I leave reviews VERY rarely, doesn't matter if positive or negative. But, I feel I need to leave a review for this place, and unfortunately it is not a positive one. My wife and I have been living here for 1 1/2 years and while living in San Diego is great, living at 13th and Market is not. - Constant problems with the elevators, which there are only 2 available. IF they work, they are the slowest ever... You are faster by taking the stairs. And our apartment was on the 4th floor... - The location is "meh". Yes it is close to Downtown, but it is also in an area that is still very much "under development" . So while you will be paying a premium price, get used to views of homeless with needles in the arm.. we had this "great experience" too many times... - Regarding convenience, like others wrote in there review: Yes there is stores around, but honestly you don't want to buy in there. Not only is the Albertsons there dirty, disgusting and having constant problems with homeless - these stores are also more expensive and have worse produce than others, e.g. Sprouts. The real problems and reasons we would never move in here again: - A lot of the people in this building have dogs. The problem: They don't take care what their dogs do and don't bother cleaning up after them. And by that I don't mean outside. No, I mean inside the building. You will have the pleasure to see and smell dog poop or dog pee in the stairways, hallways, lobby and elevators. WORST PART: When mentioning and informing leasing office about the fact, they don't really care. No consequences, so nothing changes... - When moving out, better believe all other reviews. They will OVER CHARGE you upon move-out. Making some extra money... I'll add some pictures to this review. We left the apartment super clean, no damages. But, we are being charged $295 to clean and paint the apartment. $160 out of that is for 3.5 hours of painting and painting material?! You might need 3.5 hours to fully repaint a studio, but not to do touch up work... especially not in a super clean small studio!!! After contacting management, asking about it, I informed them that I'm okay with the carpet cleaning and even regular additional cleaning, but I don't agree with the painting charged, they just forwarded me to billing and billing is terrible! I asked about the charges, received an answer that the charges are correct, and some pictures as proof. I answered that I would like to know who is writing me, since they did not put a signature and they will email you from an "billing@" email address. I also asked how I am responsible for dirt in the hallway (yes they added a picture of dirty hallway as reason for charging me for cleaning my apartment...) and how am I responsible for an A/C vent that THEIR maintenance taped to the ceiling instead of installing correctly? (see pictures) Their answer: "The maintenance staff has confirm the photos are from your apartment and the charges will stand. No revisions will be made to your account." So they just ignore the fact that I wanted to know who I'm in contact with and who is the manager - great customer service! It is not about the amount... For me it is about customer service and how you treat a person, after they always paid on time and left the apartment super clean - you then over-charge and try to scam out some more money.. really?! I hope the extra $$ is worth it... When you are still reading this: Do yourself a favor and move in one of the other buildings in downtown! There are so many, and many new ones, with great deals! We got a deal 3 blocks away, for a brand new 1-bedroom on the 16th floor for the same price we paid at 13th&Market for a studio on the 4th! And on top of that a month FREE!

my experience here was not what i was expecting when i first moved to san diego. my main issue was move out and some of our experiences while staying here. when we first moved in, we paid a $750 deposit and when we moved out, they only gave back about $140. $170 went to replacing carpet because we were told that they “replace the carpet every time someone moves in” but i clearly remember finding hundreds of sticky chia seeds in our carpet when we first moved in. $135 for cleaning but what kind of cleaning costs $135??? we cleaned most of the apartment up before leaving minus a couple of things but that’s truly a ridiculous price tag. on top of that, the carpets on the 4th floor were covered in poop at one point for like 2 weeks and it always reeked of pee. when our washer was ripping up hundreds of dollars worth of clothes, they did everything to avoid getting us a new washer and told us it took 6 weeks before they could order any new appliances until i had to complain about it over and over again. they finally replaced our washer and it only took a week to get delivered to them lol. by then, we had already lost a lot of our favorite clothing items because they kept “fixing” it instead of just replacing it. overall, it was a disappointment not getting what you pay for.

This is; by far the worst customer service i have gotten so far. I made a payment for an application towards my lease, and was also giving a quote that expires on the 5th of April. The leasing department went ahead and rented out that same apartment on the 4th of April. They never called me to tell me what was going on. I had to drive to the apartment to find out someone else is moving in. If the leasing department can’t fix this. Refund my money back. Thanks for wasting my time

If I had to do it all over again, I’d definitely move somewhere else. I moved back to SD from Dallas and after living in a UDR property there for 3-4 years I was familiar with he quality of product and service that they typically provide so I figured the move would be smooth and decided to lease here almost right away. Things were ok but got progressively worse as time went on.

Move in communication was not great. My person either quit or got fired before I moved in and it felt like my move in was a surprise to them. I’m moving from 1/2 way across the country and I’m begging them for action steps over the phone that hardly came to me as I was arriving in town.

My 2nd floor apartment faced G street. At night there were times where I had to walk around a homeless person sleeping on the steps to get in or out of the building or walk around the entire building to avoid people standing around the building. The security guy was nice enough but there are 3 entrances from the street so a lot to cover. It seems that it was always loud on our side of the building ambulance, traffic, loud Cars. Music. People fighting. Then in the mornings after the homeless people cleared out there was always trash everywhere. And then there’s the smell. Won’t miss it.

The staff generally gave you a vibe that they were doing you a HUGE favor whenever you needed them to do anything. Always felt like I had to beg or be super pandering to get them to help with anything that was their job.

In December there was a flood on my floor, some sort of pipe burst and I ended up living in a hotel for a month. Oh yeah make sure you get renters insurance because they weren’t going to cover my not being able to live in my own apartment due to their contractors mistake. They also went out of the way to not admit fault at all.

When I moved in I noted that the floors were worn in the unit. The building was built in 2014(?) and had the original floors. No big deal. Noted it. When I moved out they charged me to replace them. They also charged me to clean the apartment after I hired a professional cleaning company. I paid the cleaning company $160 and then UDR charged me $120 to clean the unit siting some stains in the oven and a drip of something Under a sink. The unit is 550 sq ft. The pics I’ve included are how I left the unit BEFORE the cleaner even touched it.

I have never left an apartment review but I’m just so annoyed with how petty they were. I was nice and patient when I couldn’t live in my home for a month. I put up with a lot at this place but to not give me my deposit back. Too much. Especially because they told me they were in the process of replacing floors. Charging me for floors that have had years of wear and tear after I noted on my check in sheet that they were worn is ridiculous. I happened to know the floors were going to be replaced anyway.

The units were decent. Walls were thin. Weird noises were heard. Ugh.

Also a note about the neighborhood, I would never live East of park or 10th if I could help it. Too much craziness.

in response to the comments from UDR. I totally get that things happen. I know there are things that happened in the building that were out of the control of management. I think, however, that someone considering living here should know about the neighborhood and the area. Sometime soon it will be a great place to live but now, it's transitional. My main complaint is about the attitudes of some of your staff in the office and the fact that I was charged for damage to an apartment i didn't do AND noted on the move-in checklist. that's something that people are consistently complaining about, leading to overall low ratings. If not for those move out charges, this review probably would never...

I lived here for 2 years and had a number of unfortunate run-ins with management. On top of being non-responsive and failing to take ownerships for mishaps on their end, they took every opportunity that presented itself to apply extra charges against my brother and I. During the height of the pandemic, my brother tried to pay his rent online two weeks early, but accidentally selected an expired card. Instead of allowing us to simply electronically resubmit the charges by the deadline, they forced us to make in person trips to the bank to obtain cashier checks for months, despite California's executive stay at home order, in complete disregard for our health. I raised my safety concerns to management but they did not care and continued to require that my brother and I make in person trips to the bank for months during the height of the pandemic. Although one of the onsite managers, Jose Amador, was great and actually helped undue the cruel treatment we had been subjected to for months, the rest of management was sub par at best.

Further, there are only two working elevators for the entire apartment, one of which is a service elevator that is slow as molasses. The entrances also smell like urine given that the building is pet friendly and there is no service that regularly cleans those areas.

If you do decide to move here, please make sure that you read and understand every sentence of your lease agreement. Because if you are even an hour past some kind of deadline, they will try and stack as many late fees/extended penalties against you as possible.

I will never rent here again or refer this establishment to anyone I know and care about. The rental prices far exceed the quality of living...
