Leasing Office: Very respectful and knowledgeable staff. They understand their job role and communication is top tier.
Location: Good location, loud but close to everything, walking distance to gaslamp, petco, etc. suprisingly not an infiltrated street with homeless people compared to other streets nearby in downtown, SD.
Street Parking: This is a very busy area. If people come visit you or if you have additional cars that need to be parked on the street, be prepared to look for parking for a while or park far away.
Apartments: The studio, 594 sq ft. with a balcony is okay. All appliances, Faucets/fixtures, paint, floor laminate, carpet are very cheap and basic. Donāt expect the downtown luxury vibe. Its very basic and nothing special, but not the worst. Unit floor is squeeqy though, so it makes it uncomfortable to walk comfortably around your unit if that makes sense. Minal sunlight as well if you are facing the north side to where your apartment feels like a dungeon at times, specially with the gray ceilings. It was given to me in a clean state though, and just minimal things that I addressed during the initial walkthrough.
Maintenance: I Do have to shoutout the maintenance team, i do see them trying their best every day to maintain the building very clean and i had 1 service request since i moved here and they fixed my issue in less than a day.
Amenities: Unfortunately, expect minimal to no amenities. No pool, hot tub, gym on 5th floor very small and outdated, no rooftop. All you get is a courtyard on the first floor with synthetic sand and beach like chairs with a few grills. However, its surrounded by all of the apartments in where all their windows face the courtyard so def no privacy what so ever and makes you not want to chill there.
Additional things to consider: The apartment building is secured in a way. the building walls are very thin, at least in the north side because you can hear your neighborās tv/convos when you are walking through the hallway or people walking in the hallway when you are inside your unit. -unfortunately, there is a pest problem in this building. Eventhough, i was provided a pest control service after encountering roaches in my unit, its an inconvenience knowing there may be other potential roaches in the future. The building entrace has this outdated feel to it. You walk out to a swarm of flees/flies in the daytime as there are plants next to the front building doors in where they chill there all day. this is a very loud neighborhood. I have lived in over 3 different apartment buildings in downtown, but never somewhere this loud. My apartment faces G street, so if you are bothered by loud cars bumping music all day and night, heavy traffic noises, strong food smells from the restaurant(s) on the 1st floor that stink up your whole apt, and drunk loud people at night then maybe thatās something to consider before choosing a street side unit.
Overall, there are some pros and some cons. From experience, downtown living can be a hit or miss. Looking back, probably wasnāt the best choice i have made, but canāt complain too much as the price and location arenāt the worst. However, i wanted to write a honest review for any other future tentants to consider before making these apts...
Ā Ā Ā Read moreI wouldnāt say this was the worst move-in experience, but it certainly wasnāt the best. I understand they are in the middle of switching systems, which has caused some inefficiencies and delays. They are doing their best under the circumstances.
The only staff member on-site was clearly stressed but still trying. I really wanted to leave a positive review to support them, but I canāt find enough reasons to justify a higher rating.
The move-in process felt unsupported. Responses to my questions were slow, yet they were quick to call and complain when my Tasker accidentally dropped a beam while assembling a bed. I used that call to follow up on a missing physical item from my move-in list, as finding someone to assist me otherwise was difficult.
I have tried not to bother the office much, as it was evident they were overwhelmed and unable to provide much support to a brand-new resident (I recently moved from the East Coast and this is my first time in California).
On my third morning, I had an experience that left me particularly disappointed due to the lack of empathy shown. While heading to the airport for a business trip, I checked my mailbox for the first time and found a tax document belonging to the previous resident. It appeared to be a W-2, and I immediately thought about how Iād feel if such an important document were misplaced.
I approached the office with this simple questionānot even related to my move-ināabout what to do with the letter. They quickly responded that they donāt handle mail and told me to put it in the outgoing mailbox (which I understand, as I work in the legal field). However, they also made it clear that their office was not yet open, as if to emphasize that I was inconveniencing them. Meanwhile, I was standing there with three bags, about to catch a flight, unable to wait for their office to open. If another resident had passed by, I would have asked them instead.
I apologized for interrupting and still wished them a nice day before following their instructions. As a new resident, these are the kinds of things that would have been helpful to know in advance to navigate things properly.
I am fully aware of their office hours, as they were made very clear to meāmultiple times, in both emails and in personāthroughout the moving process. In fact, looking back, the only information that was consistently communicated was when they were not available.
This situation isnāt just about meāitās about caring for one another as a community.
I left feeling utterly disappointed and was still shaking on my way to the airport. At this point, I donāt see myself living here long-term, but I hope to update this review with a better outcome in the future.
For now, Iāve learned not to rely on the leasing office and to find answers on my own as best as I can.
I share this review with the hope that whoever reads it takes it with a grain of salt. My experience is based on just three days, and I am open to updating it with more examples over time. I firmly believe actions speak louder than words, and I hope things improve...

The amount of courtesy and respect that was offered to me during my stay left a deep impression of what can be expected from excellent service and community living. During my time at 7th and G I was in a pretty stressful job and whenever I would come to 7th and G I knew I could leave all my troubles at work and unwind. The variety of community run programs provided an outlet for me. The wine and paint that was offered last year was amazing having the time to enjoy wine and creativity at the same time. It also let me meet some of my neighbors who lived in the community. Especially those who lived on my floor, exposing me to the people who lived near me. I can not say I became friends with them knowing the faces in my apartment helped make me comfortable with my neighbors.
The amount of knowledge and consideration that the staff at 7th and G had shown me when I was moving in and moving out really left a positive outlook on my stay. When moving in they clearly outlined the items required for me to move in and when I had to cut my lease early due to military orders it provided me with ease in knowing everything would be handled both professionally and efficiently. The expedience of the process was great, with each step clearly outlined to me and what was expected in return.
In all I highly recommend this apartment complex and if the same people who worked here are still managing the apartment then I can say with certainty that you are...
