Keep in mind that all the “good” reviews for this company are from landlords and homebuyers, not tenants who rent. This realty has given every tenant in 1005 n 6th st building something bad to say about them. In apartment 4 the attic is not insulated, but Sean and others have tried to gaslight me all winter to avoid repairs (temperature inside would drop to 23 degrees fahrenheit). They installed a heater, but there’s no point in it because the issue is insulation (I had two heaters). If you move there, I hope you read this review. There are constant gas leaks in the building that the management does not take seriously. One of the building walls is not structurally sound and the management keeps lying about it, while using it as an excuse to retaliate against tenants and not renew the lease. Apartment 1 keeps having pest issues and smelling gas. Almost all tenants experiences rudeness from Deborah who has a pattern of being nasty to people. The entire building is trying to move out/break out of the lease. They sent us an email about withholding $150-300 for professional move out clean, but it is illegal and literally outlined by the law as such. They blatantly try to do illegal things with tenants to see if they will notice just to squeeze extra money out of them and save money for the landlords. When i confronted them, they acted like it was a mistake (it’s not, another reviewer had the same issue). Beware! If you do decide to sign a lease for this overpriced headache of a building, start a group chat with the whole building, unionize, and keep calling the city inspector to revoke their rental license. These people confidently mistreat tenants because they think that we don’t talk, but this company is now on the Philly Landlord Watchlist. If you currently rent with them and are experiencing issues, reach out to the Philly Tenant Union, and they will give you a lawyer and walk you through the escrow account rent withholding process. Stop giving these people your money with no consequences. And definitely take them to court if they withhold your deposit, you will win (because everything they do is illegal) and they will pay for...
Read moreDO NOT RENT So I was in a bind to find a place in Philly, and saw one of their listings. I will not knock the property--it is gorgeous. Alex F. was always kind, took the time to listen, and responded quickly. Everyone else that I met, that was a different story.
When I got locked out of my place, it was almost 9 pm, and I called the emergency phone (many times,) with no reply. I texted Alex the next morning, and he was able to get me into contact with someone. When I called, not only did no-one come to the apartment, but I was told that I had to go to the office to pick up a spare key, of which I was charged $50 for "inconvenience." That part that was the kicker was the realtor said on the phone that he had showings in the city, and to meet him at his office--how does that make him inconvenienced?" It literally says in the contract that there "may" be an inconvenience charge, not "will" (they definitely need to change that.)
When I called someone to calmly discuss the charge, they made it clear that they are not a "concierge" service, and they they are doing me a favor. It was a very disappointing conversation because they were so rude and condescending.
The next time I called the emergency phone was when every single fire alarm was going off in my house. After trying for half an hour with no reply, I actually had to call the fire department, who had to remove all of the alarms, because they were hard wired and there was a fault in the system. They got back to me the next morning, and the person said that I should fill out a work order. I filled out the work order 2 weeks ago, and they still have not come.
Long story short, I highly recommend a real landlord, or renting from a complex with amenities. I'm sure not everyone at the company is terrible (as I had mentioned previously, Alex was great.) These people are property managers--not landlords, which makes a huge difference if you are someone like me and had great renting relationships with their landlord. The aforementioned quote from someone who had rented a property. It could not be more true.
They dont do walkthroughs with previous tenants and I was unaware of damages prior to signing my lease because furniture and wall decor was still up when I saw the place. They said the place was professionally cleaned (for 300$) and I was still able to wipe dust and crumbs from the countertop, dust in every room and approximately 15 holes that were unable to be seen. Asked for it to be properly cleaned and it seemed to be an inconvenience. Some of the problems that I am dealing with (7/17) are the same issues that were requested to be repaired by the tenant in March! The repair is a hole from a missing door stopper....if you decide to rent make sure you do not have to deal too much with Sean as every request seems to be an inconvenience to his busy schedule. Told me to paint the place myself, get a ladder and fix the lights as well as clean it myself. Mind you all, I've been renting this place for a week and havent moved in yet. I would not treat my tenants the way my landlords are treating me. Think twice before you sign...
