I have lived at the hemlock since its conception, and while itâs a beautiful building with interesting floor plans, it suffers from obvious quick build inconsistencies. Though in my apartment I canât hear my neighbors, there are lots of people who can. The floors that were installed got scuffed up during the construction so now they always have this slightly dirty tinge. The bathtubs were installed incorrectly and they have had to come back and fix them in some apartments. For some reason only half of the units have an actual AC unit installed, the reasoning being east vs west sunshine, but I feel like that makes literally no difference, our apartment still gets super hot and the self purchased unit barely do enough to reach the whole apartment. For the luxury price tag, which by the way is already going up after one year, I feel like everyone should have a unit and they just didnât wanna shell it out all at once because of the mass of apartments. And donât get me wrong the maintenance people are very kind, but they constantly donât show up to your scheduled appointments or come at random times which can be an inconvenience when you have pets and work from home or have meetings. Also the parking rate is actually insane considering itâs around $300 and that is a rate comparable to Capitol Hill, which is the most sought after neighborhood in Seattle. Greenwood is great but for the area the price for parking is simply way too high. In the 10 ish months Iâve lived here the fire alarm has gone off 4 times and honestly itâs not that long usually to get it fixed , but my gripe with that is theyâve installed these fire alarms that are way too loud and screeching, it causes immense stress to all the animals in the building. In all my previous residences itâs never had to be that loud. Overall itâs not bad at all living here, I just believe that for the price of the apartments lots was overlooked and I honestly donât know why they would raise the rent with all these low reviews but I guess...
   Read moreBeautiful property, lack on quality. We moved in April 2024. Though new, not lived in the unit was dusty, massive dirt marks in toilets and showers/tubs, unfinished hardwood floors, globs of glue residue around window trims that we cleaned ourselves. Walls are not sound proof, you can hear neighbors upstairs and next door. New cohesive appliances that works amazing, fridge has ice maker that's shut off because other units caused water damage. Eco washer/dryer, needs multiple multiple rounds to dry clothes. Common areas are clean and sanitized weekly. Quarterly fire alarm inspections. They do give you notice but it's very loud; goes off every 10 minutes for few hours. $275 for garage parking, street parking is always packed after 5pm or nightmare after dark. Neighborhood becoming sketchy like the rest of Seattle.
Grumpy staff-a few good apples. Their team uses a shared email besides a few others, responses are delayed or not at all. Maintenance is wonderful, although we only know Jacob. They do make effort to maintain the property, organizing tenants packages and bringing them from the lobby to the mailroom.
The team lacked communication with our move out. Billing inquiries need several follow ups-four months after our move to be 'resolved'. We had a prorate difference for paying upfront and was advised a check would be sent for reimbursed payment. Multiple follow ups, no response explaining any deducted fees and finally a response for 'standard' cleaning of $245 charged for 2x2 unit when I can't grapple with what they are actually cleaning. We moved everything, disinfected, wiped surfaces, vacuumed and mopped the space, checked each cabinets before we returned keys, keep it mind it wasn't cleaned when we moved in. I have never been charged for leaving a unit cleaned.

I love the amenities, especially the work areas and the game room! The gym is also super nice, one of the best I have seen in a residential building like this one. The apartment is very comfortable and very modern. Oh, and the coffee machine on the first floor is a super nice touch, and is particularly handy on rainy days :) There is a really cool little dog area where they can run a little bit. I do wish it was a little bit bigger, but it's still very nice to have!
Just to make the review balanced I do want to mention one minor thing that I wish could be improved. Access to amenities can get a bit confusing. I currently have two fobs and two apps, and some times only one or the other works and I am not sure why. Sometimes, if I don't have my phone or the battery is dead, I might not be able to access one of the amenities. It's possible I have to ask for my fobs to be updated or reset as I was away for about a month, but still it would be nice to have one simple app and one fob as a backup. I'm sure this is something I can easily fix by going to the office, but it hasn't really been an issue.
One last thing, I want to draw special attention to the staff at The Hemlock who have been exceptional for which I am super grateful. This includes the staff at the leasing office, but also the people who do maintenance and cleaning of the building. It really is super well kept and everything is immaculate! The staff really ties everything together! And a special shoutout to Rachel from the leasing office who we spoke to from the very start.
