For Society Hill it is a great “value”. Your heat/cooling, electricity cable and wireless internet are all lumped into the rent so it is hard make an apples to apples comparison. Prices vary dramatically by the unit, floor, layout and condition so make sure you look around. Beyond that everything else is à la carte (for example the pool, gym, move in fee and parking you have to pay for). Special note on parking, although there is a garage, there may be a waiting list for parking. Also, you have to leave your keys with the attendant in case they have to move your car which is a touchy subject to some people. Personally I think you can get by with permit parking (permit 5) as long as you don’t have to move your car on Friday and Saturday nights. As for the grounds and condition of the common areas I would give it a 10/10. The management is strict as most of the residents are older owners who do complain. The heating / cooling system is on a centralized system. Management controls when your unit pumps out hot or cool air or "neutral" air which is equivalent to the unit blowing out warm, dusty air. For instance, it is October 3 and close to 80 degrees. Management decided to turn the heat on a few days ago so the building feels like it's 80 degrees. With all of your windows open (they open by pulling them in), the apartment still won't cool down. If you on a higher floor, you get less air and more pollution. Be cautious before moving in here.
