FUTURE TENANTS. READ BEFORE LEASING
As for the unit I live in, mold and water stains are rampant, every day we discover a new stain or black mold on some part of the wall. I have to keep my vent above the stove on at all times or else I get leaks all over the counter, as well as pools of water on the counter. The hood vent light about the stove no longer works due to the moisture and water accumulation. For weeks we had water coming through our walls and filling our entire kitchen with about a 1/4 inch of water. After about a week of complaining, and Amli having to send someone to mop up the water, they tried to remedy the problem. All to no avail, until weeks later they told us the water was coming from the walls. Myself and my partner work from home and they told us for about 3-4 days they would be coming to tear apart our walls and fix the pipe they believed to be the problem. When asked about compensation for putting us out of the apartment we spend a substantial amount of money to live in, they were less than helpful and did not want to accommodate. They offered for us to use an office in the building or for us to transfer to another unit when they had one available. However would not release us from the lease, and they voiced all of the units have similar issues. After “fixing” the pipe and replacing the drywall. I asked if they would be replacing the walls and area under the sink, where the water was actually coming from. Yet I was told they tested the walls and there was “no mold”. However when I purchased a moisture meter, the walls were lit up with 99% moisture. They did not want to tear apart the counters or countertops and actually fix the issue, but rather put a bandaid on the situation. The finish on the bottom of the kitchen island and other various fixtures in the kitchen are peeling off of the particle boards due to the water damage. THIS COMPANY WILL DO NOTHING FOR YOU IN TERMS OF ACCOMMODATING THEIR ISSUES THAT HAVE CAUSED YOU AS A TENAN. Even our "new" washer and dryer was broken and we have to hold the door down on the washer or it won't lock and start by itself as it should, and the dryer collects humidity and keeps the clothes wet unless you take them out immediately or open the door until you have the time to remove and fold clothes (mind you l only leave clothes in there for an hour tops). Our dryer broker last week and had to be replaced as well.
Ray in the office called today to tell us that the third party contractors coming today wouldn’t be arriving to fix the moisture, I had to tell him about his job and remind him that they aren’t scheduled until Sept 10th, and he then stated they wouldn’t be coming on that date either and they would let us know when they would be coming. When I addressed my concerns of working from home and my roommate as well, and how we felt put out again, he tried to get me off the phone and was very dismissive. Ray does not know what is even going on, as he can’t even get a date correct, and he was very dismissive and quite rude when we raised concerns about them coming in here and putting us out for another three days to fix mold and condensation issues. He is extremely rude and like most of the people in this building, have no idea what is going on. The office is close to impossible to get a hold of, the building is not safe and we have received emails about car theft even though our cars are in gated parking garages. The south building is neglected entirely as opposed to the north building, and it's very evident in the way the hallways are dirty and the elevators are always acting up. When you come to tour they will show you the North building only. Residents allow their dogs to deficate in the elevators and can sometimes take days for Amli to clean up the mess. The walls by the elevators are peeling and broken and that's been this way since we moved in a year ago.
I would have never lived here had I seen this but they sell you a dream and then the reality...
Read moreMy lease here was from 7/1/2022 through 7/31/2023. This is my first time ever leaving a review for a building, as we have never had problems anywhere else we have lived (many other apartment complexes in large cities).
Pros - -The apartments are well designed and beautiful. Luxury appliances, great closet space. -Gym is well equipped, and the pool is beautiful.
Cons - -We had the most excruciating experience dealing with noise and bass coming through our walls because of an inconsiderate neighbor (a weekday 3am music blasting type). You can read some of the other reviews here on Google re: this type of issue. We now know we were not the only ones with this experience, but the reviews can be harder to find because of all of the new renters leaving reviews of their leasing process. -If an incident happens re: noise, this management team will not be on your side. As asked to do so by them, we email documented the 10+ times that we were woken up between midnight and 3am on weekdays like Tuesday / Wednesday, had interactions with people from that apartment causing the problems, and we were extremely polite throughout. After all of that documentation to management and our requests to turn down the bass being ignored by this unit, we were not able to leave this building without paying that 2 month break fee, and while they offered to waive our transfer fee to another unit, we at that point needed to pay more (market prices fluctuating) IN ADDITION to extending the lease length. **We were then gaslit and told that we were the problem, not the person who shook our room with their bass. We found this answer to be unacceptable, ended up escalating, and then we were able to move within the building and keep our original lease end date. Our new unit was fine, but this is because we are lucky re: our neighbors this time. I still didn't trust this management team to adequately manage the issues and wanted to vacate as soon as possible. **All of this is especially awkward considering you are the one who is being inconvenienced by the noise, and the noise maker suffers no penalty. Pretty sure they still live there. You're paying for the move, if you can move. -I'm sure everyone in the office is very nice when you're leasing. Their job is to close you and make sure their apartments are utilized. However, they will be VERY hard to get a hold of once you are actually a tenant and have an issue. Emails will be ignored, you will need to ambush them in person, or they will call you so that nothing is in writing. Some staff members have been rude in person and have the attitude that you are the problem. They will blame all of their inaction on "corporate" which is blatantly untrue. -Package room is a cluster. You sometimes will not be able to access it because it's broken, or occasionally they will have hours that you have to go within because they need someone to open the door. -Lastly, your elevators will often have dog pee or often have some kind of spillage in it. People are not particularly diligent about cleaning up after their pets.
I would advise everyone to actually read the reviews of people who have actually lived here. You can ignore all of the reviews only talking about the leasing process and no review history. Some of the reviews are unfair, and these people don't seem to know how renting works. Others are histrionic in terms of their tone, but the themes here are clear: -You are going to be betting that your bedroom does not share a wall with a club-like dorm unit -The leasing office will do everything in their power to close you, but once you live here, they are going to actually be actively unhelpful.
It's unfortunate because we moved around the corner to a 2 BR and would have been happy to stay and upgrade if it hadn't been for this truly horrible experience. Read moreThis review is related to apartment 1027 and North A building. Ill try to give my most objective review after 2 years of living here to help the next people renting know the most about the apartment before they make the decision.
The good:
Maintenance: the maintenance guys are an incredible bunch. Fast, good at what they do, and always have the best attitude. Our dryer caught on fire (dont leave your dryer on and leave the house!). We were home and caught it in time, called maintenance. In 20 minutes we had a new dryer. I have about 5 other times they responded super quickly and effectively. Thank you all.
Decor + Appliances: weve visited 10+ apartment buildings in midtown and surrounding area and Amli has hands down the best in unit decor and new age appliances.
Amenities + Location: gym is top notch. Resort pool. Grills. And a highly walkable location which is also close to the airport. (Pool is closed right now due to a failed inspection)
Note: Shout Out also to Cris Myers from the office for always helping us out. And shout out to the cleaning staff, i think the building is usually very clean.
The not so good:
The 'yoga studio'-facts not opinion: Apartment 1027 is next to a yoga studio. People work out of that studio. There is boxing practice 6 days a week, salsa dance practice, song recital practice, breakdancing, dragqueen show practice, and even stripper practice. All of these come with their own speakers, music, screaming, and your room is going to share a wall with it. If you work from home it will be impossible to take calls, and forget about sleeping there (or having guests over). Things can start as early as 6am monday-sunday, usually begins with boxing practice, medicine balls being thrown to the ground for 30 minutes or one hour of jump rope, which sounds very loud in the room every time the rope hits the ground. When we ask people if they can turn the music down some are cool, others tell us to f off. Asked the office if these classes could stop but the teachers/students live at the amli so its their right to hold those classes. The noise from the studio reaches the second, farther room as well, but you can work from there, just wont be able to sleep late. This noise is the only reason we are leaving because the apartment is great, and the view is incredible, we just had had enough of the noise.
The gym noise: while AMLI installed a new floor last year in the gym, in apartmen 1027 you can hear weights drop about 100 times a day. Not particularly bothersome during the day, but really bad starting at 5am, and for some late night lifters who work out at midnight.
Security: in our 2 years living at Amli there have probably been about 20 cars stolen. Amli has taken steps to minimize this by having security outside. The only other thing around security is that, unlike taller buildings with one way in and one way out, there are 4 or 5 ways to get into Amli, and you dont need a fob to use the elevator. People leave the backdoor open all the time, and anyone could come off the street and go upstairs. Not a deal breaker for us, but it may be for you.
Some Residents: I don't know what is wrong with some people, but they just don't care about others. Letting dogs pee in hallways, throwing joints/cigarettes out their balcony and onto others, playing music in the gym and the pool from huge speakers. This i imagine is not something that only happens here, but wish people were more aware.
Small but annoying detail, the bathroom fan is motion activated and there is no way to turn it off. Will stay on for 30 minutes, can be heard from inside the room.
All in all, if i were you i would live at AMLI, but would stay away from apt...
