Iâve lived in this building off and on since it opened & itâs a nice building but the awful management makes it truly miserable to live here. I never imagined such a nice building could be run like such a slum.
Iâve reported the dog poop on my hallway to four people over four days & itâs still there. After maintenance ignored it multiple times, the second front desk person said he would have to deal with it himself since the maintenance left for the weekend instead of dealing with it. He didnât end up cleaning it up either so soon the shit will be smeared down the hallway. This is sadly a common occurrence.
The staff is constantly changing which allows them to screw you over because it will be someone new to complain at who doesnât care.
The maintenance is so bad that after multiple attempts to fix a broken toilet we gave up and keep the water off to that toilet. If maintenance tells you they will come at 2 PM tomorrow, theyâll show up at 10 AM three days later instead when youâre not home and say it looked fine. When we have someone visit we have to explain that after they take a poop they should let me know and Iâll turn the water on for a minute and flush for them. Very cool. The alternative was paying $300 extra a month because the toilet runs so much.
They promised they would clean our windows which havenât been cleaned in 3 years and you can barely even see outside. After many previous delays, they promised it would be complete by January and here we are in August after my entire lease is complete and they still havenât cleaned my windows. Imagine not being able to see out of your windows for years while you watch the building across the street clean their windows regularly! Iâve attached a video of the dirt caked on the outside of my window to give you an idea. I actually have to blur the windows out of my baby photos because itâs so embarrassing.
I havenât even gotten to the biggest scam where the leasing staff were repeatedly aware that we wanted a 2 month lease extension and then after promising us we could do month-to-month for an extension they put it into their system as a new 1 year lease. They claimed the new lease end date was there to guarantee the same rent and we could cancel with 60 days notice. That was a straight up lie and conveniently everyone in the leasing office quit at once so they went back on everything that had been discussed. DO NOT trust anything they say on the phone as there is no record and they WILL screw you.
Recently they switched parking vendors which means they rented a lot of the parking lot space to people who donât live here and started putting threatening parking violations on dozens of resident cars when they suddenly decided the spots they are in are now for non-residents with no notice. Imagine going away for the weekend and coming back to your monthly resident parking garage and finding out they towed you because two days ago they decided some bar down the street is more important now.
Do you like fire alarms? The fire alarm went off May 19, May 20, June 2, July 4, July 6, & August 4. I might have missed some but 6 fire alarms (almost always in the middle of the night) is excessive for 2.5 months. Every time I have to get dressed & run down many flights of stairs covered in glass with a young baby. On June 2 the new maintenance staff couldnât even figure out how to turn the fire alarm off so it rang for quite a while.
There is a WhatsApp group where people repeatedly try to get a class action lawsuit going as they know itâs the only way to stop them from running this place like a slum for maximum profit. People have to alert each other how to avoid the building scams and when cars are being towed over new rules that half the building never got an email about etc. The consensus is you should just live at AMLI Wynwood nearby instead which is apparently actually managed well.
Another of their famous scams is charging a cleaning fee on move out for all units regardless of how well itâs cleaned which is against Florida law. Just one more way to screw...
   Read moreAs a resident of Wynwood 25, I am deeply disappointed with the level of service I experienced when my package was stolen from the shared mailroom two months ago. The way management handled the situation was unprofessional, dismissive, and at times, outright rude. I discovered my package was stolen the day of delivery (with photo proof from the courier) and reported it immediately. Despite this, I was given vague assurances that the matter would be looked into, only to later be told by the leasing office that they had no record of my complaint. I had to repeatedly explain the situation over several days, only to be told there was nothing they could do and that I should file a police report. Once the police were involved, I was scolded by the leasing agent, Bri Henderson, who told me I âmade her look badâ even though she and another staff member had initially told me to do so. To make matters worse, the âinvestigationâ was closed without my knowledge or any communication of updates. When I called for information, Bri, the leasing agent told me that she would personally âhelp me locate my missing packageâ herself but I believe this was a rude response as she did not follow up with this. In addition, in this phone call she hung up on me after I asked for the managerâs contact details. I eventually reached the manager, who briefly followed up, but then stopped responding entirely. To this day, I have no updates on my missing package!! On top of this, there are other ongoing issues with the building that make living here frustrating and unsafe. The hallway carpets rarely appear to be vacuumed. I often find small pieces of glass or plastic, which is a serious hazard for my dogâs paws. For a supposedly âluxuryâ building, this is unacceptable. I am sharing this review to warn potential residents: this building is not secure, the management does not take responsibility when issues arise and actually has you go on a scavenger hunt to try to speak to the right people and finally there are serious lapses in both professionalism and basic safety standards.
UPDATE: On August 8, I reached out to the manager regarding an update on my missing package but received no response. After hearing nothing back, I posted my Google review to share my experience last week. Two days later, Wynwood 25 management contacted me and said they would reimburse the package cost, but only if I deleted my review. I am deeply disappointed by this. Being asked to remove an honest review in exchange for basic reimbursement is unacceptable. I have attached a screenshot of the property manger confirming the bribe. After I stated I will not delete my honest google review in exchange for reimbursement, the management did not respond. How is that resolution?
If you are a resident here, it seems you can take any package from the mailroom without consequence, as management does not enforce the buildingâs stated rules or fines. In return, if your package is stolen, you will not be helpedâonly questioned about the legitimacy of your claim or told âthis doesnât happen hereâ even if you provide proof of delivery and there is video footage of the thief walking out of the mailroom with your package.
Wynwood 25 does not care about its residents, only about maintaining positive reviews as so clearly stated in their recent edited response. I would not take any other high-rated review here seriously, as it is clear people are likely being offered incentives to post 5 stars in exchange for something. In addition, the other 1 star reviews are accurate on how the building is maintained. Alongside pieces of glass and plastic on the floors I have witnessed dried and smeared poop on the carpets and elevators multiple times over several months. The service elevator reeks of urine every other day. There are only 1 or 2 actual working elevators (2 if youâre lucky) even though the building advertises 3 elevators to use for all of the residents in the building.    Read moreHello everyone, I am writing this review to warn future tenants about this building. During my almost four years living in Wynwood 25, I had an unpleasant overall experience, and I'll list exactly why below. I strongly encourage people considering this building to move elsewhere, as your experience will likely be subpar.
Firstly I'll begin with maintenance requests. It is difficult communicating with maintenance people as they do not speak very much English, with the exception of a select few. It takes them forever to fix the simplest of things, one time I put in a request to fix one of my kitchen lightbulbs, it took them over a week to come and finally fix it. I see no reason why it should take over a week for a simple request such as a lightbulb.
Next, let's move onto the second floor zen garde... oh wait, sorry, the dog area. When I first moved in, the second floor courtyard was a zen garden, it was a beautiful space to do yoga, do work, or just chill out and relax. Pets were not allowed under any circumstances in this area. I remember the old leasing staff with Oriana and others tried so hard to make sure of this, and they always did their best warning and making sure tenants faced the consequences if they were to violate this rule. However, by the time I moved out, it had been at least a year since the new leasing staff turned this area into a dog hangout. They apportioned half of the courtyard to pet owners. Because of this, the 2nd floor hallways always had a foul stench of dogs, and even their urine. If you were lucky enough to have an apartment facing the courtyard, you would receive a very pleasant smell of dog urine, dog feces, and also an influx of flies attracted to the newly labeled 'dog area.' Most tenants I spoke to said they did not like this at all, especially since they never really consulted other residents regarding their thoughts. They basically became what they were trying to fight.
The fitness center is cool, they have a lot of equipment, but that's about it. There is no upkeep, nobody ever checks or inspects the gym, there are always machines broken or out of order, people leave weights and other equipment all over the place, it was always a mess and was highly disorganized.
The rooftop swimming pool suffers from a similar fate. There is little to no upkeep. The inside walls are stained with ugly coloring, there are always leaves and other things inside the pool, and residents constantly threw the beanbags which were meant to remain outside the pool into the water, therefore ruining the experience for everyone.
Let's talk about the second floor hallway, and the hallways in general. On the second floor, since they turned the courtyard into a dog area, there was constantly dog urine and even dog feces scattered in the hallway. The further sad part is that it would stay there for days on end, no one bothered picking it up or cleaning it. This was the most disgusting part.
Another highly frustrating issue is with the fire alarms. The fire alarms would go off constantly out of nowhere, and beep loudly at the worst times. One instance two nights in a row, I was sleeping, and out of nowhere the fire alarm starts beeping. Pretty sure the entire building woke up that night.
The parking garage gate is constantly malfunctioning, people from outside always come into the self-parking area and park for free, taking up resident's spots for hours on end. How unfair is it that residents pay the parking fee, only for outsiders to come and take their spots, with little to no repercussions.
The new leasing staff that was there when I left, Belkis, Paola, and others are very unhelpful and borderline disrespectful. They almost never answered the phones, were rude when asked about this, and were extremely unhelpful overall. The old crew that was there, Cameron, Carlos, Angel, Oriana, they genuinely cared about the residents, the building, maintenance and upkeep, but the new leasing staff never showed any interest.
