I do NOT recommend living here. The prices are high for what you get, the walls are extremely thin and the furniture is cheap.
The maintenance is terrible here, when me and my roommates moved in, our washing machine was actively leaking water and we had to put down towels to make sure the water didn't touch the trim and cause damage. We reported it the DAY we moved in, and it took them two months to fix it, all the while we had to pay to do our laundry elsewhere... they gave us $15 gift cards after I called and asked if they would compensate us. We also had issues with our smoke detectors, sometimes going off every thirty minutes late into the night or days on end. Our disposal flap was missing and never replaced. Maintenance does NOT care about you and are in no hurry to help.
Also, if you do live here, make sure to take pictures of EVERY possible "damage" you see, because they will charge you an abhorrently high fee to fix them. Keep a record of them yourself, because apparently they don't since I was charged for something I reported within the first week that never got fixed for the year I lived there. Upon contacting them, they had "no record." And general wear and tear is apparently not covered, for "patch painting" one extremely minor chip of paint was $50.
I also had a hard time being in contact with the office. Emails do not get answered in a timely manner once you live there for a while, and when I was disputing my charges post move-out, it took them a week to respond but they sent me a notice about being sent to a collections agency from the email I sent the dispute to.... odd one might say.
Overall, the staff was fine, the amenities are fine (although the pool that was promised to be finished a summer before I moved in wasn't even open when I moved out), the apartment is fine, but rent was extremely high for what we got, the apartment was not clean upon move in, things were damaged and not fixed in a timely manner, and they nickel and dime you for everything they possible can.

Read moreMy thought is this, Miami Preserve is providing housing for students with no concern for the residents needs. Management makes no exceptions on any request. Having a child living away from home is stressful and expensive. I would recommend Oxford Commons which is not as new but their service to students and their management team are awesome when it comes to their residents.
Initial Move in was around August 22nd. Rent was do August 1st. Because we were moving several kids to college the same week we asked if we could drop things in the room on the 21st. The answer was no. I knew we were in trouble then. We even received an electric bill for the full month of August.
My daughter submitted a request because there was air coming through the bedroom window, so much so that it was moving the blinds back and forth. The maintenance man came and caulked the window and it did not fix the problem so he told her to get some plastic and cover the window. When she did that, it did not help so she called for someone to come look at it and help put it up correctly and no one ever did. I called twice and asked for someone to contact me and never received a return call. Had to drive to Oxford and do it myself. The room is still cold and we have to just deal with it. Relocating to another unit is at her expense.
My daughter has mild allergic reactions to cats. But because she only put on her application that she has a preference to not live with cats, we had a problem. When she showed up on move in day, there was a cat it the apartment. When she contacted management, she was told she could move to another unit but would be responsible for the relocation fee. This one is really rubbing me the wrong way because she is in her room 90% of the time when she's home because there is a cat in the apartment and the room is extremely cold because of the window so she has to run a heater all of the time.
These are small issues that I have to deal with but I would not choose this location for a student live in. It's pretty but not worth the money you have to pay. Everybody deserve good customer service. ...

A dispute was submitted and the response was that the charges stood. By Miami Preserve's own admission they don't have any records from previous owner and yet they charge tenants anyway. It took DAYS each time a smoke detector disturbing sleep and study with low battery beeping was reported. Per NFPA guidelines batteries should be changed annually. When asked to proactively change the other batteries the response was that $4 dollars of batteries was too expensive (for a unit with $2600+ per month rent). *You state you don't have records due to management changes, but then say you have no record of a washer taking a long time to fix. Which is it? *Concerns were expressed multiple times that were never resolved, but you want to talk after a negative review. No thanks.
Original Review Horrible landlord. *Walls were scuffed, wall above shower was crumbling and bathroom was not clean at move in. Upon moving out after 2 years Miami Preserve charged $250 to repaint the room which an ethical landlord would consider normal maintenance after 3+ years since the last paint (if not every new tenant ). Multiple people in different apartments had this happen so this is Miami Preserves standard procedure. When the smoke detector started chirping they took days to replace they battery (high ceilings so no way for residents to change them). *When asked to proactively change the other batteries in the apartment they they refused stating it was too expensive so every couple months everyone in the apartment had sleep and study disrupted for several days waiting on a new battery in each room. *They waited for weeks for their washer to be repaired. *Maintenance left their apartment unlocked after entering during winter break *They spam residents and co-signers with marketing emails *They justified a rent increase by promising a pool but didn't start construction over...
