Trust me and read this entire review.
TLDR: Don't do it. Just don't. The building is beautiful but the management is more reminiscent of a slumlord experience than that of a luxury building. If you feel compelled to move here then make sure you document EVERYTHING. Keep records of payments, emails, phone calls, everything, even the move out inspection (which I recorded). This could save you if you have a similar experience as me. The management of this building is non-existent. They don't keep proper records, they don't respond to their tenants, and they won't give back your security deposit. I've never experienced this level of unprofessionalism before. If they respond to this review and refute it, just know I have everything documented. Down below I list some better options.
I've included a screenshot of the law that you should be familiar with if you decide to move here. After 9 months of effort I'm left with no choice but to leave this review and file a claim for double my safety deposit in civil court in FiDi. Yes, read the law, if you're in my position then you're entitled to double. And honestly it should be even more if you went through what I've gone through the past 9 months. The law says you're due your security deposit within 14 days but the lease you'll sign will say 60 days. So if you still haven't received it after 60 days or had any response then take the same route I am. Don't let abusive, unprofessional, and unresponsive landlords steal from you.
Pros: The building is beautiful and the workers are great. The front desk people and maintenance people are awesome and I became friends with several of them. The gym is beautiful but has a few shortcomings which I'll talk about in the cons. And the rooftop pool is a lot of fun during the summer months. I read reviews before I moved in about thin walls but that wasn't much of an issue for me. Maybe because I had a large 1 bedroom corner unit.
Cons: First I'll get to the cons of the building and then I'll get to the management of the building, or lack thereof. First, expect a 15 minute walk minimum to get to the closest train at 33rd Street. Sucks during winter and basically forces you to use an uber to go anywhere. There's nothing to do around the building. So while the building is great, there's really no community or identity surrounding it. I found myself visiting the same 3 places to eat every day. There's just nothing around. Second, the sauna in the gym was out of commission for probably 25% of the year. The bench people sit on was missing tile and we joked for months about how long it would take for them to fix it. When I moved out it still wasn't fixed. The gym costs $200/month. The pool is open from Memorial day to a week or two after Labor Day and costs $3000 for a single or $4500 for a couple. Guests costs $50 each and you're limited to 2. July 4th guests were $250 each. Despite the above, I still enjoyed my time there and made many friends. But, there's much better options out there that are run by actual professionals who match the quality of the building (and they have rooftop pools too - 180 Water, 3Eleven, 555Ten, Mercedes House, The Set, Ruby, The Suffolk, Sky, Aro, and many more in Brooklyn and Astoria).
Now for the actual worst part of this building and the source of constant headaches, the management. I've never experienced this level of disregard from a company in my entire life. The rent for my 1 bedroom unit was $7,743.75 and my security deposit was the same. I'm including the final two emails that I've sent sent them over the past 2 weeks because they summarize my whole experience. Please read them and know that these are just the last two emails of many emails and calls made over the past 9 months. I still haven't received a response to either of them.

Super state-of-the-art amenities and residences, this building won a prestigious architectural award in 2017. They are prompt with any maintenance issues, and we can easily schedule everything with their app. The very best, even above the fabulous amenities, is the kind and friendly people who work here -there are no better doormen, doorwoman, porters, maintenance crew, and staff! Always, always they have a smile for you, are helpful in each and every way, and make living here a pleasure to come home. Add that to this modern marvel in a great location, and I won’t live anywhere else. There are two amazing pools, one is an indoor lap pool within a sky bridge overlooking the Empire State Building on one side, and the East River on the other; the other is a rooftop pool with sun lounge, grills, and bar -that can only be accessed through a private paid membership. However, there is a huge, spectacular lounge available to all residents with spectacular citywide views. The gym may very well be the most spectacular in all of Manhattan with two levels of state-of-the-art equipment overlooking the city with two-story high, floor to ceiling windows. Inside the very modern upscale apartment are Miele appliances, including a built-in refrigerator with a fabulous drawer full of ice. These units all have a built-in dishwasher, a professional gas cooktop, with convection oven and a second convection oven/microwave. Of course there is a washer/dryer combo in each unit (Bosch.) All apartments have floor to ceiling views of either the brightly-lit city (Empire State) or the serene East River. The bathrooms here are oversized with marble and slate, rainwater showerheads and double sinks in the main bath. These apartments have multiple zoned A/C with Nest app access, so your kitchen, living area, and bedroom can be set to individual temperatures. Security is top-notch...in addition to a deadbolt, a doorstop, a 24/7 doorman, the key is electronic and activates the elevator only to your floor and common areas. The location is a close walk to Grand Central Station and the 34th street ferry is literally in front of the building. Nearby, are shops, restaurants, and grocery stores like Trader Joe’s, Fairway Foods, Target, and also Bed, Bath and Beyond. Favorite eating spots are Garlic Pizza, Baby Bo’s, Sophia’s Cuban, Jackson Hole Burgers, Bare Burgers, Hill & Bay, Sweetgreen, Cask & Kitchen, Banc, Norma’s GastronomĂa Italian, Ruby’s, and the absolutely best and most convenient is Hole in The Wall, which sits just below the actual building! There’s also a Bread & Butter within a block that is 24/7. You do get free grocery delivery to the building through Avo, and there is pick-up/drop off dry cleaning, as well as paid maid service and dog-walking available among other services. The last thing I must mention, is that this place is quiet! It may be that the new windows are extra insulated, or maybe it’s that the residential floors are so high above the traffic. I’m on a lower floor and I still can’t hear most of the street or even highway noise.    Read moreDon’t move to this building there is nothing luxury about it. On dec 5th we was charged $500 billed to our account they call it a moving charge. I received sofas from a company and they want to charge a moving charge when they did not bring the sofa up them selves. This is ridiculous each time you receive furniture they will charge a moving fee which I’m not paying it.
Also the washer and dryer are the worst name brand there is. They ruin your clothes and if it’s a luxury building you would think they would use nice washer and dryer sets but no these are some of the cheapest machines there is. They should be using LG machines.
The new management is ridiculous they want to charge you for many things and bill it to you.
The doors to the apartments need to be painted I been here for two years now and my doors have not been painted yet.
All the door knobs to the inside of the apartment they all fall apart they use the most cheapest sets. It’s a headache having my door knobs fall apart on me constantly. These door knobs need to be replaced and changed with different once’s bcuz the current ones are terrible and cheap.
Key fobs stop working often it’s a headache to deal with. The new management is very rude and do not respect privacy at all.
This building does not allow food deliveries to be brought up to you. They want you to come down and get it. I live on a very very high floor pass the 35th floor so it’s a headache when I have to get dress and come down to get my food. This is a new thing management is doing and they calling it a security protocol so that the tenants do not get hurt by people who deliver your food. It’s simple the tenants can open the door after you get your food. But no this is something they are doing now and it’s really bcuz their staff is always sending the delivery people to the wrong floor constantly.
50% of the staff is disrespectful and rude.
The air filters are supposed to be changed often for your air conditioner and they act oblivious when you tell them to do it some of the staff is very lazy and don’t like to do their job.
The apartments are way overpriced and the space is very small compared to better neighborhoods. The prices are ridiculous and should be much cheaper. They charging prices like if this building is next to Central Park.
I use to love living here until the new management came along and ruined everything. This née management is just terrible. I’m considering moving very soon and not even waiting for my lease to be up. I’m so disappointed with how everything has been turning out.
This building is not quiet do not believe anything anyone say on here. Most reviews are fake. The walls are very thing you can hear your neighbors having sex and you can even smell their food coming in through your vent.
I use to live in apt E39A and we was paying $17,000 and now that we don’t live here they rented it out for $10,500 this is why we stop paying our rent since they wouldn’t lower the amount of rent so we ran up a bill for $300,000 and moved to an amazing building elsewhere. They wouldn’t lower our rent until we was no longer there. This building is full of scammers. If they wouldn’t have lowered our rent we would have stayed but it stop being worth it when you paying so much and others are paying so lil. Most the tenants in this building are from the projects not worth it...
