Iâm giving 1 star due to the way Modera handled our situation while living there. While there, we had security sent to our apartment multiple times between midnight and 2am because our downstairs neighbors kept reporting us for making noise. Everyone in our unit was asleep by 10pm latest because we all had to be awake between 4am-6am. The downstairs neighbors complained that we were dropping weights, bowling (?), and stomping around all day and night. Every. single. time security stopped by our unit, they found us asleep and groggy from being woken up. A few times, no one was home. So weâd get calls from the leasing office asking what we were doing the night before and weâd have to explain that no one was even in the unit.
These neighbors called security on us no less than 10 times. Not a single time did they find an issue with us. We went to talk to the leasing office MULTIPLE times and every time they told us they had no proof and that the downstairs neighbors also had no proof (even though she states she showed them proof. Leasing office themselves confirmed they had none). Instead, the leasing office called us one day stating that we were going to get cited for a noise issue and when we went downstairs to confront them they back tracked and said they wouldnt actually do that since they have no proof against us.
We also asked to change units so we could solve the issue. They said the downstairs neighbors were given the option to switch units instead. But they didnât take it, they asked for money off their monthly payments instead. Even though downstairs neighbor states we were causing her âmental health issuesâ.
Leasing office was never on our side to help with our issues. However, security was very kind but stated that due to their policies they were required to come knock every time.
We believe that they were hearing noises from the homeless outside (cause you can definitely hear them) and blaming us.
We moved a few months ago, but based on their most up to date review, seems like theyâre complaining about the new neighbors as well.
So from this experience, Iâd say avoid Modera since they wonât stop your neighbors from harassing you and waking you up at whatever time they feel like. ââ Edit (to reply to Moderaâs comment): I totally get that they have to check up on the noise complaints, as they should. But there should have been a point to where it was clear that we werenât doing anything - especially when weâd have security called on us when no one was in the unit. But it was insane to be woken up constantly late at night when we had to be awake super early. We went downstairs to talk to you guys multiple times about it and nothing was ever done with the same response every time. If we even dared to get home around 10pm, weâd have security called on us from the downstairs neighbors for simply walking into our unit.
What gets me was the time that we were threatened with getting a noise violation only to go talk to the assistant manager and then say that there was absolutely no proof we were making any noise and there were statements made by the security guards saying that they found us asleep most times. Also, I went through the entire lease and didnât find a single âquiet hoursâ section on there to begin with. The only noise related thing was regarding construction and noise going on outside of the building. So, what part of the lease were we breaking?
The downstairsâ neighbors claims were ridiculous stating that we were moving furniture around 24/7. We had just moved there from across the country and didnât have any furniture with us at the time aside from a bed, tv, and some small necessary items. Also, their claims about us bowling? I toured a one bedroom unit at Modera, and was knocked out by style and finish that could compare with any San Diego mid-rise at any price. When you factor in amenities and common area design, you have a five star residential tour de force. I cannot recommend a building more highly.
Lauryn showed me an available one story priced at 2,400. I'm paying $2,300 now. The Modera building is ten stories, topped with a pool, Jacuzzi, open area, barbecues and hang out nooks. The first floor comprises lobby, offices, mail and parcel delivery and units. Parking lies below. When you walk in the halls the tight, ornate carpeting gives way to confident design, as if you've stepped into a work of art.
Inside the one bedroom unit: The front door opens to a front to back expansive living area, with kitchen to port. The living room is backed by near wall to wall window opening. It so happens they had just been cleaned. Looking down to the interior courtyard, the window cleaner was busy at it. Using a Tucker Pole some 30' in length, he cleaned the exteriors from the ground. Safe, effective, and respectful of residents'privacy. As a retired professional window cleaner, I appreciate the transformative effect of perfectly clean windows. Awwww, right?
At 600 sq. ft. the living area is ample. The kitchen features stainless steel appliances and dishwasher. It looks for all the world like a studio unit. The bedroom is off a hall, and after that a bathroom. Large enough to easily accommodate my wheelchair, it boasts an extra large bathtub. Oh, perfect.
At the end of the hallway is a top and bottom washer and dryer. How sexy is that?
Modera is directly across the street from tailgate park, and adjacent to San Diego's Mission Brewery. It's a couple city blocks from the downtown library.    Read moreEdit: This building has very thinly constructed walls and floors. Noise travels even when someone steps too heavily because the floors are wood, not concrete. Itâs impossible to escape unless you live on the top floor and no one is above you. This isn't a dealbreaker for all people, but it is something to be aware of as most buildings have concrete walls/floors and noise doesn't travel.
Updating after a year of living here: Since May, my experience here has been unpleasant to say the least. We got new upstairs neighbors (which I normally wouldnât even know) and they are the loudest people Iâve ever had to deal with after living in apartments for the last 8 years of my life. I am more than understanding of noise when itâs infrequent and due to moving or furniture deliveries or even the occasional random events, but to consistently not be able to sleep in my VERY expensive apartment is just ridiculous. Both my partner and I have developed sleep issues and need to wear earplugs and take medicine in order to even attempt to sleep, and more often than not this does not work. The people above us stomp around, drop what sounds like bowling balls or weights and generally act very inconsiderately toward the people living below them. Naturally, we went through all the channels the building asked us to - report it to security, complain to the leasing office, even record videos of the noise - and yet it remains persistent. The maintenance staff is wonderful and the amenities are nice, but this is a deal breaker.
First 6 months: Overall a great experience! Our apartment is super nice and the maintenance staff is the best Iâve ever had. The leasing process wasnât my favorite but we also did it from out of state so that made it more difficult.
