We stayed in Vista Hermosa Manor. This was a nice cabin with a good view, however... Before we could appreciate the gorgeous montain view, we were confronted with an enormous smear of vomit on the entryway floor. Someone attempted to clean it with a bath towel but had effectively smeared it throughout the living room area. Gross. The next confrontation came in the form of a spatula with cooked eggs still intact and a "shotgunned" Natty Light can keeping each other company in the kitchen sink. Repugnant! As we began to investigate further we discovered; a thick coating of dust on most of the furniture and walls, a broken toilet seat in the downstairs bathroom, standing water in the non-functional theater room, bleach and vomit stains on the carpets, filthy tubs and sinks in the bathrooms, a container of grey water under the kitchen sink, dirty hand prints on all of the glass doors, screens pushed out of windows, a dirty and actively overflowing hot tub that smelled of must and mildew and had a lid infested with ants, a missing lock on the "bear proof" trash container out side (this was an important issue as we DID have bear activity on 2 separate nights), the fire extinguisher atop the mantel like it was some sort of mountain decor, a disassembled and cover less electrical box with exposed wires in close proximity to a water source, a mass of blown light bulbs, several non-functional power outlets, a back yard area littered with "blunt" wrappers as well as Busch light and Natural light cans, a chair that was obviously thrown from the balcony into the wooded area behind the cabin, several "shot gunned" cans of Michelob light tossed about the front of the property, broken window blinds and a dinning table covered in what looked and felt like melted candy. We IMMEDIATELY contacted the rental company (Cabins of the Smokys) and were asked to take photos and email them to the management office, which we did and then set off to wash ALL of the bed linens so that maybe we could sleep. The only reply came via email and Justin suggested they would be willing to give us 20 percent off OUR NEXT STAY. Garbage. The next day we called and spoke with management about the deplorable state of our "luxury rental" and asked that someone come clean the uncovered funk, they assured us that someone would be out. The cleaning crew came in the form of one man in a truck, sans cleaning equipment, who arrived THE FOLLOWING NIGHT AT 10:30 PM. UNACCEPTABLE! So again we contacted the office, who stated that discussions of compensation would not begin until check out. This was a terrible experience offered up from a terrible company. NO ONE SHOULD STAY IN THEIR CABINS. EDIT: After posting this review, the company did reach out to me. They offered to refund a small additional portion of our initial stay cost and offered us a very handsome discount for a future stay, if I changed my review to 4 or 5 stars. This is not a refund, it's a bribe and not even a good bribe at that.

Upon arriving at the Lake Daze Cabin at 946 Holiday LN Seiverville Tn, for which I paid $2439.91 from the dates of 7/17/22-7/23/22, I noted several deficiencies: No Lake access No Dock accessible from the property Sleeping arrangements for 6 people not available (Cabin was to sleep 14) Water actively leaking from the first ceiling floor on to the living room floor Smoke Detectors inoperable No location for waste to be placed. In addition to these issues we did not gain access to the property until 8PM when the check in was to be at 4PM. I called customer service line and was told owner approval was needed for the sleeper couches to be replaced. Maintenance came out and stated they would not be approved to fix the leak as they would have to tear open the ceiling. I placed several reviews online explaining our issues with the check in time, allowing the company to fix the other issues. Unfortunately no other issues were addressed. Then after the trip customer service called me and asked me to take my reviews down. I was told the only way I would get any money back for the additional expenditures on the vacation was if I removed the reviews, or changed them to "at least 3 stars". When I explained that was disingenuous and would instead update depending on the resolution I was told "I will only refund you if you change the review". I expect money back for the convenience and safety issues we encountered. Here is my experience: Check in was supposed to be at 4pm Call at 1 pm to confirm address to our cabin, they refused to give the cabin address until it was check in time Call at 4 pm for address and door code, I was told cabin would not be ready until 5pm Call at 525 pm for address and was told it would be another 30 mins. At this time I asked why it was delayed and they stated “check in starts at 4 but expect delays” Call at 605 pm for address and was told it was still not ready and would be closer to seven pm. It was pouring rain and we have 15 people and a boat so we can’t easily stop in crowded places. I was told we could NOT go to the cabin or they would cancel our reservation. At this point I am annoyed and ask for an eta. We arrive at the office address provided and it closed at 6pm. We drive to second office and we are told cabin is not ready. 658 still no cabin address and cabin is not ready. I am told AGAIN that it is normal to have check in delays and not to expect anything different. In the office there is another person who is told their cabin won’t be ready till 8PM!! 7pm given cabin address but still unable to access the property due to the inspector still being there. The address is 45 mins away! This means we don’t gain access to our cabin until 8pm for a 4pm check in. Staff were not contrite and only helped when a man was brought into the office. Insane way to do business and super disappointing.

This experience was one of the most disappointing trips I ever had. Check is at 4 pm, I didn’t receive no calls text messages or email for the virtual check in. I called and they told me it wasn’t ready and that check in was between 4-4:30 so call back it you don’t receive anything by then. Tell me why I didn’t get a confirmation till 5pm and I HAD TO CALL for them to manually send me the text message of the cabin’s address and code to get in. So that’s the start of the disappointments, we get there after waiting an hour to receive the check in info and 32 min drive through mountains. We had to use the bathroom, the master bathroom toilet didn’t have a handle to flush. I had to remove the top and pull the chain every time. The second bathroom toilet over flowed. There were two arcade games in the basement not working. I called the office and the guy told me he was going to put a ticket in for the service people to come and fix the items. We stayed from Saturday to Wednesday nobody came or called. We had 5 kids with us, soo disappointing. On to the next, upstairs bathroom area had black mold, no circulation and very hot in the bedrooms. We had to move the kids down stairs, mind you it’s 9 of us. However down stairs was ice cold. In the welcome packet it said all cabins have cable, so what a surprise this one didn’t work. There wasn’t even enough sleeping material. It just sucks that we paid all this money and traveling to be fooled. I don’t recommend anyone to come here. Use a different company and look at the reviews. I should have for this one. Please don’t be fooled and save your money.

I will NEVER rent a cabin here again! My husband and I took off from work today and my sister and brother both flew in from TX. My husband and I took off so we’d have enough drive time to get to TN by 4:00 and my siblings made sure their flight landed in enough time to check-in at 4:00. At 3:30, we still hadn’t gotten an email stating that our cabin was ready (not to mention that we were told by 2 different people, one on Monday and one yesterday, that we could check-in early). We called the office and were told we should get the email by 4:00 so we could check in then. Since we had to kill time, we figured we’d go ahead and go grocery shopping while we were waiting. After we finished our shopping it was 4:45 and we still didn’t get the email stating that our cabin was ready. Again we called the office and were told it should be ready by 5:00. When I asked, “why do you advertise a 4:00 check-in if we have to wait until 5:00?” Their response was, “check-in STARTS at 4:00.” At 5:10 we called the office AGAIN and we were told our cabin still wasn’t ready. Keep in mind that we have a ton of groceries, a 7 year old, a 4 year old, and a 3 year old all waiting in the car this entire time because we have no where to go. At 5:45 I talked to someone on the online chat and was told that our cabin will hopefully be ready by 6:00 but it may be 7:00 before it’s ready. It is now 6:15 and we still haven’t been able to check in nor will they tell us the address to our cabin. I HIGHLY suggest you rethink renting a cabin from this company. At this point, why did we even pay to rent the cabin for today, the day is gone and it’s time for my kids to eat, take a bath and go to bed. I have never heard of a check-in time being so late, ever. Once we finally were able to get in the cabin, I was expecting it to be spotless since they had an extra 2.5 to clean the cabin. It wasn’t. There was trash all in the bushes and grass on the outside. On the inside, there was tape hanging on the walls where someone previously hung a banner (I assume), none of the outlets in the kitchen worked, and to top it all off THERE WAS NO WATER IN THE HOT TUB! We couldn’t wait to get there and relax in the hot tub so we could forget about all the negative things that had happened so far, but we couldn’t do that and instead we just added one more negative thing to our list. We called maintenance and they came about an hour later. He told was the hot tub was unable to be fixed because of water issues. He said he fixed the outlets but when he left we realized they still didn’t work. The next day another maintenance person came and said he fixed the water but didn’t have a hose to fill the hot tub. About 2 hours later a 3rd maintenance person came and told us that the water wasn’t actually fixed, but he could fill the hot tub by using water from the crawl space. He said the first maintenance person that came could’ve done the same but was too lazy to do so. He also fixed the outlets in the kitchen. The next day we all went skiing and when we got home we were locked out of the cabin. The lock on the doorknob is a lock that is normally on a bathroom door (it has a hole you can put a coat hanger or someone in to unlock it, instead of a key like a regular front door knob does). They gave us a door code, which unlocks the deadbolt. Well we didn’t have a coat hanger in our car, we just had 3 hungry and tired kids that had been skiing all day and needed to eat and go to bed. We called maintenance AGAIN and were told they would be there shortly. My sister and I were by ourselves with our 3 kids at night waiting on maintenance to come. After 45 minutes of waiting, my sister asked a neighbor if they had a screwdriver. We ended up taking the doorknob completely off to get in the door. 30 minutes after we got in, maintenance arrived. We rented the King of Diamonds cabin from 10/07 – 10/12. Total price was $2144. That’s $429 per night for five nights. The cabin is billed as a luxury cabin.

Check in time is 4pm; however, we couldn’t check in at 4pm because 1) the luxury cabin wasn’t ready, and 2) they won’t give you the address to the luxury cabin until 4pm, or when the luxury cabin is ready, whichever occurs later. We had to keep calling because they refused to tell us even when it might be ready. They said it wasn’t ready because it hadn’t been cleaned yet (despite not having been rented for a few days prior to our arrival) nor had anyone dropped off our “starter pack” (whatever that means) or our $700 coupon bundle (which we never got). Finally, over two hours later, it was ready, and then we began our hour-long drive to the cabin, putting us there after 7pm. We even told the lady on the phone that we had an hour-long drive ahead of us, and if she could simply give us the address, we could at least begin our journey. She was unmoved and wasn’t empowered enough to help us.

We called maintenance as soon as we arrived at the luxury cabin because 1) the outside trash bin was full had not been emptied, 2) the living room TV would not connect to the wifi, and 3) there were no remote controls for the upstairs TVs, By the time the maintenance guy arrived, my son had figured out how to connect the TV to the wifi coming from the neighboring cabin. The maintenance guy didn’t know why the TV wouldn’t connect to the wifi in our luxury cabin. He said that the cabins were new and that the wifi in many of them still had “bugs” to be worked out. He took the trash and said that he’d be back with more remotes. And, that was the last we ever saw of him. I hope he’s ok.

This luxury cabin didn’t have closets or dressers in any of the bedrooms, so we lived out of a suitcase on the floor while we were there. The master bathroom didn’t have a wastebasket. So, we tied a Walmart bag to the doorknob to collect trash.

This luxury cabin was stocked with 4 towels (2 in each of the upstairs bathrooms), and that was it – no hand towels, no washcloths, no dishtowels in the kitchen, not even that thick towel in the bathroom that you use to step out of the shower onto, nothing. We went to Walmart to buy those things. Now we have some for next time.

This luxury cabin didn’t have cable or satellite TV. So, we bought a cheap antenna at Walmart and were able to pick up several stations. The TV also had access to Netflix once we were able to connect to the wifi in the neighboring cabin. The hot tub worked intermittently and overheated a few times. So, we let it sit. This was irritating, especially since we paid a $40 hot tub fee.

We had to share our driveway with construction workers who worked on the cabin on the other side of us. So it was very hard to get in and out of the drive way when we needed to. These cabins are merely feet away from each other, so you could hear construction noise the entire day they worked. It wasn’t their fault, they had to work. But it was very annoying.

I never did figure out what the starter pack was. And, we never did get the $700 coupon bundle. I called the night before to ask when check-out time was, and to inquire about the coupons. The guy I spoke to said that the coupon bundles were packaged in a box outside of the office and that we should have come by and grabbed one. No one had mentioned that do us before, especially the lady we spoke to at the beginning who said they were going to be dropping it off.

The cabin was not luxurious by any stretch of the imagination. $2100 is a lot of money to pay for living out of a suitcase for five nights. And, we received such a small fraction of a corresponding value. We were very disappointed. We’ll definitely be back next year, but we will not be using this...

First, I would like to say that I have been taking my family on vacations and rented big cabins or houses for ten years and this is the first time that I have ever had to file a complaint. I paid a great deal of money for what I thought was a nice cabin to accommodate 18.

Upon checking in, the following are things that we noticed and had issues with:

  1. the landscape around the cabin needs trimming and weeding, it was very overgrown
  2. there was a broken pipe hanging under the hot tub
  3. the paint was nasty and pealing off of the doors
  4. the rugs outside were disgusting and smelled awful, we had to immediately roll them up and move them out of the way
  5. the hot tub cover is all messed up and the water smelled nasty, plus it was slimy to the touch
  6. there are nails pulling up on the decking
  7. there was pet hair/dust/dirt all still in the floor on the lowest level
  8. there was glass in the rug on the lowest level, we had a child cut there foot and so we also rolled that rug up
  9. there were socks in the pull-out sofa
  10. you could write you name in the dust on the furniture
  11. there were cob-webs and dust all on the ceiling beams and corners of the rooms
  12. there were mice droppings in the drawers and cabinets, we had to re-wash everything and clean out the cabinets
  13. the furnishings in the kitchen were minimal, we had to go by pans, and a tea pitcher
  14. there were only four coffee cups and minimal plates/bowls in a condo that is advertised to accommodate 18 people
  15. there were not 18 towels or wash clothes in the cabin to accommodate it's 18 guests
  16. the sheets on the beds were the worst that any of us had slept on
  17. the kitchen table was dirty and had not been wiped off
  18. the tubs had hair all in the drains and would not drain correctly
  19. the third level bathtub and sink did not drain well at all, my son-in-law tried pulling the hair out to see if it would help and it didn't
  20. there was a fire-pit but no chairs... if you aren't going to provide them, which most cabins do, then you should at least tell renters that they need to bring some
  21. there was no water hose to rinse off from being in the river

After, cleaning out the cabinet drawers and everything the mice kept coming back and leaving droppings in them. We saw them running around on three separate occasions. I apologize for complaining; however, I have never had to do this before. I have rented from VRBO, Dollywood, and others and I have never had issues. The cabin just wasn't clean and it was not equipped to accommodate 18 people like it was supposed to be. I was really looking forward to spending this time with my children and grandchildren. This was one of the more expensive rentals that I have done over the years and it was the worst.

We stayed at the River Edge Retreat and I do NOT recommend it to anyone. Go with a different company.

They did offer to reimburse us the cleaning fee and they told me that we had to ask for more dishes if we needed them. I'm sorry but I have never had to ask for more anywhere else that I have stayed. When I cabin says that it will accommodate 18 then it should accommodate 18. People pay you to accommodate them on vacation not to have to stay on the phone complaining and asking for items. Everything should have been nice and clean and the cabin should have been equipped...
