The one
There are a lot of new apartment buildings coming up in Jersey City so it might be a bit crazy to figure out which one you should rent in. I believe one of the best decisions that you can make is to rent in The One.
The One is one of the (relatively) new buildings in Jersey City, but at the same time this building was built before some new building regulations. Let me explain, as per the new building code regulations the bathrooms need to be big enough to fit a wheelchair. What ends up happening in this case is that instead of just increasing the bathrooms size the bedroom size is shrunk down to build an apartment in the same area. I understand this might be a necessity for certain people but most of the space in my view is actually wasted.
The second thing that I like that you will not find listed anywhere is the fact about The One is its location. It’s about 5mins from the path station but this distance means you don’t end up with a lot of strangers (and squatters) walking by. Also, the concierges are very good and know most of the residents by name. Alex, Jordan and others are absolutely wonderful.
The One also has all the common amenities every new apartment complex in Jersey City waterfront is offering. A swimming pool, gym, the sports room, the kids' room and my favorites theater room and the roof top. The roof top fire pit is ideal to invite some friends over and have some amazing conversations. The building management does an excellent job keeping everything working. Any appliance issues we had were taken care of usually within that day. The maintenance and the building management are absolutely the best. No wonder we didn’t move for 3.5 years when our initial plan was to live there for only 1 year.
One other thing that you would not easily notice about the apartments is the kitchens' closet space. I know I sound a bit odd talking about them but as an Indian family (we cook a lot at home) this was very important for us. The kitchen, though it looked small, has very deep closets to accommodate most of the stuff. My wife absolutely loves it and even when we moved to a bigger suburban house with a big kitchen, she complained about the smaller closet space than what we had at The One. The icing on the cake is the availability of gas for cooking. This was very helpful during Covid when we had to cook most of our stuff at home.
Finally the best part of living in The One was the building management. Kathy our leasing agent was always a pleasure to deal with. Read moreI would like to start off by giving a shoutout to those who did everything to make us feel home and have a good time during our 2 years in The ONE. Concierge Alex and Juan are courteous, kind-hearted guys. They were helpful and would brighten my day anytime I ran into either. Kathy in the leasing office did a great job, too. When there were issues, she took renters seriously and tried to resolve problems. Sometimes she even cared for issues that she did not have to take on as they were strictly speaking not part of her job.
Unfortunately, property management is a joke. Lurdes and Joan did not seem to be up to manage the building and acted irresponsibly and heartlessly numerous times. First our concerns regarding loud neighbors were ignored and placated, before essentially being harassed for months on end while noise disturbances occurred on a daily basis. They wouldn't let us out of the lease, they wouldn't issue a warning with said neighbor, they even doubted our claims about the noise although we had been asking for help with this for weeks. Instead we were bothered for weeks by having staff come up to our apt over and over to "confirm the noise." Even when we brought the management's handling of the situation - or lack thereof - to the attention of their boss M. Napolitano, still nothing happened.
At least one elevators was not working at almost all times, and an elevator outage lasted for multiple days. Gym was under construction for some weeks at one time. ACs are old and dirty. Half the amenities don't work - the TV Room hasn't worked once in our time in this building and neither has the X-box room. And despite the problems listed above, they had no shame in raising the rent upon lease renewal. Don't move in here if you are looking for respectful treatment, functioning elevators and amenities, reasonable requests being fulfilled, and intend to rent an apartment longer than for one leasing...

Sure I get it's not really their fault, but they've decided to leave their car-owning tenants at the hands of some irresponsible management. LAZ parking will build eight story parking lots and over-book, they will let in more cars than they have parking spots, and for those of us with monthly parking passes that get home late, this means we either take one of their spots they sold to the Waldo School, or climb eight full stories of a parking lot after a long day just to find every single spot taken and park in the spaces they sold to National Car Rentals. To add to that, the lanes of their lot barely fit two vehicles when rounding corners, and they have enough pillars put in place to make sure you don't see whether another car is coming at you from the other side of the corner. Eight stories makes that thirty-two near invisible 180 corners in a round trip, every single day you decide to come home a little late. Did I mention they try to carve three parking spots between two walls roughly the width of three cars apart? I suppose some genius did the math and figured they can fit three cars in there, why not make an extra 250 a month and screw whoever wants to walk out of their driver side door. Look there's a parking spot right there, why don't you climb out of your trunk? It's called a 5-door vehicle for a reason you know. If I'm describing the parking norm in Jersey City, then so be it.
