This building is run by petty tyrants and lawyers, not people who genuinely care about creating a positive environment and a strong community for their residents.
Pros: Maintenance is very friendly and responsive Most of the appliances are high quality, good washer/dryers and refrigerators Free snacks and coffee in the lobby Extraordinarily high ceiling in the 5th floor units give them a luxurious, spacious feel Pool table in the common area You're in close walking distance from the heart of wynwood, which is growing by the week. The immediate surrounding area is a little sparse. You're at the edge of gentrification.
Neutrals: The common areas and decor are nice enough. Feels like a person with decent taste on a tight budget designed everything. Think Zara home. The wifi is the common areas is ok, not great. The pool and gym are both nice enough. Gym isn't good enough to cancel a gym membership but the machines they do have are high quality. No free-weight barbells. Pool isn't huge and isn't heated but it's decent. Tons of EV chargers, but the price is 4x market rate for electricity.
Cons: You are not allowed to make copies of your keys beyond one per resident through the leasing office which charges an exorbitant amount to do so. This makes having guests stay with you very challenging. Parking for guests is very expensive, $30/day For an entire week out of the year the building tests its fire alarm system nonstop from 9am-5pm. Itās insane and terrible. You canāt swim in the pool at night and if you wake up early and want to do laps at 5am they will come to kick you out It's right next to Oasis, a concert venue that has shows most weekend nights until the early hours of the morning. This is ok for us because we face the middle of the building but neighbors on the north side complain that they can't sleep because of the noise. The bedrooms have see-through window shades. This is bad for us because we face the floor of the pool deck where people grill and hang out until late at night. So we're forced to buy a $2,500 curtain installation that we'll never be able to use again (the windows are massive) so that people can't watch us sleep. The dishwashers in the units are really cheap and don't do a good job of cleaning the dishes - the building does not let you swap them. Be prepared to do a lot of handwashing in your $5k/month apartment The parking garage ramps are a little tight, especially with two cars trying to pass each out The water pressure in the showers is poor, even after replacing the showerhead with a top of the line one. For the first 1.5 months living here there were no blinds on the windows. We saw they weren't there when touring and were told they'd be installed by our move-in date. When the shipment was delayed, no restitution of any kind was offered. Temporary blinds were put up (after 3 weeks of the entire world having full visibility into our apartment) that could not be moved and had to be taped to the window with painters tape The building forces you to use their fetch service for packages, but it doesn't work for grocery or food deliveries. So depending on what you order you'll need to use two completely different addresses. And your shipping address and billing address will typically be different. If you order a lot of stuff it gets annoying. A better solution would just be to have an employee of the building, or the delivery person themself, drop packages...

Pros: Great sized apartment square footage wise for the price. Especially when you compare it to the other, newer buildings in the area that have less sqft for a higher price and most have no balconies or have a view of you staring at wall. Nice amenities. The pool and gym are both a great size and something I use often Location. You are right at the edge of Wynwood, close to midtown, restaurants and bars, but also off to the side and not in the middle of the chaos that is NW 2nd Street. Maintenance. I would say this is one of the biggest pro's in my opinion. Whenever I have put in a maintenance request, no matter what it is, they are always very responsive and complete the request immediately; most times within the same day. I have lived in other apartment buildings in Miami and I can say that is usually not the case. There is also a good amount of preventative maintenance and cleaning that happens yearly which is nice. Property Management (Bozzuto). This is the second Bozzuto managed building I've lived in an they are by far the best. Most of the people on their team are super professional, helpful, and respond very quickly.
Cons: Construction. I will say one of the downsides living there. With construction happening to the left of the building and across the street partnered with occasional Oasis events, it sometimes makes it hard to drive down the side streets to access the garage. It can sometimes be pretty loud too but this isn't that big of a deal to me considering Miami is fast growing city and there is construction everywhere. Tenants in the building. I would say this is more of a newer complaint that I've noticed recently but it seems like people have no respect for the community/shared areas of the buildings. People are letting their dogs pee/poop everywhere. There is constantly something spilled on the elevator floors that looks like people just dropped things and didn't bother to pick it up. I've seen trash in the hallway and right outside the trash chute just left there for someone else to clean. Noise. Recently, the building has been the loudest it has ever been. Seems like new people with dogs have moved in my hallway and their dogs are constantly barking/crying and I can hear it in my apartment. Cons: -North side of building is basically a nightclub on the weekends. You cannot defeat the noise. There are multiple clubs/gyms/random events that will shake your home until late at night. Some say this is just Wynwood, but this is something else.
-Parking.... Not only do they sell the lower floors in the garage to other businesses that remain mostly empty. You get to drive to the top of the garage every time you come in to park. PITA. Not only that they have raised the fees in the parking garage substantially since we moved in.
-EV Chargers... You know this wouldn't bother me too much except I was told when I moved in we had ready access to charging (which we do), but they are charging a PREMIUM on electricity to use them. $0.39/kwh. That means on top of your 300$/mo parking fees you get to pay 2-4x going electricity rates to charge your car. It's more expensive than gas most days.
-The Dog Park was a last minute addition here and it does not drain well. They do try to keep it clean, but neighbors don't clean up habitually (this is no surprise in Miami, apparently). So, this thing smells like hell all the time and several dogs have gotten worms/sick from walking around it. Expect to walk your dog every time it needs to use the bathroom, because this is not okay.
-At certain times of day it is a benefit, but your windows do not come with blinds and the units will COOK without them. Be prepared to install blackout curtains if you decide to move here.
-You will be charged $300/yr for mail delivery service...
-There is no sort of vending machine for snacks/drinks/etc
You're being charged a semi-luxury price, but the units themselves have very bland and basic finishes. Obviously you know this going in, but dang man if you compare to other properties in the area it's wild to think you're paying basically the same rental rates (marginally less at times) for some of these features/lack thereof. It's really budget quality interiors.
Overall, you're effectively paying a lot for location and decent amenities floor. You're going to be putting up with potentially life altering sound pollution at night and mediocre budget inspired...
