Initially, I loved everything about living at Agave 350, the proximity to the University of Arizona, they are pet friendly, I loved that I could take the streetcar to school from the stop thats directly in front of the apartment complex, the package delivery system was incredibly efficient, the amenities are all very nice. I loved it, I could go on.
I had signed a lease and lived at Agave 350 for a little over one month before I got entirely sick of it and rented another apartment nearby just so I could have peace of mind. I had been incredibly stressed by my neighbor and management and felt uncomfortable and unsafe while living there.
I'm a college student and was seeking somewhere new to live. Based on their rude emails once I had moved in, I suppose management was under the impression that I had no experience with shared living spaces, which is false. I have lived in the dorms at University of Arizona, had multiple roommates before, and am very familiar that there will be a general amount of noise that very obviously comes with shared living spaces, which I am comfortable with. But my neighbor was over the top. He'd scream all day and night without end, it was everyday, and unnerving. It was so loud and constant to the point that my bubbly and friendly pet would cower & spend most of her time under my bed.
Unbeknownst to me, management was well aware of the behavior from my neighbor before I moved in. This was especially cruel because I had informed the management team that I was coming from a loud and chaotic living situation beforehand and was seeking solace, I felt lied to when they revealed they were already aware of my neighbors noise problems AFTER I had signed a lease and had movers bring all my stuff in. I'm FULLY aware that they cannot control the actions and noise levels of the tenants, but it almost seemed like management was enabling him and his loud behavior, providing no real consequences to him for being a nuisance to not only me and my pet, but to other surrounding tenants, and even the resident who lived in the unit before me. Its like management was egging him on and encouraging him to just yell whenever at the expense of everyone's peace, sleep schedules, and eardrums. God bless the poor souls who may live next to him after me.
As a senior in college, I have lived in a few on and off campus living situations surrounding the U of A, and Agave 350 has thee worst problem solving skills out of all of them by FAR. Like by miles. I lived in an apartment previously where the front desk was exclusively run by young students working part time and even THEY were better helpers than whatever Agave has going on. If you consider living here, do NOT make any complaints whatsoever unless you would like to be met with attitude & snarky comments from management. Had I had the opportunity the meet the manager before move-in, I would have NEVER EVER signed a lease here. This place genuinely put a damper on part of my college experience. I didnt sleep peacefully a singular night I was here.
The walls are thinner than 1-ply dollar tree discount toilet tissue. So if you're an eavesdropper and interested in hearing your neighbors conversations, learning their habits, hearing their psychotic breaks, etc. then please, please sign a lease here. And if you love horrid remixes of EDM and club music, also sign a lease ASAP, the bars are basically at your window and won't tell the dj to go home till after 2AM.
The cleanliness of the hallways are also a major problem. Insects and garbage are part of the aesthetic, Agave likes to call it "valet trash". Conveniently, the insects and trash had all vanished both times I toured the place. Either way, this caused the carpets to smell rancid 24/7. And the random stains were absolutely unsightly. I never saw the carpets be cleaned or vacuumed well at all while living here. Dog hair, dust, and bugs intermingling in the halls is certainly NOT my idea of "luxury, resort-style living". Read moreI currently live here and every single day I am dreading it and begging to leave. I absolutely adore Allison and the previous receptionist Zonicka but I hate these apartments in general. I would not recommend to college students because you legally cannot leave the lease unless you can prove the apartment has not been handling cleanliness properly or violated some laws but me and my roommates will be damned if we lose another night of sleep and our sanity in this apartment.
My roommates and I have been complaining about the same few things since we moved here and it has yet to be handled. We have asked to move units and they have denied that request multiple times. 2 of my roommates have already moved out because the living conditions are terrible. We have been begging for changes and of course nothing gets done. Instead the CAM charges keep increasing for absolutely nothing lol. I make sure to document and keep all of our bills, correspondence and complaints because this apartment complex acts so clueless when you need things done.
We lose sleep every night dealing with bugs and drainage issues. We were never given the chance to inspect our actual unit before moving in and the apartment went out of their way to show me an apartment in a different building when I did come to inspect. Claiming our apartment was not ready. When we first moved in the ac would leak on the kitchen floor, there were numerous roach sightings within the first couple of days and the parking is absolutely ridiculous. This is the nastiest place I have ever lived and the owners couldn’t care less about how their tenants live. I have proof of my family asking if we could move units in the event of any major incident and we were told yes, they gave us the run down, let us know we would have to find another person to take the lease, our deposit would go to the new unit and so on but when we asked for that option… let’s just say we’re still sitting in the same nasty apartment.
I’m at the point where I’m legally going to address this because it’s disgusting and I have hated every moment of living here. We haven’t even put furniture in our living room yet because of how bad it is. Every time we report bug sightings, harassment from neighbors, or any other issue they spin the situation around on us as if it’s our fault, but we have spoken to many tenants that agree this building is the nastiest and unkept. You cannot live here comfortably at all and they definitely will not be getting another lease out of us. I’ve had multiple people come inspect this apartment and they all agree my roommates and I are very clean and not the problem.
In one of our bathrooms the water is completely backed up, there’s water just floating in the bathtub, we found a roach in our freezer, dishwasher and drawers within the first 2 months of living here and possibly saw bedbugs to which we were told “you probably brought them with you” and we had to get our own pest control. Never once seen a bed bug in all my years of living. I don’t live like that and I highly suggest other tenants with OCD don’t move here.
We were never told we were being put in the 345 building until we moved in, the lease was wrong when we first got it, anything you can think is wrong with this place it is. I actually kept all videos and documentation of the apartment we did see, the original lease, documentation of how many times I have reported and seen bugs and so on. Then they trap you in this lease, raise prices up on you and can’t even bother to clean these apartments. On my floor there is one unit specifically that was been getting fumigated since August when we moved in. The halls absolutely stink and that’s only because they put all the college students in one building. I also think it’s so dumb to have a valet trash service with carpet in the halls and the trash sits there for hours… that’s definitely where the roaches come from and I’ve been told downtown Tucson has a bug problem. Read moreIf you live in the building above the centro garage the elevator doesnt work for at least a few says every month. The doors that you use if you take the stairs dont actually work for half the floors and theres been weeks where every floor they either dont open or dont lock.
They dont have a lockout plan so if your key fob breaks or runs out of battery anytime after 5 you will be told you just need to call a locksmith and the locksmith cant do anything except try to break the door open because the entrance to the buildings dont have an actual key its just a fob.
They had the key system break somehow and a week later gave everyone a days notice to get their keys fixed via a couple paper notices in the elevator that people already usually dont bother using since it breaks so often. If you saw the notice and work 9-5 just hope you have the time to call during your shift because they disconnect their phone line at 5 so you cant get a hold of anyone at all including emergency maintenance. I got home from work and was locked outside my building for an hour until someone else let me in who had a roommate that was home that day and called. The management said an email was sent out that morning but nobody i’ve talked to who lives here got one.
Speaking of emails, when the owners swapped you couldn’t pay rent because they changed the payment website and somehow messed up the emails so I never got a login and after calling multiple times finally found out that apparently they messed up copying my email over and if I wasnt home when they sent a guy over to tell me that I should have gotten an email then they wouldve tried to kick me out.
On that note because they changed the payment and probably messed up everyone’s emails half of the doors in my building have notices of no payment and eviction because so many students go away for the summer and would have no way to know how to pay.
As far as I can tell they have 2 maintenance workers that are nice guys but not nearly enough and i’m guessing terribly managed because the amount of broken doors and other things in the building. The trash chute has been broken for weeks so the trash room gets filled immediately.
Also get used to the first floor entrance being the worst room you could be in. It has smelled terrible since I moved in and always has a loud annoying beeping from the fire alarm system that has been there for years.
They used to have cleaning people but I haven’t seen them since before the new owners so the halls are trashed with whatever anyone drops, and filled with random stuff like washers and dryers left there from workers who rearranged rooms. The courtyard is a trashed mess all the time now and while it has a notice of no dogs for some reason is the only place where any dog owners can easily walk their dogs if they dont want to take them to the street downtown.
Sometimes the internet will go out for an unknown amount of time with no options to fix it besides wait and hope you doing have a deadline.
