true; however, that excuse was good for only 1 or maybe 2 weeks. It is now almost November 2016. The grills have not been available for 5 MONTHS. There is no excuse for this current situation. Marbella appears to be so stubborn in its position that it has completely forgotten about its residents and the importance of making our experience the best...particularly with all the competition in the apartment space here in JC. Unfortunately for us, we recently renewed our lease for another 18 months. Knowing what we know now, this is regretful.
Whatever the issue is, the number 1 priority is providing the amenities you promote to persuade folks to decide to sign a lease with Marbella. The obviously common sense approach--which has not been taken--would be for Marbella to replace the machines and take legal action against whomever Marbella feels is responsible for the issue. But instead, Marbella has decided to throw its residents--the very folks that allow for Marbella's success--into the middle of this matter.
Since Marbella has made the decision to disrespect its residents, the only avenue I have for getting someone to listen to me is to send this email to its corporate folks. In addition, I will post this email on various survey websites to warn those that have been misled into believing that Marbella is the place they want...
