Full Disclosure - I work in Property Management, so I do have "insider" perspective when it comes to rating a property where I live or have lived..
I lived at the Heights on Capitol for almost 7 years from 2008 - 2015. My two bedroom apartment was situated on the corner of Broadway and John St.
First and foremost, the Management and Maintenance Team will do their best to ensure that all of the things that are in their control will be taken care of.
Common areas like the lobby and foyers, and mail rooms are well maintained. They also maintain a nice size fitness room and gorgeous rooftop deck.
Before moving to the Heights' location, a person should really check their expectations about what it's like to live in a popular urban area. It's incredibly convenient to be a few blocks away from the grocery store, restaurants and takeout, and nightclubs. This means that the city noise may be more than a person is used to.
While the Property team will do their best to make sure things are peaceful IN the building, no one can guarantee that some craziness from the street may make some noise in the middle of the night. Also, people talk a lot about security in this part of town. Any downtown area will be subject to the hazards of city living, like possible criminal activity, and the Heights isn't exempt from this.
There are cameras at the appropriate places in the building, but if you're expecting Fort Knox, I think you need to survey the similar properties in the area and you'll find that it's pretty much that way all around.
All that being said, the Current Management Team at the Heights does their best to maintain the property and they do a...
Read moreI've lived here for over a year. In my opinion, it's a good building with okay management.
Pros: Garbage chute on each floor Good water pressure and temperature Kitchen appliances are modern and good, laundry appliances are decent Great location, close to the Light Rail Station and in the heart of Capitol Hill Shared amenities like roof deck and gym are small but adequate for the amount of use they get
Cons: Elevators are often out-of-service and fixes don't seem to endure Last-minute notice about required unit entry for routine maintenance feels avoidable and unprofessional Requested appliance service visits can be unreliable, requiring repeat servicing to address the same issue that was "fixed" by the last visit The leasing office outsources 1) lease requests and 2) lease renewals to two different offices, which can lead to unexpected delays and costs Recycling and compost feel like an afterthought. No recycling chute; recycling is two dumpsters in the garage. Compost is behind the dumpsters and often blocked off Freddie and the rest of the management are cheerful, but they can get defensive when concerns are brought to their attention, rather than seeking a solution
Overall, I like the building itself, but the quality of management and communication leaves room for...
Read moreI lived at the Heights on Capitol Hill for a short period of time, and here's why: It started as a $1,500/mo 2 month deal, but when I decided to extend it a bit longer due to some unforeseen circumstances, the deal was off and it became prohibitively expensive. At one point, I was paying $2,400/mo for a ~400 sq. ft. apartment. I'll add that I was a perfect tenant the entire time I lived here. I never complained, I was friendly, and I kept it clean. There was no reason to be charging what they were, other than the simple fact that they could, and I fully believe it to be criminal. The dishwasher broke after one use. The interiors in this building are nothing to write home about, either; They're actually fairly shabby. The only thing this place does have is a convenient location, though if you face the south end (toward Dick's), be warned - it's very noisy at night, often until 1 or 2 am. If you're looking for a nice place to live, you can do better. If you're looking for a place with heart and soul that doesn't try to screw you, definitely...
