THEY GAVE ME KEYS TO AN APARTMENT THAT REEKED OF HEAVY CIGARETTE SMOKE - Apartment 326
8/3 Tour day: Toured apartment 226 the apartment below 326, saw the view of the courtyard and liked it, applied and got the apartment
9/28 Move in day: Recieved my keys, went into the apartment and it smelled like very strong cigarette smoke, not knowing to much about cigarette smoke thinking it may go away I went ahead and moved my stuff in thinking no way they just gave me keys to an apartment with this heavy cigarette smell.
9/30 Smoke smell was not going away so I went and complained. They said they would take care of it so in the mean time I went to CitiTower to see a studio apartment tour around 10am, I sent an email asking if they could give me the Key unit and that I DID NOT want apartment 411 or 905(Which smelled like trash) as they had the view I did not want, I also asked if I could break the lease without penalty, I got an email back saying "you read my mind come by", they made it seem I was going to get the Key apartment I asked for so I did not apply to the Studio apartment at CitiTower, instead when I got there they said they had 411 and 905 only which I specifically said I did not want in the email, if they answered my question that I could break my lease in the email I would have gotten the Studio apartment but they jerked me around and lost the Studio apartment by 30 mins as someone else applied.
With no apartments available I realized I had to pay for the truck and movers again if I moved stuff back into storage setting me back 600$. This was the worst day as I had to look for solutions because The Radius screwed up, I was broken so by the time they came by to 326 around 4pm and they confirmed that they smelled the smoke and that they could fix it by running ozone generators in the apartment for 3 days meaning I could not live there, I accepted it as I was out of options, they did give me the model unit to live in temporarily but again they only care about the money.
10/1 After being well rested and stress levels lowered I realized how untrust worthy The Radius is, the fact that no one checked the apartment first before giving me the keys rubs me the wrong way so I sent an email that I for sure wanted to leave and break the lease without penalty, I had no where to go still.
10/2 I decided to check CitiTower website one more time and for some miracle there was an apartment avaialble and I took it right away. I also decided to call corporate RAM Partners LLC to submit a complaint about The Radius, I told them the situation and explained that I wanted all my money back and to pay for the losses, this screw up affected my job, I have to pay extra fees to solve issues, OUC bill has to pay for the Ozone generators they had running for 3 days and most important to pay for the move from The Radius to Cititower.
10/4 Got the keys to the CitiTower apartment, way better than The Radius by miles. Got a response back from corpos that they will not pay for the move and other fees so now IM 600$ LESS RICHER!
10/5 Moving day to Citi tower, I did my due diligence again, set up OUC, Internet and set up moving reservations in both apartment complexes. I had a the elevator and loading dock reserved from 2 to 4 at the Radius and they had knowledge that the moving company was going to come around that time, they charge by the hour. THE RADIUS WAS 25 MINS LATE to set up the elevator, I was heated and the response was "I was doing a tour, Im doing MY JOB", maybe before doing the tour set up the elevator first??? I realized at this point they DON'T HAVE CONCIERGES, the leasing agents also do the job of concierges and for some reason they have 1 person working on Saturday, the day where most of the time people are moving in.....

   Read moreI cannot stress enough how horrible it was living here. I want to write this review as a warning because I do not want anyone else going through what I went through living here. Such a disgusting place to live and the staff is so horrible. Between the mold (pictures are attached) and fear for my safety on a daily basis my time here was a nightmare. Radius moved us into an apartment that was infested with mold. The day I moved in I noticed a spot in the shower that looked like mold that was painted over so I brought this up to my leasing agent Gio because I had some health problems I wanted to make sure everything was safe for me. Gio assured me that there was no mold in the apartment and that he would have maintenance come check the apartment out for me. They came by and essentially put a bandaid on the mold, they painted over mold. Months later the mold spread all over the ceiling. We put another work order in and their solution was to spray with Clorox and paint over the mold once again. The maintenance team told me âthis is normal in this type of buildingâ. As you can imagine the mold came back. They then began ignoring our maintenance requests. The day that the matinee team was supposed to come my parter and I took off work and waited all day for Radius to come and they lied and said they âtried to call usâ but neither of us got a call and nobody came. At this point Iâm beyond full of anxiety on a daily basis thinking about all the mold myself, my partner and my pets are breathing in every single day. My health symptoms continue to worsen at this point. I have extreme fatigue and brain fog, Iâm unable to focus at work and remember basic information because my brain fog is so intense, my gut issues have worsened, I had headaches every single day and I had a cold just about every month that I lived here. We went to talk to the leasing manager Danielle because according to Floridaâs statute 83.201 tenants have the right to withhold rent if landlord refuses to repair or maintain apartment in a timely manner. Danielle denied us our right to withhold rent, didnât apologize to us and showed such a lack of empathy. Radius never offered to move us to another apartment or put us up in a hotel until the mold was fixed. Not only that we were told by Danielle âwe donât know if itâs moldâ. We decided we needed to hire a mold specialist at this point because the mold has spread onto our personal items ruining about $4,200 of our personal items. We spent hundreds of dollars of our own money to find out that our apartment had mold levels in the thousands when a healthy level is typically in the 10âs. The mold specialist said our wall had 99.9 percent moisture in one of our walls. Even after sending all of this proof to Danielle the only thing they offered to us is to break our lease. The mold still remains in our bodies to this day and radius has 0 empathy in regards to this. Beyond these issues, the complex is a whole has become so trashy. There are people running up and down the hallways at all hours of the night. The firepit and bikes in the gym have been broken from the day I moved in. They unlocked our parking garage gate and door to the building for WEEKS allowing anyone to come in. Emails were sent to management and absolutely nothing was done. We also had our doormat stolen once and Kyle the GM also took it upon himself to throw away our doormat without telling us because someoneâs dog pooped on it. The dog park is basically 2 feet wide and there is no space for them to run. There is dog poop all over the complex and often dog pee in the elevator. There were lots of people using our pool that donât live in the complex and weâre not with any residents, radius did an awful job monitoring this. The elevators are broken super frequently and when they are working they are so slow. The point is, I couldnât say more bad things about the staff and this complex as a whole. DO NOT MOVE HERE...
   Read moreI'm really not sure how the Google reviews are this positive, but here's an honest review. I've tried to post this multiple times but it keeps disappearing, which seems a bit fishy.
Weâve had nothing but trouble. The staff were, at least, very helpful with the initial leasing/move-in, which isn't surprising. They also tend to respond relatively quickly, although getting anything actually done is a bit of a struggle. The apartment does have a great view from the mostly-window living room. However, that room is basically a greenhouse due to those windows and the poor sealing, and as a result, our electric bill is almost never less than $200. You also get any outside pollen/smoke/pollution coming in through the various gaps in the windows/sealing/flooring. My wife has really severe pollen and mold allergies, so the spring/fall have made her pretty miserable. Weâve also had drywall dust coming out from under the baseboards since the day we moved in (almost 10 months ago).
Shortly after moving in, we started to notice a lot of issues including floor panels coming up, cabinets falling apart, giant gaps in the baseboards, paint issues on the walls and window frames, rust on light fixtures, etc. Because of a lot of these issues and our lack of faith in the staff actually taking care of the place, we never bought any furniture except for a bed, and most of our stuff ended up staying in boxes. There's also constantly dog waste in the hallways, elevators, stairways, and parking garage.
It took the management MONTHS to lock down the elevator. Before then, anybody could (and did!) just wander up to your apartment. We tried to discuss a reduction in rent due to these issues, but the management wouldn't budge despite actually renting a bunch of units out as short-term vacation rentals (presumably because they couldn't fill all the units). Now we're uncomfortable even using the gym/pool with so many people going in and out. They're also not keeping the common areas (hallways, stairways, etc.) in good shape except for the amenity areas they can use to help sell people on renting.
There's almost always a strong smell of either cigarettes and/or marijuana smoking both inside and outside the building, and there are cigarette butts all over the parking garage/exterior. The management does nothing to curtail this as far as we're aware.
A couple of months in (and again a few months later) we had issues with the A/C leaking, which took 3-4 visits to fix and was causing leakage onto the water heater. Through this period we started to notice weird smells and brought this concern to the management, but maintenance kept telling us that there was no way there was mold in such a new building.
The maintenance staff just let themselves into your apartment even if you ask them not to. We've brought this up multiple times with no changes. At one point, I left to check the mail and my wife was alone making a call, and the maintenance guy just let himself in and yelled asking if anyone was there. We've since gotten a security bar for the door, as at this point my wife is terrified to stay in the apartment alone. During Hurricane Ian we had water coming in through the windows/walls on one side of the apartment, which we reported promptly. Nothing's been done to repair the leaks. We finally just paid a mold inspector to run a test: they found several types of toxic mold, so I'm typing this from a hotel. We've removed all our stuff that wasn't obviously moldy from the apartment. We did submit an insurance claim, but the insurance adjuster hasn't even heard back. The Radius, however, HAS marked our maintenance requests as "Work Completed" despite not actually doing repairs.
