Saltaire — Local services in Saint Petersburg

Overpriced, poor management, HOA Hell.

I purchased here prior to construction. I sold very quickly. The HOA rates are soaring. The parking garage is way too small. Despite being in a great location, it can be hard to get to during busy events. The actual build quality is what you expect from new builds in 2024, not great, even though this is a "Super Luxury," condo.

You can be sure the developers did well on this deal. The land owners too. But the buyers at today's prices will not. After HOA and other fees, you cannot cashflow any of these condos. Instead you could put the cash into a money market fund and rent here for free.

For example, you can rent one for much less than just the Insurance, tax, and HOA fees.

Combined with all the further inventory coming to market of other "luxury" condos (luxury just means new), it isn't a smart bet to buy here.

During the sales process, the buyer requested many things to be fixed on my unit. Keep in mind, this was a brand new unit. So there shouldn't have been any issues. Then we had to wait for the condo association to send those people out to fix the issues. They never did. So you can't depend on the HOA, and you are a hostage to the HOA.

With this level of management, it won't be surprising at all when a special assessment comes along and wipes out any equity you do have.

I must say, the view of the airplanes landing and the water is great, but this is nothing special about the building itself. In fact, the common areas are not...

I tripped on the garden curb between Saltaire and Hilton properties - Soltaire is highly luminous (brightly lit). It was 6pm and dark between the properties - it’s hard for the eyes to adjust - Soltaire being newly built 2023 - the white garden curb was white like the new sidewalk - but the curb there was unexpected as the curb lines up with the sidewalk in the same white cement colour . I live here and they don't pick up the trash as scheduled, it sits on the property, The management Tidewater is lousy.. I have been emailing for over a week to get my bushes trimmed which is covered by the HOA fees. The kids play in your yard. HOA meetings are ALWAYS canceled!! Safe neighborhood, lousy...
