I've Lived at Form15 for almost 3 years and its been mixed bag. I'll break it down as honestly as possible.
The Good: It started off great, staff has always been nice and respectful and quick to respond. The design of the apartment complex, common areas and amenities are also very well executed. The interior of the apartments and the appliances are also very well done and the maintenance staff is very quick to address all issues I've run into.
The Bad: This would've been a 4 star apartment community (taking one star for the poor sound insulation between floors) until they decided to open it up for "corporate rentals" aka Airbnb rentals. At first this doesn't seem like it would be such a huge negative, but let me elaborate. In the last year or so, the community has turned into Hotel Form15 with constant influx of people staying for a few nights. These people completely take over all common areas rendering them unusable by the residents that pay rent and live there. The pool and BBQ areas are over run and often times you will see what amounts to a kids birthday party at the pool. This may sound anecdotal, but imagine what I just described happening almost every day. When I first moved in, it was a very quiet and peaceful community, Now I get to enjoy the sweet sounds of people partying and kids screaming in the pool until 12/1am on a Tuesday. Also, the wear and tear of all the common areas have been exponentially accelerated with tons of people, (who again don't live there so they don't respect anything) using them all day long. I've witnessed people dragging leaking trash bags into the trash rooms, leaving trash bags in stair wells in the garage. The issue is they do not have the staff to maintain a hotel level of residents checking in and out and its really starting to show.

Read moreI’ve lived here for two years, and was going on three until we decided to move. I honestly could say I would have lived here as long as I could, but we decided we wanted a change.
So, let’s just be honest, you’re living in east village, there’s going to be homeless around. It’s everywhere, you’re in a city, so you should know how it is. But other than that, every apartment has its pros and cons. I would say the biggest cons have been people not cleaning up after their dogs (don’t know who doesn’t do that in 2024, but hey, people are entitled, so there’s that) and that people here mess up the garbage shoots). It has gotten somewhat better, so that’s a plus. Lastly, really don’t expect to get much of a deposit back when leaving after two years. I didn’t mind because I opted for the building to clean my apartment after I left and to clean the carpet. Additionally, after two years they will have to paint again no matter what. And you will be charged the last of the conservice you owe. Again, wasn’t a big deal for me because hiring for someone to clean would have been roughly the same, so it was less stress for me to just have them take it out of my deposit.
When it comes to the people, you have some friendly neighbors, but everyone pretty much keeps to themselves, so that’s nice with no one bothering or being rude.
I’m giving this 5 stars because I really had no issues here. The staff has always been great, but has been even better this past year. They are always available when needed, and very kind and patient with your needs. The maintenance staff is there to help and does their job quick and professional. The two women who are there from sun up to sun down cleaning the place deserve a medal. They are truly amazing and it doesn’t go unnoticed of how hard they work. My story here only started a few months ago, however it has been a great experience. For me the price, location, amenities and sense of community is a perfect fit. For those who don't know, the pool is heated! It's my daughters' favorite thing. The pool is basically our second home. The underground, double gated parking is a huge plus. There are multiple different entertainment/cooking spaces available to the community which regularly have events. Most of the events are for the whole Form 15 community, but you can also reserve these spaces for private events as well. My favorite is the rooftop to head up to grill some burgers and watch the sun set over beautiful San Diego. The area immediately around the building can get a bit... unappealing at times, but the management has done what they can by having on site security to make sure we are all safe. There is a mail room that makes receiving packages while not home simple. The maintenance team has been very communicative and knowledgeable to quickly resolve the couple issues I have had. The management team has been great to work with, very friendly and knowledgeable as well. Overall and excellent experience, I plan on staying for a long time.
