If you’re considering moving into these apartments DONT. I would consider living on the streets before these apartments if i had known how awful it would have been before i moved in. I mean it used to be a lot better before the new management was put in place, half of the residents i have built connections with over the years i’ve lived here have been evicted all around the same time, majority of them have no complaints against them, pay their rent on time, and are generally respectful good neighbors. The new management is extremely sketchy, they’re kicking residents out left and right without providing a reason and barely any notice. The management is very hostile and everyone i know here hate them. All the years i’ve lived here it has never been this bad, the management genuinely does not care about their residents. If you make one complaint say bye to your lease because you WILL be evicted. The security is awful, there is so many vagrants and crackheads screaming outside of my window. There is creepy men that approach the children who live here, i have witnessed people getting hit by cars, people getting arrested, people being attacked by other residents, people owning illegal firearms, there’s gunshots outside of my window every night, there has been junkies shooting up in vacant apartments, I’ve had neighbors who have been chased down the street by junkies. There’s definitely things i haven’t mentioned as well. The management will not do ANYTHING. They do not care about your safety or your quality of life. There has been several protests outside of the management office to try and get them to listen to the residents, unfortunately it has only gotten worse. I used to love my apartment and the community that was built here, the few good things were the residents, the location, all of the activities surrounding it, and the restaurants. it used to be alot safer and i felt safe walking my dog at night. Not saying it’s like this all the time, but it isn’t uncommon to see a crazy person screaming outside your window. They’re raising the rent to crazy amounts, nothing worth the quality of life here. Cant wait until i have the chance to find a better place to live. Dont live here, it is NOT worth it. I would give it 0 stars if i could. i miss how it was a few years ago, it was an amazing place to live up until now. Although I think its a great location for activities in a walking distance, there is old town, the sawmill market, Explora, Museums, Parks, Hotel chaco and hotel Albuquerque,etc. but if you want access to those places live ANYWHERE ELSE.All of the nice management responses on the reviews are all lies, if you need anymore proof to not live here then look at all the other terrible reviews.
(also the maintenance doesn’t do ANYTHING. I’ve had so many things i needed fixed or replaced in my apartment which i have never had a response on and have never been fixed, all over terrible apartment, terrible maintenance, terrible management, walls...

I've had problems since day one with the management. I was approved for a credit of $500 for referring someone to the apartments. Management changed suddenly and the credit amount did too. It was only $150. In the end, a credit is a credit. I went to pay my rent and used my credit. What they didn't tell me was that there was a process. First, you had to get approve and the person you recommend had to stay in the apartment for 90 days.
I started getting nasty grams at my door saying I owed them rent and that there was a late fee. I called, spoke to them, and they said they would take care of it. I got another notice to evict. I had to take time off of work to get it all situation. I had to pay them the rent I "owed" them, fill out paperwork to submit to get approved, and then wait and wait and wait.
I finally got approved and was able to use my credit then.
Another issue I had was that they messed up my file so when the city inspector came, I had to get them paperwork that they forgot to give me. They also had a huge list (like a move out cleaning list) before the inspector came. When the inspector came, she literally did nothing but turn on appliances. They also kept changing the inspection date.
They also forgot to let us know that they had a program to help out the low income people (such as myself) get into a house on the sawmill land grant. I was never told that until I was moving out.
Once I moved out, I still had to fill out paperwork for them to "close" my file I guess. And, since I had to move out early because of Covid, they didn't tell me I would have to wait until my given move out date to inspect the apartment and have my deposit back.
The final straw is when I got my deposit check back and got literally nothing. They charged me double for drip pans (which they shouldn't even charge for in the first place according to a property manager I talked to) and like 5x the amount for touch up paint when I touched up where I hung pictures myself. I spackled the hole so all they had to do was paint over them. My contractor could have done it for way less. The amount to clean the apartment was also ridiculous when I know someone that cleans a small office building for 70-80 dollars.
PMI is the overall managers of this property and I couldn't even get ahold of them to complain. There is zero leadership, zero training for employees, and complete lack of respect for their tenants. Read moreOverall I really like my apartment and location even though it very over priced and utilities are outrageously high. My first PNM bill was almost the same as someone who owns a 2 story house! (1) When I moved in the dryer was full of gum, maintenance told me not worry about it melting on my clothes because it was dry. Ha! (2)The dishwasher was full of human hair 🤢 , purple hair dye in the tub and toothpaste on the walls, it was obvious the apartment was not cleaned properly. (3) Poor communication. Multiple times, they failed to notify tenants until the day of ,when movie crews start filming impacting your coming and goings as well as loud noises and bright lights. As tenants we deserve at least a couple days notice! (4)The most disappointing part about living here is the management. Unprofessional ,poor customer service, high turn over and no one ever knows what’s going on. They are rarely in the office and don’t answer the phone, making it hard to pay rent as they no longer have a rent drop box or online rent pay services. (5) On the 3rd , I called the office multiple times to see what time they would be in the office to drop off rent (their availability varies on Saturdays ). I received a voicemail that they were having phone problems. I walked over to the office at 2:59 and saw the employees in their cars leaving for the day. The following Monday while dropping off my rent ,I explained the prior days issue of trying to contact the office , I asked for leniency, I was told that they are working with me by not evicting me , that I would be charged the late fee , and then was told “let me get the door for you”. I accepted that answer and left.
