Everyone I met at Ari on Fourth was cordial, attentive, and offered well-rehearsed responses to my questions. I found the several units I visited to be clean, albeit rather Spartan-appearing, adequately, if meagerly, furnished, but not unreasonably priced for this handy downtown location.
However, the existential deal killer for me was two-fold: There is no covered, nor even ANY onsite parking for all the units at this downtown property! How the city of Tucson was persuaded to adopt such a short-sighted abrogation of common sense and necessity is beyond my ken! To a person, the pleasant and well-dressed staff members were routinely playing the 'dumb card' after admitting to this absurd parking situation, but ONLY when pointedly asked. However, one young man admitted to me that the waiting list for parking was lengthy indeed, and that was an honest reply not designed to hook me into a lease with a nebulous hope for a cherished parking spot. The three agents I spoke with provided the Company recitals re parking: We are not 'partners'* (sic) with the bar/restaurant which owns the uncovered parking area in front of the building, and I have no idea what they charge for parking; I really don't know where the nearest off-street parking is located around here; I hear 'they' are trying to find more parking - No, I don't know where 'they' are looking [for said parking], and no, I personally don't know of any parking lots or structures around here [on this side of the railroad tracks].
*Obviously, it is absurd that the fact that two disparate businesses are not 'partners' then precludes one from knowing anything of the other's business! The bar/restaurant readily informed me of their parking rates, and their burger and beer prices are clearly printed on their menus! The youths vapidly repeating their recitals to standard questions should be aware that they too are responsible for their replies and that such disingenuous responses reflect poorly on themselves as well as the owners and management.
That the management would concoct such vacuous responses to these simple questions, and that the young staff would parrot them back as coached, is very annoying and consistent with poor management principles and practices. In seconds I punched up the results of a Google Maps search that indicated all labelled parking lots and structures within this area. Of course, management and those employees with even a modicum of curiosity could, and undoubtedly have, discovered this information for themselves.
It is because of this staggering degree of intellectual dishonesty by management in addressing this very important necessity of parking that I will now reduce my 3-star rating to 1-star in order to focus attention to this issue for potential customers.
The management company appears to be located in Salt Lake City, Utah, and I will be certain to make those officers aware of this...

I lived in Ari on Fourth for the past 12 months, and I can honestly say it’s been one of the best rental experiences I’ve ever had. From move-in to move-out, everything was smooth, professional, and comfortable.
The management team, especially Venus, is responsive, friendly, and genuinely cares about residents. Any maintenance requests I submitted were handled quickly—usually within 24 hours—and the staff always followed up to make sure everything was resolved properly.
The building itself is clean, secure, and well-maintained. Common areas are kept spotless, the lobby always smells fresh, and the landscaping is beautiful year-round. I also appreciated the security features—key fob access, well-lit entrances, and package lockers made me feel safe and at ease.
Inside the unit, everything was modern and functional. Appliances worked great, the layout was efficient, and the natural light made the space feel bright and welcoming. The walls were also surprisingly soundproof, which made for peaceful living even on weekends.
Location-wise, the building is perfectly situated—close to public transportation, grocery stores, restaurants, and parks. I never had trouble getting around, whether on foot, by car, or using transit.
