MOVE IN PROCESS: Per the move-in documents I received, I should have received access to my unit via the app at 12:01 AM. This was not the case. To gain access to my unit that I was already paying for, I had to meet with a staff member at the building, who was late to our appointment because she ājust woke upā. Meanwhile, the movers that I was paying by the hour had to wait with my possessions outside until this was resolved. I also did not receive a mailbox key (because it ādid not existā yet), and was not given app access to the building itself, which I discovered when I was locked out the first night I arrived back home after hours - and of course, there was no one at the desk to let me in, so I had to wait for another tenant to finally arrive so I could follow them in. My oven also did not work when I moved in and one of my smoke detectors is still non-functional. When I finally received my mailbox key, I found the mailbox filled with letters from Con-Edison addressed to the building management threatening to turn off the power to my unit due to unpaid electric bills prior to my move-in.
MAINTENANCE: I have had to wait 1 week for maintenance requests to even be acknowledged, and some are marked resolved without any action being taken. Even when the issue is fully the fault of the building (my oven did not work when I moved in; my dishwasher was rendered inoperable by some building vendors that were doing mandatory apartment āinspectionsā), there is no sense of obligation to fix the issue in a timely manner. Even though this is a new complex, in addition to the oven and dishwasher, I have had various other issues with faulty electrical wiring, the washing machine, my electronic door lock, windows that do not seal properly, hot water not coming on in the kitchen sink, water leakage from the freezer onto the floor, and a non-functional smoke detector.
SECURITY: There have been multiple violent incidents in the complex. We have electronic locks that malfunction and we are not provided with a physical key as backup - the door does have a keyhole, but management will not provide you with the key, so you may be literally unable to lock your own door. I also frequently receive package notices for packages that are not mine and are placed in my locker.
PETS: Poor sound insulation, and if you live on a floor with a lot of dogs, you may have to listen to incessant barking from dogs in multiple different units on the floor. The building does not enforce the NYC law that dogs are required to be leashed in apartment common spaces, so I have had to dodge games of fetch and dogs running loose as I walk through the building. There is also routinely dog poop on the lobby floor as well as on the ground in the outdoor areas around the building, so you always need to watch your step.
COMMON SPACES: The common spaces, like the gym and lounge, are often rendered unusable by issues like the wifi not working, or the air conditioning not being turned on during a heat wave. You may also have to deal with other residents blasting music, singing loudly, or harassing you.
PRICE: While the rent may seem relatively reasonable with the rent concessions offered at move-in, I donāt think it will be worth it to stay here unless these concessions are offered again at lease renewal. Also, the pricing is a bit deceptive because while they advertise āfree amenitiesā, this actually only applies to the first year, while they push 2 year leases. So your rent will increase by $100/month halfway through the lease due to the amenities fee being added. And with the āfree monthsā offered, they actually charge you for the amenities - so you are still being charged even when the rent was advertised as being free. I have also noticed inaccuracies in my billing statements (they were going to overcharge me until I contacted them to correct), so I would advise tenants to keep an eye on what they are...

let me start by saying that this is a very beautiful newly developed building that gives you the luxury feel right in the heart of Bronx. My apartment is facing the water where I could see downtown Manhattan and I love the waterfront where you can sit and relax. The reason I have given this place three stars is due to a few things which Iāll list below:
Lack of security awareness as there was a home robbery two months ago where concierge at the desk was not paying attention, and the people just walked right in.
Outside building upkeep. Since I moved in in 2022, the windows have not been cleaned and theyāre completely dusty and have several marks on them. The tables outside, and the waterfront are not wiped down daily and constantly sticky and have residue. The outside terrace on the fifth floor when the pool is closed itās just left abandoned and tenants cannot really enjoy the space. The barbecue area on the first floor has still yet to be open and the sky lounge roof deck has still yet to be opened.
Lack of response from building management. When you emailed them you donāt get a response at all or if you do it takes several weeks for anyone to get back to you.
Parking! Due to the location of the building, it is in the dead end which street parking isnāt really a thing so when your guest come by, itās hard for them to find parking or they would have to pay for the garage which tends to price gouge. I am a monthly paying customer and the price when we moved in was $295. A few months later jumped to $425. Over the last few weeks, they have been changing the monthly price every other day, and the management wonāt take your calls or never around to answer your questions
Building tenants: The rent in the building is pretty high, which I expect for a luxury building. But you have several people in the building who would afforded the opportunity for affordable housing, who tend to smoke in the building and misuse amenities and cause several issues within the building and yet nothing seems to be done. I am all for affordable housing shoot I wish I qualified for it but unfortunately I donāt and if Iām going to be paying almost $5000 a month Does a certain level of expectation that I expect to come with the building.

Location to the Subway: If you are like a typical New Yorker you mainly use the Subway or bus to commute. The closest subway trains were the 4-5-6 and they were a 10 minute walk from the property. The property does have an onsite garage, but at almost $500 a month it expensive even for NYC. The walk to the subway, and the lack of safety in The Bronx were a significant concern while I lived here.
Affordable Housing Program: There is a certain segment of the property who were awarded affordable housing. This happens in all new major apartments, but certain steps by the property could have been handled better. The amenities of the building were offered for free for one year because of the ongoing construction at the property. Although people may be awarded affordable housing, they do not have a right to the amenities. The free amenities should have not been offered to the AHP tenants. They routinely abused the amenities such as letting multiple friends into the gym. Also, other properties even have a separate entrance for AHP tenants and or prohibit them from using the amenities in their lease.
Security at the property: There has been an armed robbery on the property and someone was even stabbed. Again, this is while the concierge was sitting at the desk. Considering the area of the property in The Bronx is not the safest, there really should be maybe a security gate that you swipe into to get into the property. They finally decided to lock the main doors at night, but this was way little too late.
The size of the apartment: I was living in a one bedroom, and I moved into a one bedroom when I left the property. Again, I moved to a new building when I left. Because of the location of the property, maybe they should have compensated while designing with bigger layouts of the units. I could barely fit a queen bed in the bedroom, and barely had room for a couch, desk, and TV in the living room. Compared to my new property, which is more expensive, I have much more space.
Business in the area: There is no restaurants near the property, besides one small coffee shop and a small restaurant. The grocery store is almost 15 minutes walk away.
