Very limited communication with the host. I received no information on how to get into the room. I arrived and called and messaged several times, for hours waiting in a neighbouring cafe until he eventually answered at around 3pm - to which he finally sent the details on how to get in. Already a sour taste at this point. Get into the room and the floor is filthy, one step with bare foot on the floor and the soles of your foot will be visibly dirty. There was ZERO room maintenance. I was told a cleaner will come every 2 days, however during my entire 5 night stay there was ZERO maintenance. Bed sheets weren't changed, bed wasn't made, not swept or mopped, nothing. In the whole 5 days they only gave fresh towels on one occasion. They did not even refill the toilet paper, I had to go and buy my own! The pillows are incredibly uncomfortable. Very firm and very high, gave both me and my partner really bad neck pain and barely slept the whole trip. I asked for new pillows and nothing came of it. Also, I paid extra for the room with a view and balcony - until i turned up and see that there is no access to the balcony, and scaffolding has been erected there, with a sheetm covering any view or access to the balcony. I received a message that this would happen from the 15th December, so I knew it wouldn't affect me as I was going in November. To my shock, I arrive and there is no view or balcony! All in all, a terrible place to stay. I would avoid at all costs.

They should label their rooms as a boutique hotel, I had high hopes for my stay at this hotel, but unfortunately, it fell far short of expectations. The cleanliness, especially in the bathroom, was a major letdown. The toilet was stained and looked like it hadn’t been properly cleaned in a long time, and there was visible mold around the edges of the bathtub. The bath towels provided were old, torn, and didn’t feel fresh or hygienic. Overall, the lack of attention to cleanliness and maintenance made my stay uncomfortable. I really wanted to enjoy my time here, but these issues were hard to overlook. I don’t think I can recommend this place to anyone looking for a comfortable and clean stay. We can’t say anything about the staff as we didn’t see any

The only benefit of this space was the location which we found very central for getting everywhere in Rome on foot or via metro. Our room needed a serious paint job, scaffolding on the front of the building ruined the experience (though this is not the owners fault). No duvet in the bed, broken safe, and communication with the host was poor. For what we paid I was disappointed, it was not luxury. I wish I had researched better. If I'd seen all the negative reviews (on various platforms) I would have steered clear. You'll find nicer for cheaper.

The only benefit of this space was the location which we found very central for getting everywhere in Rome on foot or via metro. Our room needed a serious paint job, scaffolding on the front of the building ruined the experience (though this is not the owners fault). No duvet in the bed, broken safe, and communication with the host was poor. For what we paid I was disappointed, it was not luxury. I wish I had researched better. If I'd seen all the negative reviews (on various platforms) I would have steered clear. You'll find nicer for cheaper.

WHERE DO I START !!!!!! If I had my way I would put zero stars and that is too much !!!!

Host very poor and a complete liar !!! Booked through booking .com and my nightmare started at the airport We had arranged a transfer to the hotel and never showed up Good job as he was charging 50 euros but the taxi was 31 euro When we arrived we could not find the hotel and realised it was not a hotel but flats and he had the top floor These Rooms as about as luxury as dog mess in your lounge !!! Room was filthy no cleaners to be seen ran out of toilet roll and second day No clean towels and worse of all no quilt on the duvet so god knows who has slept in that before

We had to leave as it was that bad and had to find other accommodation We put in a complaint to booking them he had the ordasity to put us down as a NO SHOW and charged us a extra 500 euros There is no reception np one to greet you and did not take pics of our passports which all hotels must do for the city taxes and by the way we paid I wonder if he has !!!! So don’t even consider this place unless you like...
