I usually don’t put feedback online but this is worth sharing so that people are cautious about few things while dealing with them.
We put in a offer for a house being built by them through their agent through the written sale purchase documents. They countered the house value, completion date and earnest money and sent us the offer and sent us a signed counter offer back. We were asking their agent if we could see that the early completion could be committed and few questions on specs. Since we didn’t hear back we decided to accept the counter offer and sent sale purchase agreement back to them. While we were waiting on response they increased the value by 100K$ And listed the house again on MLS. We were informed that now the price is higher by their agent which we didn’t want to accept so we retracted our offer.
Before we put in a offer we asked them about completion date. We were told that they could adjust the sequence of the completion (probably May completion) of the house based on which house gets offer first in the community. We sent in a written offer and they said the house you want isn’t expected to be completed by September and the schedules can be adjusted.
The spec sheets they provided for the houses are insufficient and even after asking multiple questions they hesitated to give answers. Be careful and ask questions on specs if interested.
This is not the first time I have interacted with new house builder but this experience was the weirdest. There is little ability for you to contact the company and expect to rely on agent for everything. I am glad we chose not to buy...
Read moreMy Buyer just worked with Shelter Homes on a beautiful townhome in Cap Hill in Seattle. The finishes & layouts are head and shoulders above the other new builds in the area. The team was great from pre-contract, through various contract negotiations, & into closing. They have a wonderful Superintendent for the site who is hardworking & gets things done in a timely & professional way. The Home Warranty company for the New Buyer Orientation was phenomenal and felt like he was doing a nice job of helping pointing out blue tape items for the Builder to address. Change Order work was completed on timeline set up in the contract & we closed on time. The Buyer is very happy with all the Change Order work, etc. I've worked with Buyers on a number of new construction builds & while all the Builders have been fairly decent, Shelter Homes has been the best -- responsive, colleagial, & hardworking. Read moreWe were interested in a property listed by Shelter homes and had a million questions about the lot, specs, etc. Paul Glosniak from Shelter homes, was extremely patient with us and called back and/or emailed us with answers within a few mins every single time, even during holidays. Even though we had an agent, we reached out to Paul directly - he was super accommodative. We really loved everything about the home but decided not to make an offer, as the home we liked was out of our budget. Paul was very understanding as to why we did not make an offer, and when we expressed our interest in custom homes, he went above and beyond recommended agents, custom builders, areas to look out for etc. He is genuinely interested in us helping is get our dream home and responds to our questions about real estate even after.
