From the moment we moved in, it was clear that this building is mismanaged and entirely profit-driven. Within the first week, we experienced major issues: • The AC didn’t work (needed to be fixed multiple times during the hottest days in summer) • The stove was broken • Often tap water came out brown • The apartment we inherited was so filthy we had to pay out of pocket for professional cleaning just to make it livable • Mandatory “amenities fee”, even though the building has no real amenities whatsoever.
We also discovered hidden a sewage and an AC tech fee that was never mentioned during the leasing process. These fees are non-optional, poorly disclosed, and no other buildings have them.
After all of this, they still tried to raise our rent by 12% after one year. When we refused, they immediately relisted the same unit at a lower price than what they offered us, clearly showing they were simply testing if we’d overpay, not offering fair market pricing.
At move-out, their staff (Nesley) did a walkthrough of our unit and confirmed everything looked good and clean. Despite that, we were later hit with a $300 cleaning fee, citing small things like water stains on glass and remaining lint in the dryer. When we pushed back, they insisted charging us on those. They also tacked on charges for paint touch-ups and claimed the fridge smelled, even though it had the same odor the day we moved in. All these fees are not legal in New York City!
Kenneth S., the leasing consultant, was consistently unresponsive and unhelpful. Any attempts to resolve security deposit were ignored or deflected.
Lastly, don’t be fooled by the glowing reviews. Many of them appear to be fake or written under pressure from staff, particularly Nesley, who regularly asks tenants to leave positive reviews in exchange for basic maintenance or support. Some reviews even appear to be bots used to inflate their rating.

Living at this property was an extremely disappointing experience. We endured months of disruptive construction noise across the street, every morning beginning at 6:00 AM and continuing until 6:00 PM, making the apartment virtually unlivable. Despite repeated concerns, management took no steps to mitigate the issue.
Following this, we were surprised to receive a 10% rent increase after the first year, despite the ongoing construction noise. When we declined to renew at that rate, management showed little concern and quickly relisted the unit at a lower price than what they had offered us. This shows that they use this strategy of testing whether tenants are willing to pay more, rather than setting fair market rates upfront.
At move-out, after passing their inspection and returning the unit in the same condition we received it, we were still charged $300 for “water stains on glass.” We were told this charge would be applied unless we used their in-house cleaning service, regardless of the apartment’s condition, a policy that feels more like an upcharge tactic than a genuine concern for cleanliness.
Additionally, we were charged for painting, despite these being clearly normal wear and tear. They also claimed the fridge had a bad odor, even though it smelled the same when we moved in. In fact, we paid out-of-pocket for professional cleaning before moving into Mentena because the apartment we inherited was in poor, unsanitary condition. What we returned was objectively cleaner than what we received.
Kenneth S., the leasing consultant, was unhelpful throughout the move out process and was determined to charge every tenant that cleaning fee. Additionally, it’s worth noting that many of the overly positive reviews seem to be solicited by staff members in exchange for maintenance or support, which raises questions about their authenticity.

Not only were we treated as second class citizens by the management, we also experienced tremendous difficulties living there. Whether it was ammentites that we’re broken, heating system failures in the middle of freezing New York winters and interior malfunctions; such as, broken doors, cheap dishwashers.
Be aware of JIM SPINDA; this guy is the definition of a crook!!!

Can you believe he is trying to charge us $8,000 for the month of March when our lease ends in February! Why you ask? Because we were not aware that we had to notify management of leaving when our lease was up!
Mantena apartments was the 4th “luxury” apartment rental in my 6 years of living in Manhattan. I have never experienced such a crooked method of deception.

If you provide written notice of intent to vacate today, and vacate on 3/1/19, there will 27 days of insufficient notice charges applied to your account, or $7740.00.
