This was originally a 1 star review but Alanna from Ratehub had reached out to make things right offering a full refund for my appraisal cost as a gesture of good will as well as following up about certain liberties that the team member in the screenshot took on my account.
I would like to add that the agent that I worked did the best that he could given the situation and the review below does not reflect his performance. That Derek Gregorian guy though…1 star.
ORIGINAL REVIEW: At first, I thought I was in good hands. Ratehub presented a solid mortgage rate and I jumped on it. I submitted all my paperwork early, clearly outlined the renewal date, and was upfront about my mortgage details. Everything looked like it was moving in the right direction.
I was told there might be appraisal, legal, and transfer fees; that's fair enough. That’s normal. I've been through this with my family, so I knew what to expect.
Then things started to go sideways.
I agreed to an appraisal for $288.15. That part was scheduled with no issue. But without any heads-up, I later found a $621 charge on my credit card. No phone call. No email. No explanation. Just a random charge almost double the original amount. When I asked the broker about it, I got a shrug and a “these things happen.” No they don’t. Even the invoice clearly says: “YOUR BROKER/LENDER WILL CONTACT YOU IN ANY EVENT THAT THERE ARE PRICE INCREASES.”
I called Solidifi (the company handling the appraisal coordination) and found out the higher charge was approved by Ratehub without any notification or consent on my part.
Eventually, after pushing back, they agreed to offer a cashback to cover the difference. I thought we were back on track until the deal collapsed entirely.
Why? Because the home was appraised at over $2 million, which meant the mortgage couldn’t be insured and TD’s FlexLine offer no longer applied. Ratehub had all my mortgage details up front, but no one caught this or raised a flag until after the appraisal was paid for. That’s not a small miss that’s the core of the deal.
So now I’m one month away from renewal, I’ve paid over $600 for an appraisal I can’t use, and I’ve wasted a month dealing with paperwork, emails, and false promises. And to top it off, they pulled back the cashback they offered once the deal fell apart as if the whole thing...

I am extremely disappointed with the service I received from Ratehub.ca. I’ve been in contact with Mr. Abdul J. since June 5th, 2025, and throughout this time, I provided all my confidential and personal financial information to begin the process of renewing and transferring my mortgage through Ratehub.ca.
After nearly two months of back-and-forth, I was told today—with only a month left before my mortgage renewal—that Mr. Abdul is going on vacation and cannot finalize my application. Instead, I was advised to get an open mortgage with another lender for the time being, and only then he might help me finalize it.
This is unacceptable and incredibly unprofessional. Because of this careless handling, I’m now left scrambling to find another lender on short notice, which means I’ll likely be forced to pay higher interest—something that could have easily been avoided with better planning and communication.
Ratehub.ca has wasted my time, risked my financial security, and offered zero accountability. I trusted them to help with one of the most important financial decisions of my life, and they failed me when it mattered most.
I do not recommend Ratehub.ca to anyone looking for dependable...
Read moreI recently closed a Mortgage with RateHub (previously CanWise). My agent Danny Soeur was nothing short of exceptional. From the minute we completed the initial inquiry for mortgage rates to walking us through the entire process, it was beyond seamless. Typically I dread having to go through these renewals simply because of the paperwork and the constant back and forth required to get the best rate but this process was very straight forward. Danny ensured we were educated on the current market conditions, he got us multiple pre-approvals locking us multiple low rates during a very unprecedented time with the rates changing daily due to the global economic outlook (tariffs etc…). He even provided us with some lawyer referrals as we had to get our house re-titled and they were also efficient and very easy to work with! Honestly, Danny deserves all the credit for answering my many phone calls and emails with priority and ensured if he was going to call me back at a certain time he did so. It was an absolute pleasure working with Danny and RateHub for our mortgage renewal and would highly recommend them to anyone. I’ve already shared his contact information with other close friends and they echo the same sentiment outlined above....
