I've been a tenant at the Grand Station for over a year now and the number of times we've experienced utilities being shut off, closed amenities and other issues is extreme.
It's very upsetting that with all these problems stated below, tenants losing access to the things we are paying for and granted in our lease, they've increased prices by at least 20%!
I will start with the positives. It is an a good central location in terms of Miami. You're in the middle of Brickell, Miami Beach and Coconut Grove. The gym at this building is very nice and the property is kept clean. I love my actual apartment and I have a great view of the city.
However, I believe the negatives outweigh the positives for my overall experience. In the past year I've lived here. We've experienced multiple occasions where the running water has been shut off (for days at a time!) - the place smells like sewage and no AC during this. The AC has stopped working or has been turned off on multiple occasions and this is last days at a time when it's been 80+ degrees out. Expect regular problems with the elevator where you're either waiting for 10 to 15 minutes because all but one elevator is working or you might have to take the stairs when none of the elevators are working. On top of that the amenities are always broken whether it's the Jacuzzi, steam room, sauna or little things like the coffee machine and printer. If everything is working in given month it's a miracle!
It's understandable for these things to happen every now and then, but for them to happen on a monthly basis is unacceptable.

Update 1: I have since moved in and am overall happy with my move. The apartment is nice, I love the big windows and the amenities are great. All the staff are friendly and the building is well maintained. The only thing I don’t like is the surrounding area directly around the building. The whole neighborhood isn’t like that, but the two blocks in front (towards brickell) are super rundown and dirty. All the shops are closed and the block is not cleaned regularly. I highly suggest touring the building and looking at the surrounding area before making any commitments.

I haven't moved in yet, so I can't speak to the actual building itself... But this has been the most difficult and disorganized rental process I've experienced.
From the beginning, I was given incorrect info about selecting a floor plan, and that it did not matter as I could change it after submitting my application. This was not the case, but I was okay with what I had initially selected.
Next, I received an email with very important move in info 3 weeks before my move in date and they requested that I provide them with some documents 2 weeks in advance of my move in date... that gave me a week so coordinate all my moving efforts and provide them the documentation they needed. But even with this tight timeline it took me 2 weeks to get a response from Grand Station, and that was after many emails/calls.
Last thing I'll mention is receiving automated emails with info that is incorrect/inconsistent. For example, I received an automated email from Grand Station management for renters insurance from a company Grand Station doesn't even work with...
On a positive note, when I do have a problem and engage management, they are very responsive and helpful in resolving my issues. However, the overall lack of organization is disappointing. I hope I can change my review to something more positive...
Read moreGrand Station Apartments – my two-year journey there was like a rollercoaster ride, with a few ups but plenty of downs. After a couple of months of my living in this building, the problems started. Of course, it's a new construction, and you can never guarantee that everything will work perfectly from the first day (that's why I tried to be as easygoing as I could with all the problems at the beginning). But when it continues through the years, it starts to be a big problem and discomfort for your living, especially considering the price you're paying here.
First off, the pool – Miami's supposed to be all about that pool life, right? Well, not when it feels like you're jumping into a glacier. I get it; a bit of cold water can be refreshing, but when it's downright freezing, no one's having a good time. The outdoor jacuzzi was hot only 1 out of 10 times when I tried to use it.
Then, there's the indoor jacuzzi saga. You'd think it'd be a chill spot to unwind, but instead, it felt like a chemistry experiment gone wrong. The ventilation was wonky, and the chemicals turned it into an eye-watering experience. It's a mystery why they didn't fix that.
Now, picture this: a 31-story building with just one elevator out of three. Waiting 15+ minutes for the elevator is a real mood-killer when you've got places to be, especially with a furry friend who's waiting with you and cannot understand why we are just standing when they want to do their job. Thanks for the anxiety to my dog, Grand Station. And it’s not happening just once per month or week; it can last for weeks (as I know the service elevator has been out of service for 6 months already, so your moving in/out will be a nightmare for you and your neighbors). You'll be lucky if you're renting an apartment on the 8th-14th floors, so you can use the stairs instead of wasting your time waiting for an overcrowded elevator, but it wasn’t my case, unfortunately.
The AC was a whole other ordeal. My corner bedroom felt like a sauna during sunny days due to lousy airflow thru the designing. But when the AC decided to ghost us for days, it was a real sweatfest. We're talking temperatures soaring to a sweltering 95 degrees. You literally stop thinking in these conditions; you just can't. My dog could not breathe properly in these conditions, and let’s be honest, neither could I. Opening windows just made things worse – hello humidity and hallway trash smells.
To top it off, they wanted me to renew my lease at a higher price. I found a better deal nearby, so that was an easy pass. But what boggled my mind was how they immediately listed my old apartment for less with a month free. Go figure.
At the end, I will say a couple of good things. The gym was a decent spot, even if it had a few leaks. I loved the location of the building, not a huge traffic of cars and people around but still in the middle of everything. My actual apartment was pretty nice since I was the first tenant – clean, good layout, and killer views of Miami. And management tried to be as friendly as they could be under all the conditions that were happening around.
And don’t get me wrong, Grand Station management, but deleting honest bad reviews and buying fake 5-star ones won't fix your problems. Focus on sorting out the mess, and the positive reviews will...

Jocelyn helped me with any questions I had, including building updates, application approval, unit information, move-in specials, and literally any question I had. She would answer me super quickly through call or email. This was great because I was handling everything from out of state. So this made it all so much more smoother and comfortable. I’ve been living here for a little over a month now and have had an amazing experience. The views from my unit are amazing. The amenities are phenomenal, from the beautiful pool, the gym, conference area, outdoor area, breathtaking spa area, to the insane views from the gorgeous rooftop. The staff is very comforting and helpful. There was an issue two days ago regarding the air conditioning and the team was extremely quick with resolving and keeping all tenants informed of all updates. Especially, Diandra. She was very responsive and positive with all questions I had regarding this issue. The building works with the ResidentPortal app and constantly keeps us informed through the app of any information we should know. Including when building repairs are being done, to when certain areas of the building are being repaired so that tenants know. We’re also able to see breakdown of monthly rent total, pay right on the app, add people to our guest list for building entry and so many other convenient features. This makes living here so much more easier and convenient! I must say, the only negative thing I could share is that there are a handful of homeless people that do sleep on the sidewalks to the rear of the building entrance. Being a tenant in this luxury living building and paying what each of us pay to reside here, this isn’t something that we should have to worry about. Although I’ve certainly encountered that they are harmless, it still could make guests and residents feel uncomfortable and at risk of safety when walking outside and inside of the building during the night time hours. I think it would be awesome if the management team could be more on top of this and avoid it from occurring on the premises. Other than that, my experience has been extremely pleasant.
